Le cabinet estime que cette augmentation se situera entre 5 % et 10 %, se rapprochant davantage de ce dernier pourcentage, et pouvant atteindre les 12,500 milliards d&#8217;euros de transactions. Une \u00e9volution positive qui, cependant, sera conditionn\u00e9e par des facteurs macro\u00e9conomiques tels que l&#8217;inflation et les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/26\/comment-les-taux-dinteret-affectent-ils-vos-investissements\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0324&amp;utm_term=taux+dinteret&amp;utm_content=fr_inversion_hotelera_canarias\">taux d&#8217;int\u00e9r\u00eat<\/a> ; ainsi que par le contexte socio-politique, avec le conflit en Ukraine en ligne de mire.<\/p>\n\n\n\n<p>Le secteur maintient la tendance entam\u00e9e au cours des derniers mois de 2023, confirmant que <strong>la correction du march\u00e9 a atteint son sommet<\/strong>. Dans cette lign\u00e9e, un rapport du cabinet Colliers met en lumi\u00e8re les bons signes de la p\u00e9riode. Dans l&#8217;ensemble de l&#8217;ann\u00e9e, les investissements ont chut\u00e9 de 40 % par rapport \u00e0 2022, atteignant 11,000 milliards d&#8217;euros. Cependant, le dernier trimestre a ajout\u00e9 3,900 milliards d&#8217;euros, soit 104 % de plus que la m\u00eame p\u00e9riode pr\u00e9c\u00e9dente et 31 % de plus en termes annuels. Parmi les diff\u00e9rents segments d&#8217;investissement, les <strong>actifs h\u00f4teliers<\/strong> se sont positionn\u00e9s parmi les<strong> plus demand\u00e9s<\/strong> et ont repr\u00e9sent\u00e9, selon <a href=\"https:\/\/www.colliers.com\/es-es\/news\/la-inversion-hotelera-en-espanha-en-2023\" target=\"_blank\" rel=\"noreferrer noopener\">Colliers<\/a>, 38 % de l&#8217;investissement total, soit 4,248 milliards d&#8217;euros. Ainsi, l&#8217;ann\u00e9e derni\u00e8re a d\u00e9pass\u00e9 toutes les pr\u00e9visions, ne restant qu&#8217;en de\u00e7\u00e0 des records de 2018.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Les op\u00e9rations de portefeuille, moteur de l&#8217;investissement <\/h2>\n\n\n\n<p><strong>Les op\u00e9rations de portefeuille ont \u00e9t\u00e9 les plus importantes<\/strong>, avec une augmentation de 94 % par rapport \u00e0 2022, repr\u00e9sentant 65 % du volume. Au total, elles ont concern\u00e9 110 actifs h\u00f4teliers et 14,320 chambres, avec un investissement de 2,615 milliards d&#8217;euros. <\/p>\n\n\n\n<p>Parmi les actifs de vacances, <strong>les \u00eeles attirent une grande partie de l&#8217;investissement<\/strong>. Avec 1,175 milliards d&#8217;euros, les Canaries ont conclu 39 op\u00e9rations. Le m\u00eame nombre que les Bal\u00e9ares, bien que dans leur cas, le montant \u00e9tait de 796 millions d&#8217;euros. Dans les deux cas, l&#8217;op\u00e9ration majeure a \u00e9t\u00e9 protagonis\u00e9e par <strong>GIC et HI Partners<\/strong>, comprenant 27 actifs aux Canaries et 19 aux Bal\u00e9ares. <\/p>\n\n\n\n<p>Dans le <strong>segment urbain<\/strong>, Madrid se positionne en t\u00eate et concentre 14 % du volume. Tandis que Barcelone se distingue en doublant l&#8217;investissement par rapport \u00e0 2022, atteignant 582 millions d&#8217;euros. M\u00e1laga suit de pr\u00e8s, attirant des investissements d&#8217;une valeur de 560 millions d&#8217;euros. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Nouveaux mod\u00e8les d&#8217;h\u00e9bergement sous les projecteurs <\/h2>\n\n\n\n<p>Cependant, les h\u00f4tels n&#8217;ont pas \u00e9t\u00e9 la seule voie d&#8217;investissement dans le secteur immobilier touristique. Un nouveau <a href=\"https:\/\/www.tourinews.es\/resumen-de-prensa\/notas-de-prensa-empresas-turismo\/branded-residences-serviced-apartments-inversion-espana_4479597_102.html\" target=\"_blank\" rel=\"noreferrer noopener\">mod\u00e8le d&#8217;h\u00e9bergement<\/a> commence \u00e0 \u00e9merger parmi les int\u00e9r\u00eats des investisseurs. Ce sont les <strong><a href=\"https:\/\/desarrollohotelero.com\/inversores\/serviced-apartments-o-como-la-media-estancia-se-reinventa\/\" target=\"_blank\" rel=\"noreferrer noopener\">appartements de service<\/a><\/strong> et les<strong> <a href=\"https:\/\/www.colliers.com\/es-es\/news\/branded-residences-o-residencias-de-marca\" target=\"_blank\" rel=\"noreferrer noopener\">r\u00e9sidences de marque<\/a><\/strong>. Le premier concept fait r\u00e9f\u00e9rence aux logements offrant des services associ\u00e9s typiquement aux \u00e9tablissements h\u00f4teliers. Le second identifie des unit\u00e9s int\u00e9gr\u00e9es dans des complexes r\u00e9sidentiels ou h\u00f4teliers, con\u00e7ues et g\u00e9r\u00e9es par de grands op\u00e9rateurs h\u00f4teliers, g\u00e9n\u00e9ralement dans le secteur du luxe.<\/p>\n\n\n\n<p>Colliers, dans son rapport Branded Residences 2023, <strong>expose l&#8217;essor de ce mod\u00e8le<\/strong> et son potentiel de croissance au cours des quatre prochaines ann\u00e9es, pr\u00e9voyant de d\u00e9passer les 1,200 unit\u00e9s. Et bien que pour l&#8217;instant, les \u00celes Canaries, Madrid et Barcelone concentrent une bonne partie de l&#8217;offre avec 278 unit\u00e9s op\u00e9rationnelles, la Costa del Sol se profile comme la destination privil\u00e9gi\u00e9e pour les futurs projets. <\/p>\n\n\n\n<p>Parmi les <strong>grands investisseurs<\/strong>, on trouve des cha\u00eenes de premier plan telles que Four Seasons, Mandarin Oriental, Marriott ou Accor. Mais le cabinet signale \u00e9galement un int\u00e9r\u00eat croissant de grandes marques du monde de l&#8217;automobile ou de la mode telles que Fendi, Missoni, Dolce &amp; Gabbana, Karl Lagerfeld ou Lamborghini. Les investisseurs priv\u00e9s, quant \u00e0 eux, se concentrent sur le format des appartements de service.
