De plus, l&#8217;offre et la demande pour ce type de logement, avec des prix allant d&#8217;un \u00e0 15 millions d&#8217;euros, prolif\u00e8rent surtout dans les grandes villes comme Madrid ou Barcelone.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le r\u00e9sidentiel de luxe en 2024<\/h2>\n\n\n\n<p>Selon le r\u00e9seau immobilier The Simple Rent, sp\u00e9cialis\u00e9 dans la gestion d&#8217;actifs de luxe, les propri\u00e9t\u00e9s de luxe conna\u00eetront l&#8217;une des plus fortes croissances tout au long de la nouvelle ann\u00e9e, autour de 43%. Les villes comme <strong>Madrid et Barcelone concentrent 78% de la demande de luxe<\/strong>. Les zones c\u00f4ti\u00e8res, notamment l&#8217;Andalousie et le Levant, sont les pr\u00e9f\u00e9r\u00e9es des acheteurs internationaux.<\/p>\n\n\n\n<p>La demande de logements de luxe de la part de citoyens \u00e9trangers a jou\u00e9 un r\u00f4le crucial tout au long de 2023, repr\u00e9sentant 17% de toutes les transactions au troisi\u00e8me trimestre de l&#8217;ann\u00e9e. Pour l&#8217;ann\u00e9e en cours, un nombre record d&#8217;achats par ces clients est \u00e9galement pr\u00e9vu. Par ailleurs, 26% des logements neufs sont destin\u00e9s \u00e0 ce march\u00e9, une tendance qui continuera de cro\u00eetre au cours des prochaines ann\u00e9es en raison de l&#8217;augmentation constante de la demande.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Madrid \u00e0 la hausse dans le r\u00e9sidentiel de luxe<\/h2>\n\n\n\n<p>Si l&#8217;Espagne est la <strong><a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/12532353\/11\/23\/espana-enamora-a-los-ultrarricos-es-el-cuarto-destino-mundial-para-comprar-vivienda-de-lujo-.html\" target=\"_blank\" rel=\"noreferrer noopener\">quatri\u00e8me destination mondiale pour l&#8217;achat de logements de luxe<\/a><\/strong>, Madrid en est le principal attrait. En plus d&#8217;attirer les capitaux latino-am\u00e9ricains, la capitale suscite de plus en plus l&#8217;int\u00e9r\u00eat des acheteurs et investisseurs europ\u00e9ens et nord-am\u00e9ricains, avec un pouvoir d&#8217;achat tr\u00e8s \u00e9lev\u00e9, selon Colliers.<\/p>\n\n\n\n<p>Dans son rapport &#8220;<a href=\"https:\/\/www.colliers.com\/en-es\/research\/luxury-homes-madrid-market-researh\" target=\"_blank\" rel=\"noreferrer noopener\">Luxury Homes 2023 Madrid<\/a>&#8220;, la soci\u00e9t\u00e9 d&#8217;\u00e9tudes analyse le stock de logements plurifamiliaux de luxe neufs, en tenant compte de l&#8217;offre disponible dans les zones r\u00e9sidentielles les plus exclusives de la ville (Barrio de Salamanca, Chamber\u00ed et El Viso) avec un prix de vente sup\u00e9rieur \u00e0 2 millions d&#8217;euros. Sur l&#8217;ensemble des logements en vente, <strong>35% se situent dans le segment ultra haut de gamme<\/strong>, la cat\u00e9gorie la plus \u00e9lev\u00e9e du<\/p>\n\n\n\n<p>&nbsp;luxe, avec un prix de vente d\u00e9passant 5 millions d&#8217;euros (25 000 euros\/m\u00e8tre carr\u00e9). La cat\u00e9gorie premium, allant de 2 \u00e0 3,5 millions d&#8217;euros, repr\u00e9sente 39% de l&#8217;offre disponible, tandis que la plage interm\u00e9diaire, consid\u00e9r\u00e9e comme haut de gamme (entre 3,5 et 5 millions d&#8217;euros), cumule 26% des logements de luxe commercialis\u00e9s. En 2024, le march\u00e9 r\u00e9sidentiel de luxe continuera de cro\u00eetre \u00e0 Madrid, avec une offre tr\u00e8s concentr\u00e9e dans le Barrio de Salamanca.<\/p>\n\n\n\n<p>Par ailleurs, selon les pr\u00e9visions de la soci\u00e9t\u00e9 de conseil Knight Frank dans son rapport &#8220;<a href=\"https:\/\/www.knightfrank.com\/research\/article\/2023-12-07-global-forecast-2024-looking-forward\" target=\"_blank\" rel=\"noreferrer noopener\">Prime Global Forecast 2024<\/a>&#8220;, les prix des logements de luxe \u00e0 Madrid augmenteront de 5% en 2024, consolidant l&#8217;int\u00e9r\u00eat pour les propri\u00e9t\u00e9s haut de gamme en Espagne.
