La pr\u00e9sentation aura lieu le <strong>jeudi 22 f\u00e9vrier \u00e0 16 h<\/strong> (UTC+1). Voici tout ce que vous devez savoir.<\/p>\n\n<p>Le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000264?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projet+villa+generalife&amp;utm_content=projet_villa_generalife\" target=\"_blank\" rel=\"noreferrer noopener\">projet Villa Generalife<\/a> est situ\u00e9 dans le quartier de Nueva Andaluc\u00eda, \u00e0 Marbella. Plus pr\u00e9cis\u00e9ment, dans la r\u00e9sidence de luxe Las Brisas Golf, un lieu exclusif \u00e0 proximit\u00e9 du Real Club de Golf Las Brisas.<\/p>\n\n<p>Ce que nous ferons chez Urbanitae, c&rsquo;est financer <strong>l&rsquo;acquisition, la r\u00e9novation et la vente d&rsquo;une villa de luxe<\/strong> \u00e0 cet emplacement. Apr\u00e8s la r\u00e9novation, la propri\u00e9t\u00e9 disposera de six chambres et huit salles de bains. Sur le toit, un espace sera am\u00e9nag\u00e9 pour accueillir un cin\u00e9ma en plein air, un bar, un minigolf, un jacuzzi, une chemin\u00e9e et un espace pour la pratique du yoga. Dans le sous-sol de la villa, entre autres commodit\u00e9s, il y aura un spa int\u00e9rieur avec piscine et sauna, une cave, un cin\u00e9ma et une salle de sport. \u00c0 l&rsquo;ext\u00e9rieur, il y aura une autre piscine, une cuisine avec four \u00e0 pizza et un barbecue, un jacuzzi\u2026<\/p>\n\n<p>Le promoteur est SB Property Group, qui est d\u00e9j\u00e0 pr\u00e9sent sur la plateforme. En d\u00e9cembre dernier, SB Property Group a financ\u00e9 deux projets similaires, <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000249?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projet+villa+julia&amp;utm_content=projet_villa_generalife\" target=\"_blank\" rel=\"noreferrer noopener\">Villa Julia<\/a> et <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000248?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projet+villa+olivia&amp;utm_content=projet_villa_generalife\" target=\"_blank\" rel=\"noreferrer noopener\">Villa Olivia<\/a>, situ\u00e9s \u00e0 Estepona et Marbella respectivement. Les deux projets ont \u00e9t\u00e9 financ\u00e9s en quelques minutes, avec la participation de plus de 1 000 investisseurs chacun.<\/p>\n\n<h2 class=\"wp-block-heading\">Taux d&rsquo;int\u00e9r\u00eat annuel de 10,5% en 12 mois<\/h2>\n\n<p>Le projet Villa Generalife est un projet de dette. Le pr\u00eat des investisseurs d&rsquo;Urbanitae financera une partie de l&rsquo;achat de la villa, 100% des co\u00fbts de r\u00e9novation et les co\u00fbts associ\u00e9s au projet tels que les architectes, les assurances, la conception, etc. Le promoteur apportera avec ses fonds propres le capital restant pour couvrir le prix d&rsquo;achat de l&rsquo;actif.<\/p>\n\n<p>En d\u00e9tail, les investisseurs d&rsquo;Urbanitae participeront au projet en accordant un pr\u00eat divis\u00e9 en trois tranches. La tranche A, objet du projet, <strong>a un montant de 2 440 000 euros et un taux d&rsquo;int\u00e9r\u00eat annuel fixe de 10,5%. La dur\u00e9e du pr\u00eat est de 12 mois, avec la possibilit\u00e9 de le prolonger jusqu&rsquo;\u00e0 six mois suppl\u00e9mentaires<\/strong> \u00e0 condition que le taux d&rsquo;avancement des travaux soit d&rsquo;au moins 90%. Le montant total du pr\u00eat s&rsquo;\u00e9l\u00e8ve \u00e0 4 080 000 euros.<\/p>\n\n<p>Le promoteur peut rembourser le pr\u00eat de mani\u00e8re anticip\u00e9e \u00e0 tout moment. Cependant, les investisseurs ont une rentabilit\u00e9 minimale garantie \u00e9quivalente \u00e0 12 mois d&rsquo;int\u00e9r\u00eats dans la tranche A. La sortie des investisseurs d&rsquo;Urbanitae se fera par la vente de la villa.<\/p>\n\n<p>Un avantage du projet est que, \u00e9tant donn\u00e9 qu&rsquo;il s&rsquo;agit d&rsquo;une r\u00e9novation, <strong>il n&rsquo;est pas n\u00e9cessaire d&rsquo;obtenir un permis de construire<\/strong>, une d\u00e9claration responsable suffit. Autrement dit, d\u00e8s que le financement est obtenu, les travaux peuvent commencer, ce qui acc\u00e9l\u00e8re les d\u00e9lais.<\/p>\n\n<p>En ce qui concerne les garanties du pr\u00eat, le contrat pr\u00e9voit une <strong>hypoth\u00e8que de premier rang sur l&rsquo;actif<\/strong>, ainsi que la cession en gage des actions et des comptes de la SPV propri\u00e9taire de l&rsquo;actif.
