L&#8217;augmentation du nombre de locaux vacants combin\u00e9e \u00e0 la p\u00e9nurie de logements dans certaines zones urbaines <strong>fait de la r\u00e9novation des biens commerciaux une excellente opportunit\u00e9<\/strong> tant pour les promoteurs que pour les investisseurs.<\/p>\n\n\n\n<p>Dans notre s\u00e9rie de <a href=\"https:\/\/blog.urbanitae.com\/fr\/tag\/cas-de-reussite\/?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=urbanitae+cas+de+succes&amp;utm_content=cas_de_reussite_doce_octubre\" target=\"_blank\" rel=\"noreferrer noopener\">cas de r\u00e9ussite<\/a>, nous souhaitons aujourd&#8217;hui mettre en avant une op\u00e9ration de financement pour la reconversion d&#8217;un local \u00e0 usage r\u00e9sidentiel. Il s&#8217;agit du <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000114?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projet+Doce+de+Octubre&amp;utm_content=cas_de_reussite_doce_octubre\" target=\"_blank\" rel=\"noreferrer noopener\">projet &#8220;Doce de Octubre&#8221;<\/a>, lanc\u00e9 en mai 2021 et situ\u00e9 dans le quartier Ni\u00f1o Jes\u00fas de Madrid, rue Doce de Octubre, 26. Un emplacement privil\u00e9gi\u00e9, \u00e0 proximit\u00e9 du parc du Retiro et du quartier de Salamanque.<\/p>\n\n\n\n<p>Ce projet, initi\u00e9 par Chapnik &amp; Giesen, <strong>consistait \u00e0 acqu\u00e9rir un local commercial de 206 m\u00e8tres carr\u00e9s<\/strong> (ancien bureau de banque) <strong>pour sa r\u00e9novation ult\u00e9rieure et sa transformation en quatre logements<\/strong> (deux studios et deux appartements, tous d&#8217;une chambre). Les quatre unit\u00e9s, situ\u00e9es au rez-de-chauss\u00e9e, disposent d&#8217;une entr\u00e9e ind\u00e9pendante.<\/p>\n\n\n\n<p>Le projet &#8220;Doce de Octubre&#8221; reposait sur une strat\u00e9gie de plus-value. Les investisseurs d&#8217;Urbanitae se sont associ\u00e9s au promoteur au travers d&#8217;une soci\u00e9t\u00e9 v\u00e9hicule pour d\u00e9velopper le projet par le biais d&#8217;une augmentation de capital. Cette augmentation de capital a permis de financer l&#8217;acquisition du terrain et sa r\u00e9novation ult\u00e9rieure, sans avoir recours au financement bancaire.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rendement et TRI am\u00e9lior\u00e9s<\/h2>\n\n\n\n<p>Le <strong>montant de l&#8217;investissement, de 732\u00a0000 euros<\/strong>, a \u00e9t\u00e9 lev\u00e9 gr\u00e2ce \u00e0 la participation de 218 investisseurs d&#8217;Urbanitae qui ont pris part \u00e0 cette op\u00e9ration. Le rendement initial estim\u00e9 \u00e9tait de 10 % sur une p\u00e9riode de 9 mois, avec un TRI de 14\u00a0%. Finalement, bien que la p\u00e9riode ait \u00e9t\u00e9 prolong\u00e9e de trois mois, le rendement total pour les investisseurs a largement augment\u00e9 pour atteindre 15,2\u00a0%. <strong>Le TRI a augment\u00e9 de pr\u00e8s de deux points pour atteindre 15,9\u00a0%<\/strong>, d\u00e9passant ainsi toutes les pr\u00e9visions initiales.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Cl\u00e9s du succ\u00e8s<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Le promoteur, en plus de s&#8217;occuper de la gestion int\u00e9grale de la promotion, de la r\u00e9novation et de la commercialisation, <strong>a investi des fonds propres<\/strong>, soit environ 20 % du capital total de l&#8217;investissement (169 000 euros).<\/li>\n\n\n\n<li>Le projet est situ\u00e9 <strong>dans le quartier Retiro, \u00e0 proximit\u00e9 du quartier de Salamanque<\/strong>. Un emplacement unique et \u00e9tabli, entour\u00e9 de services tels que des \u00e9coles, des h\u00f4pitaux, des centres commerciaux et des supermarch\u00e9s. Avec plus de 118 000 habitants, Retiro occupe la cinqui\u00e8me place en termes de prix de l&#8217;immobilier d&#8217;occasion parmi les 21 districts de la ville de Madrid.<\/li>\n\n\n\n<li>Le promoteur a trait\u00e9 \u00e0 la fois le permis de construire et le permis de changement d&#8217;usage via une d\u00e9claration responsable (en collaboration avec une ECU &#8211; entit\u00e9 collaboratrice urbanistique homologu\u00e9e par la mairie), ce qui a \u00e9vit\u00e9 de devoir instruire un dossier aupr\u00e8s de l&#8217;administration municipale pour le d\u00e9marrage des travaux.<\/li>\n<\/ul>\n\n\n\n<p>Malgr\u00e9 de l\u00e9g\u00e8res retards dans les d\u00e9lais et des co\u00fbts suppl\u00e9mentaires dus \u00e0 l&#8217;augmentation des prix des mat\u00e9riaux de construction pendant l&#8217;une des p\u00e9riodes de plus forte hausse des co\u00fbts, le projet a \u00e9t\u00e9 un succ\u00e8s. <strong>Les pr\u00e9visions de vente ont largement d\u00e9pass\u00e9 la d\u00e9mora et le surco\u00fbt<\/strong>.<\/p>\n\n\n\n<p>Le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000114?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projet+Doce+de+Octubre+2&amp;utm_content=cas_de_reussite_doce_octubre\" target=\"_blank\" rel=\"noreferrer noopener\">projet &#8220;Doce de Octubre&#8221;<\/a> n&#8217;est pas seulement un exemple r\u00e9ussi de rendement dans un local commercial.
