Cet actif r\u00e9sidentiel neuf est situ\u00e9 au centre de cette municipalit\u00e9, qui compte plus de 5 000 habitants, dans le sud-ouest de la Communaut\u00e9 de Madrid. Moraleja de Enmedio a acc\u00e8s \u00e0 la capitale via les routes A-5 et R-5, et dispose de nombreuses lignes de bus avec des liaisons directes vers M\u00f3stoles, Legan\u00e9s, Fuenlabrada ou la gare de Pr\u00edncipe P\u00edo dans la capitale.<\/p>\n\n\n\n<p>Dans ce cas, le promoteur est <a href=\"https:\/\/ilexbm.es\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Ilex Building Management<\/a>, une soci\u00e9t\u00e9 avec plus de 30 ans d&#8217;exp\u00e9rience dans le secteur du d\u00e9veloppement immobilier au sein de la Communaut\u00e9 de Madrid.<\/p>\n\n\n\n<p>L&#8217;op\u00e9ration a \u00e9t\u00e9 lanc\u00e9e en d\u00e9cembre 2021 et a impliqu\u00e9 le d\u00e9veloppement de <strong>quatre maisons unifamiliales, chacune avec quatre chambres<\/strong>, d&#8217;une superficie construite de 134 m<sup>2<\/sup> r\u00e9partis sur un seul \u00e9tage sur un terrain de 450 m<sup>2<\/sup>. Le co\u00fbt moyen par maison variait de 418 000 \u00e0 430 000 euros. Ce d\u00e9veloppement \u00e9tait la Phase II d&#8217;un autre projet r\u00e9sidentiel d&#8217;Ilex Building Management dans la m\u00eame municipalit\u00e9, qui avait connu un succ\u00e8s commercial notable.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">TIR am\u00e9lior\u00e9 et avance sur le terme pr\u00e9vu<\/h2>\n\n\n\n<p>Le projet a \u00e9t\u00e9 structur\u00e9 via un pr\u00eat \u00e0 taux fixe pour l&#8217;acquisition d&#8217;une partie du terrain et la construction des quatre logements. Le <strong>ticket de 1 000 000 \u20ac<\/strong> a \u00e9t\u00e9 couvert par un total de <strong>900 investisseurs<\/strong>. Anticipant une forte demande et pour accueillir autant de parties int\u00e9ress\u00e9es que possible, le processus de financement a \u00e9t\u00e9 g\u00e9r\u00e9 via le <a href=\"https:\/\/www.linkedin.com\/posts\/urbanitae_qu%C3%A9-es-el-sistema-prefunding-activity-7049285840279060480-RX1H\/?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=prefunding&amp;utm_content=cas_de_succes_moraleja_enmedio\">syst\u00e8me de pr\u00e9financement<\/a>.<\/p>\n\n\n\n<p>La <strong>rentabilit\u00e9<\/strong> initiale estim\u00e9e \u00e9tait de 15% sur 18 mois avec un TIR de 10%. En fin de compte, bien que le rendement total pour les investisseurs ait \u00e9t\u00e9 finalis\u00e9 \u00e0 <strong>10,22%<\/strong>, la p\u00e9riode d&#8217;ex\u00e9cution a \u00e9t\u00e9 avanc\u00e9e de six mois, am\u00e9liorant ainsi le TIR de 10% \u00e0 <strong>10,13%<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Principaux facteurs de succ\u00e8s<\/h2>\n\n\n\n<p>Voici certains des facteurs qui ont contribu\u00e9 au succ\u00e8s de cette op\u00e9ration :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ilex Building Management a \u00e9t\u00e9 impliqu\u00e9 dans la promotion et la <strong>construction de plus de 1 400 logements multifamiliaux et unifamiliaux<\/strong> dans la r\u00e9gion de Madrid.<\/li>\n\n\n\n<li>Le promoteur avait sign\u00e9 un <strong>contrat d&#8217;arrhes exclusif<\/strong> avec le propri\u00e9taire des quatre propri\u00e9t\u00e9s, et le <strong>permis de construire<\/strong> avait d\u00e9j\u00e0 \u00e9t\u00e9 demand\u00e9.<\/li>\n\n\n\n<li>Le remboursement du pr\u00eat <strong>ne n\u00e9cessitait pas la vente de toutes les maisons<\/strong>.<\/li>\n\n\n\n<li>Le projet avait fait l&#8217;objet d&#8217;une <strong>\u00e9tude de march\u00e9<\/strong> pr\u00e9alable pour d\u00e9terminer si les prix de vente \u00e9taient raisonnables.<\/li>\n\n\n\n<li>De plus, la promotion avait <strong>une r\u00e9servation formalis\u00e9e et trois r\u00e9servations suppl\u00e9mentaires<\/strong> en cours de formalisation.<\/li>\n\n\n\n<li>Le d\u00e9veloppement est situ\u00e9 dans une <strong>zone \u00e0 forte demande<\/strong>, un emplacement attrayant en plein centre de la municipalit\u00e9.<\/li>\n<\/ul>\n\n\n\n<p>En conclusion, un autre exemple de s\u00e9rieux et de professionnalisme des projets que nous lan\u00e7ons depuis Urbanitae et de la solidit\u00e9 de nos promoteurs.
