En octobre, nous avons lanc\u00e9 un projet de financement pour le d\u00e9veloppement d&#8217;une promotion r\u00e9sidentielle de construction neuve dans le centre-ville de <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000067?utm_source=blog+fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_0324&amp;utm_term=proyecto+San+Sebasti%C3%A1n+de+los+Reyes&amp;utm_content=caso_exito_san_sebastian_de_los_reyes\" target=\"_blank\" rel=\"noreferrer noopener\">San Sebasti\u00e1n de los Reyes<\/a> (Madrid). Promociones Barrio 2005 \u00e9tait le promoteur du projet, une soci\u00e9t\u00e9 sp\u00e9cialis\u00e9e dans les promotions de petite et moyenne taille avec une offre de produits exclusifs dans la Communaut\u00e9 de Madrid. Et dans ce cas, il s&#8217;agissait de la construction de <strong>dix logements, huit places de parking et dix caves dans un emplacement r\u00e9sidentiel consolid\u00e9 au nord de la capitale<\/strong>. Un site strat\u00e9gique, o\u00f9 la demande d&#8217;appartements \u00e0 des prix abordables pour les jeunes est tr\u00e8s \u00e9lev\u00e9e, ainsi que les investisseurs particuliers \u00e0 la recherche de logements \u00e0 acheter et \u00e0 louer. L&#8217;op\u00e9ration a \u00e9t\u00e9 structur\u00e9e \u00e0 travers une soci\u00e9t\u00e9 constitu\u00e9e exclusivement pour le projet. Une augmentation de capital a ainsi \u00e9t\u00e9 r\u00e9alis\u00e9e o\u00f9 le promoteur a apport\u00e9 le terrain et une partie du capital, devenant ainsi l&#8217;actionnaire majoritaire du v\u00e9hicule d&#8217;investissement, avec 58%. De cette mani\u00e8re, en investissant son propre capital, les int\u00e9r\u00eats de tous les intervenants dans l&#8217;investissement sont align\u00e9s. En revanche, 41 investisseurs d&#8217;Urbanitae ont apport\u00e9 le reste du capital n\u00e9cessaire \u00e0 la r\u00e9alisation du projet &#8211; 900 000 euros &#8211; repr\u00e9sentant 42 % de l&#8217;investissement. Le projet pr\u00e9voyait \u00e9galement un cr\u00e9dit promoteur pour le financement de la construction, une fois que le permis de construire et un pourcentage des ventes auraient \u00e9t\u00e9 obtenus.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Changement de strat\u00e9gie pour garantir l&#8217;op\u00e9ration <\/h2>\n\n\n\n<p>Le d\u00e9veloppement de cette promotion a \u00e9t\u00e9 con\u00e7u dans une p\u00e9riode de grand impact pour le march\u00e9 immobilier r\u00e9sidentiel, \u00e0 savoir la pand\u00e9mie de COVID-19, qui est survenue \u00e0 un moment o\u00f9 le cycle de ce march\u00e9 se trouvait dans une phase de maturit\u00e9. Par cons\u00e9quent, le succ\u00e8s final du projet rev\u00eat une importance encore plus grande. Dans ce sens, le promoteur a \u00e9t\u00e9 contraint de modifier sa strat\u00e9gie en raison de la conjoncture et a d\u00e9cid\u00e9 de &#8220;patrimonialiser&#8221; l&#8217;actif : il a choisi d&#8217;acheter les participations de tous les investisseurs d&#8217;Urbanitae avec une valorisation de 10% et de liquider l&#8217;investissement. Les travaux de la promotion avaient d\u00e9j\u00e0 commenc\u00e9 lorsque la pand\u00e9mie a \u00e9clat\u00e9, de sorte que le promoteur n&#8217;avait pas la possibilit\u00e9 d&#8217;obtenir des pr\u00e9ventes, ce qui \u00e9tait l&#8217;une des conditions pour obtenir un financement. \u00c0 ce moment-l\u00e0, la solution \u00e9tait viable car il y avait un nombre limit\u00e9 d&#8217;investisseurs, et il s&#8217;agissait d&#8217;une situation exceptionnelle. Ainsi, la promotion a pu aller de l&#8217;avant et garantir l&#8217;argent de nos investisseurs. Le rendement initial estim\u00e9 \u00e9tait de 27 % sur une p\u00e9riode de 22 mois avec un TIR de 15 %. Finalement, bien que le rendement total pour les investisseurs se soit concr\u00e9tis\u00e9 \u00e0 10 % pour les raisons expos\u00e9es pr\u00e9c\u00e9demment, le d\u00e9lai d&#8217;ex\u00e9cution a \u00e9t\u00e9 avanc\u00e9 de 10,5 mois, avec un TIR de 10 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2e projet avec Promociones Barrio 2005 <\/h2>\n\n\n\n<p>Promociones Barrio 2005 a de nouveau fait confiance au financement participatif et \u00e0 Urbanitae avec le lancement d&#8217;un nouveau projet. Une op\u00e9ration qui a marqu\u00e9 un tournant dans l&#8217;histoire de la plateforme en d\u00e9passant, pour la premi\u00e8re fois, le seuil des 100 investisseurs dans un projet. Il s&#8217;agit cette fois-ci d&#8217;une promotion r\u00e9sidentielle de 30 logements neufs, situ\u00e9e sur le Paseo de Extremadura (Madrid).<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Cas
