Ce sera <strong>le mercredi 31 janvier \u00e0 16h<\/strong>. \u00cates-vous int\u00e9ress\u00e9 ?<\/p>\n<p> <\/p>\n<p>Le projet Allonbay Azure consiste en la construction d&rsquo;une promotion de logements neufs sur la Costa Blanca. Plus pr\u00e9cis\u00e9ment, le projet comprend la construction de 42 logements d&rsquo;une, deux et trois chambres, tous avec parking et d\u00e9barras, dans le nord de Villajoyosa, dans un secteur appel\u00e9 Allonbay, \u00e0 environ 100 m\u00e8tres de la plage El Torres.<\/p>\n<p> <\/p>\n<p>La promotion disposera \u00e9galement d&rsquo;une piscine commune, d&rsquo;une aire de jeux pour enfants, d&rsquo;une salle de sport \u00e9quip\u00e9e, d&rsquo;un sauna, d&rsquo;un jacuzzi et de zones communes paysag\u00e8res. Allonbay Azure fait partie du quartier r\u00e9sidentiel Allonbay Village, qui est <strong>le premier projet certifi\u00e9 selon le sch\u00e9ma BREEAM Urbanisme en Espagne pour sa durabilit\u00e9<\/strong>.<\/p>\n<p> <\/p>\n<p>Urbanitae a d\u00e9j\u00e0 financ\u00e9 en novembre dernier un autre quartier r\u00e9sidentiel dans la r\u00e9gion, le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/11\/17\/nouveau-projet-a-alicante-avec-un-permis-de-construire-accorde\/?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=projet+allonbay+aura&amp;utm_content=projet_allonbay_azure\" target=\"_blank\" rel=\"noreferrer noopener\">projet Allonbay Aura<\/a>. Nous r\u00e9p\u00e9tons donc avec le promoteur. Quadratia est une soci\u00e9t\u00e9 fond\u00e9e en 2005, mais avec une \u00e9quipe de gestion cumulant plus de 50 ans d&rsquo;exp\u00e9rience et plus de 7 500 logements d\u00e9velopp\u00e9s. Ce promoteur est responsable de toutes les promotions r\u00e9sidentielles d&rsquo;Allonbay \u00e0 ce jour, <strong>totalisant environ 225 logements construits et livr\u00e9s<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Licence et 40 % de r\u00e9servations<\/h2>\n<p> <\/p>\n<p>Le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000259?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=projet+allonbay+azure&amp;utm_content=projet_allonbay_azure\" target=\"_blank\" rel=\"noreferrer noopener\">projet Allonbay Azure<\/a> a une strat\u00e9gie de plus-value, ce qui signifie que les investisseurs d&rsquo;Urbanitae deviendront des partenaires du promoteur pour le d\u00e9veloppement de la promotion. Le projet aura une \u00e9quit\u00e9 totale de 4 500 000 euros ; <strong>les investisseurs d&rsquo;Urbanitae apporteront 3 600 000 euros<\/strong>, tandis que le promoteur apportera les 20 % restants.<\/p>\n<p> <\/p>\n<p>Quadratia dispose d&rsquo;une option d&rsquo;achat exclusive pour l&rsquo;acquisition du terrain sur lequel se d\u00e9veloppera la promotion, qui est exempt de charges. Le projet dispose \u00e9galement d&rsquo;un <strong>permis de construire depuis juillet 2023<\/strong>.<\/p>\n<p> <\/p>\n<p>Les fonds collect\u00e9s par Urbanitae seront utilis\u00e9s pour l&rsquo;acquisition du terrain et pour couvrir les co\u00fbts de d\u00e9marrage du projet <strong>jusqu&rsquo;\u00e0 l&rsquo;obtention du pr\u00eat promoteur<\/strong>, actuellement en n\u00e9gociation.<\/p>\n<p> <\/p>\n<p>En ce qui concerne la commercialisation du projet, Allonbay Azure <strong>a d\u00e9j\u00e0 des r\u00e9servations en esp\u00e8ces pour 17 des 42 logements<\/strong> de la promotion, soit 40 %. Cependant, vous pouvez le calculer \u00e0 partir des informations disponibles sur la fiche du projet.<\/p>\n<p> <\/p>\n<p>La dur\u00e9e pr\u00e9vue pour le projet Allonbay Azure est de 26 \u00e0 30 mois. L&rsquo;application de capital et l&rsquo;acquisition du terrain seront r\u00e9alis\u00e9es au premier trimestre de cette ann\u00e9e, et les travaux commenceront au deuxi\u00e8me trimestre. La construction devrait se terminer entre le quatri\u00e8me trimestre de 2025 et le premier trimestre de 2026, avec la livraison des logements.
