Dans ce cas, nous nous rendons \u00e0 Cadix pour vous pr\u00e9senter une nouvelle opportunit\u00e9 d&#8217;investir dans des logements neufs avec licence accord\u00e9e. Ce sera le mercredi 21 f\u00e9vrier \u00e0 16 heures (UTC+1). Nous vous disons tout ce que vous devez savoir.<\/p>\n\n<p>Le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000263?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projet+cervantes&amp;utm_content=projet_cervantes\" target=\"_blank\" rel=\"noreferrer noopener\">projet Cervantes<\/a> consiste \u00e0 acheter deux b\u00e2timents adjacents dans le centre de Cadix en vue de leur r\u00e9habilitation et du d\u00e9veloppement d&#8217;une promotion de logements neufs. Le projet implique <strong>la construction de 27 logements plurifamiliaux<\/strong> d&#8217;une \u00e0 trois chambres, avec une superficie construite moyenne de plus de 90 m\u00e8tres carr\u00e9s.<\/p>\n\n<p>L&#8217;actif se trouve dans le centre historique de Cadix, \u00e0 moins de dix minutes de la Plaza de San Antonio, de la cath\u00e9drale et de la plage de La Caleta.<\/p>\n\n<h2 class=\"wp-block-heading\">L&#8217;un de nos promoteurs les plus rentables<\/h2>\n\n<p>Le promoteur de cette opportunit\u00e9 d&#8217;investissement est Fenext, un habitu\u00e9 de notre plateforme. Fenext est, depuis mars 2023, <a href=\"https:\/\/fenext.es\/carpio-capital-cambia-de-nombre\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">la nouvelle d\u00e9nomination de Carpio Capital<\/a>, responsable des projets Pinares I et II, \u00e9galement \u00e0 Cadix. Les deux projets ont connu quelques retards, l&#8217;un d&#8217;eux en plein milieu de la pand\u00e9mie, mais ils ont \u00e9t\u00e9 largement compens\u00e9s par le plan d&#8217;affaires. Pinares I s&#8217;est termin\u00e9 avec un rendement final de plus de 47 % et un TRI de 21 %. <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000089?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projet+pinares+ii&amp;utm_content=projet_cervantes\" target=\"_blank\" rel=\"noreferrer noopener\">Pinares II<\/a> a obtenu un <strong>rendement total de 58 %, avec un TRI de 23 %<\/strong>.<\/p>\n\n<p>Le projet a \u00e9galement d&#8217;autres points forts. Peut-\u00eatre le plus \u00e9vident est qu&#8217;il <strong>dispose d\u00e9j\u00e0 d&#8217;un permis de construire en vigueur<\/strong> (pour les deux b\u00e2timents constituant l&#8217;actif), ce qui limite le risque li\u00e9 au calendrier.<\/p>\n\n<p>Le promoteur a besoin d&#8217;un financement bancaire \u00e0 la fois pour ex\u00e9cuter les travaux et pour finaliser l&#8217;achat de l&#8217;actif. Dans ce cas, Fenext a d\u00e9j\u00e0 n\u00e9goci\u00e9 les conditions de ce financement avec une entit\u00e9 bancaire et dispose d&#8217;un contrat d&#8217;achat sign\u00e9 pour les deux biens immobiliers. De plus, il a d\u00e9j\u00e0 vers\u00e9 10 % du prix d&#8217;achat. <strong>L&#8217;implication de la banque dans l&#8217;achat de la propri\u00e9t\u00e9 att\u00e9nue le risque li\u00e9 au financement des travaux de construction<\/strong>.<\/p>\n\n<p>Le troisi\u00e8me point cl\u00e9 est l&#8217;avancement commercial. Douze des 27 logements composant la promotion sont d\u00e9j\u00e0 vendus, ce qui signifie qu&#8217;il y a d\u00e9j\u00e0 44 % de r\u00e9servations, toutes avec des contrats sign\u00e9s et le capital d\u00e9j\u00e0 vers\u00e9.<\/p>\n\n<h2 class=\"wp-block-heading\">Strat\u00e9gie de plus-value sur 26-30 mois<\/h2>\n\n<p>Le projet Cervantes est un <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/02\/08\/crowdfunding-vs-crowdlending-immobilier-quelles-sont-les-differences\/\" target=\"_blank\" rel=\"noreferrer noopener\">projet de fonds propres<\/a> et, plus pr\u00e9cis\u00e9ment, de plus-value. Par cons\u00e9quent, les investisseurs d&#8217;Urbanitae s&#8217;associeront au promoteur pour acheter l&#8217;actif sur lequel le projet de construction sera r\u00e9alis\u00e9.<\/p>\n\n<p>Le montant du projet s&#8217;\u00e9l\u00e8ve \u00e0 1 670 000 euros, dont 5 000 euros resteront dans la soci\u00e9t\u00e9 v\u00e9hicule pour couvrir les frais administratifs et de gestion. <strong>Le promoteur apporte 10 % du capital<\/strong>.<\/p>\n\n<p>Comme pour tout projet de plus-value, le superviseur ne nous permet pas de divulguer \u00e0 l&#8217;avance le <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/04\/02\/rentabilite-estimee-ou-rendement-total\/?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=rendement+estim%C3%A9&amp;utm_content=projet_cervantes\" target=\"_blank\" rel=\"noreferrer noopener\">rendement estim\u00e9<\/a><\/strong>. Cependant, il peut \u00eatre calcul\u00e9 facilement avec la formule : (Revenus pr\u00e9vus &#8211; D\u00e9penses pr\u00e9vues) \/ Fonds propres totaux.
