Depuis juin 2019, nous avons financ\u00e9 environ 130 projets, dont plus de 60% sont des projets de plus-value. Si l&#8217;on consid\u00e8re le volume, nos projets de plus-value (~150 millions d&#8217;euros) repr\u00e9sentent pr\u00e8s du double de ceux li\u00e9s \u00e0 la dette. Sinon, dans cet article, nous vous expliquons tout ce que vous devez savoir sur les projets de plus-value chez Urbanitae.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Actions et plus-value<\/h2>\n\n\n\n<p>Pour commencer, vous verrez que nous parlons souvent de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/09\/06\/quels-types-de-projets-dequity-existent-chez-urbanitae\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projets_d_equite&amp;utm_content=fr_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">projets d&#8217;\u00e9quit\u00e9<\/a> et de projets de plus-value de mani\u00e8re interchangeable. En r\u00e9alit\u00e9, <em>l&#8217;\u00e9quit\u00e9<\/em> fait r\u00e9f\u00e9rence \u00e0 la structure du projet, tandis que <em>la plus-value<\/em> concerne la strat\u00e9gie. Dans un projet d&#8217;\u00e9quit\u00e9, <strong>les investisseurs entrent dans le capital de la soci\u00e9t\u00e9 <\/strong>: cela se produit dans les projets de plus-value, mais aussi dans ceux de revenus.<\/p>\n\n\n\n<p>La principale diff\u00e9rence r\u00e9side dans l&#8217;objectif de l&#8217;investissement. La strat\u00e9gie de plus-value repose sur le cycle &#8220;acheter, r\u00e9nover et vendre&#8221; ou &#8220;acheter, construire et vendre&#8221;. Nous entrons en tant que partenaires financiers du promoteur et <strong>investissons donc dans la promotion immobili\u00e8re, avec le niveau de risque et de rentabilit\u00e9 associ\u00e9 \u00e0 cette activit\u00e9<\/strong>. Dans cette approche, nous capitalisons la plus-value g\u00e9n\u00e9r\u00e9e par l&#8217;am\u00e9lioration du bien immobilier ou la construction des logements et la demande du march\u00e9.<\/p>\n\n\n\n<p>Dans les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/07\/02\/comment-fonctionnent-les-projets-de-revenus-chez-urbanitae\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projets_de_revenus&amp;utm_content=fr_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">projets de revenus<\/a>, cette approche est \u00e9galement pr\u00e9sente, mais \u00e0 la fin de la vie du projet. Des actifs lou\u00e9s \u00e0 des locataires solvables et \u00e0 long terme sont acquis afin de g\u00e9n\u00e9rer des revenus r\u00e9currents provenant de ces locations. Au bout de trois, quatre ou cinq ans, \u00e0 la fin de la dur\u00e9e du projet, l&#8217;actif est vendu dans le but de r\u00e9aliser des plus-values.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Comment fonctionnent les projets de plus-value ?<\/h2>\n\n\n\n<p>Un projet de plus-value <em>typique<\/em> chez Urbanitae aurait ces caract\u00e9ristiques. Comme dans 80% de nos projets, il s&#8217;agirait d&#8217;une promotion de logements neufs. Les investisseurs entrent pour capitaliser la <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/02\/19\/9-que-sont-les-spv\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=spv&amp;utm_content=fr_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">SPV<\/a> (soci\u00e9t\u00e9 de projet) cr\u00e9\u00e9e sp\u00e9cifiquement pour le projet et acheter le terrain ou supporter les co\u00fbts de d\u00e9marrage du projet.<\/p>\n\n\n\n<p>\u00c0 cette premi\u00e8re phase s&#8217;ajoutent les phases d&#8217;obtention du permis &#8211; s&#8217;il n&#8217;est pas d\u00e9j\u00e0 obtenu &#8211; et de commercialisation, dans le but d&#8217;atteindre le niveau de pr\u00e9ventes requis par <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/02\/19\/les-institutions-financieres-voient-en-urbanitae-un-allie-pour-leurs-promoteurs\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=banque&amp;utm_content=fr_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">la banque pour entrer dans l&#8217;op\u00e9ration<\/a>. Une fois ces \u00e9tapes franchies, le pr\u00eat promoteur bancaire entre en jeu pour financer la construction. Lorsque celle-ci est termin\u00e9e, les logements sont livr\u00e9s jusqu&#8217;\u00e0 atteindre 100% de r\u00e9alisation. \u00c0 ce stade, la soci\u00e9t\u00e9 cr\u00e9\u00e9e est liquid\u00e9e et les b\u00e9n\u00e9fices g\u00e9n\u00e9r\u00e9s sont r\u00e9partis entre les investisseurs, en fonction de leur contribution. Les dividendes que l&#8217;investisseur per\u00e7oit sont nets de frais, mais ils sont soumis \u00e0 l&#8217;<a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/04\/23\/16-comment-les-investissements-dans-urbanitae-sont-ils-taxes\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=impot&amp;utm_content=fr_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">imp\u00f4t<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pourquoi r\u00e9alisons-nous des projets de plus-value ?<\/h2>\n\n\n\n<p>Chez Urbanitae, nous avons la flexibilit\u00e9 de structurer les projets en tant que dette ou en tant qu&#8217;\u00e9quit\u00e9, ce qui nous conf\u00e8re un avantage comparatif par rapport \u00e0 d&#8217;autres fournisseurs de financement alternatif &#8211; et \u00e0 d&#8217;autres plateformes de financement participatif immobilier.<\/p>\n\n\n\n<p>Nous choisissons g\u00e9n\u00e9ralement la strat\u00e9gie de plus-value lorsque le contexte \u00e9conomique fait que le risque que nous assumons avec le financement est similaire \u00e0 celui du promoteur. Lorsque cela se produit, <strong>nous demandons \u00e0 \u00eatre sur un pied d&#8217;\u00e9galit\u00e9 en ce qui concerne \u00e9galement la rentabilit\u00e9<\/strong>.
