Le durcissement de l&#8217;acc\u00e8s au financement traditionnel, le d\u00e9veloppement technologique et la r\u00e9gulation du secteur ont fortement stimul\u00e9 ce nouveau mod\u00e8le de financement, se solidifiant \u00e0 la fois en termes de croissance volumique et de confiance des investisseurs. En fait, avec un peu plus d&#8217;une d\u00e9cennie d&#8217;existence, le financement participatif commence \u00e0 rivaliser avec les formules traditionnelles telles que la banque et les fonds de capital-risque, laissant derri\u00e8re lui le r\u00f4le secondaire d&#8217;il y a quelques ann\u00e9es. Ses avantages sont \u00e9vidents : les promoteurs immobiliers ont un acc\u00e8s rapide et fiable \u00e0 la liquidit\u00e9, et l&#8217;investisseur particulier profite d&#8217;un rendement int\u00e9ressant en ayant acc\u00e8s \u00e0 des types d&#8217;actifs qui n&#8217;\u00e9taient pas accessibles auparavant.<\/p>\n\n\n\n<p>Les chiffres le confirment. <strong>\u00c0 l&#8217;\u00e9chelle mondiale, le crowdfunding immobilier a accumul\u00e9 plus de 45,2 milliards d&#8217;euros en 2022<\/strong>, selon les donn\u00e9es extraites du dernier rapport Real Estate-Crowdfunding, r\u00e9alis\u00e9 par le groupe de recherche de l&#8217;Observatoire du Crowdinvesting de l&#8217;Universit\u00e9 polytechnique de Milan et la plateforme italienne de crowdfunding immobilier Walliance. Ainsi, par rapport aux 36 milliards accumul\u00e9s fin 2021, on observe une reprise significative apr\u00e8s la pause de la pand\u00e9mie, <strong>avec une augmentation de 25,5%<\/strong>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9partition du march\u00e9 <\/h2>\n\n\n\n<p>Cette croissance importante se refl\u00e8te \u00e9galement sur le march\u00e9 de <strong>l&#8217;UE, qui totalise 9,8 milliards d&#8217;euros d&#8217;op\u00e9rations de financement<\/strong>, dont 2,8 milliards correspondent \u00e0 2022. En termes de volume, la France, avec 1,3 milliard d&#8217;euros lev\u00e9s, suivie de l&#8217;Allemagne avec 629 millions d&#8217;euros, et l&#8217;Estonie avec 210 millions d&#8217;euros, se d\u00e9marquent comme les march\u00e9s les plus puissants. L&#8217;Espagne, quant \u00e0 elle, a accumul\u00e9 116 millions d&#8217;euros en 2022. Bien que, dans l&#8217;ensemble, les \u00c9tats-Unis soient le principal march\u00e9 &#8211; tant en nombre de plates-formes actives qu&#8217;en capitaux lev\u00e9s &#8211; devant l&#8217;Europe, avec un volume cumul\u00e9 de financement de plus de 25 milliards d&#8217;euros. Dans le reste du monde, le crowdfunding immobilier a accumul\u00e9 environ 10,3 milliards d&#8217;euros. Le rapport analyse \u00e9galement un total de 146 plates-formes de financement participatif, dont 79 op\u00e8rent dans l&#8217;Union europ\u00e9enne. Avec 12 210 projets financ\u00e9s et 7,43 milliards d&#8217;euros, ces entreprises repr\u00e9sentent 76% de l&#8217;\u00e9cosyst\u00e8me. 24 autres plates-formes op\u00e8rent aux \u00c9tats-Unis et 43 dans le reste du monde.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae, parmi les 25 plus grandes <\/h2>\n\n\n\n<p>Plates-Formes d&#8217;Europe Dans le contexte europ\u00e9en, seules deux plates-formes espagnoles figurent parmi les 25 premi\u00e8res en termes de chiffre d&#8217;affaires. Urbanitae, la premi\u00e8re positionn\u00e9e \u00e0 la 16e place, est \u00e9galement la principale plate-forme en termes de rentabilit\u00e9 dans toute l&#8217;Union europ\u00e9enne, avec une moyenne annuelle de 16%. Cette position de choix devrait probablement monter dans le classement de 2023, ann\u00e9e qui se conclura avec plus de 130 projets financ\u00e9s et un volume d\u00e9passant les 200 millions d&#8217;euros. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Potentiel du crowdfunding en Espagne <\/h2>\n\n\n\n<p>Les estimations pour le march\u00e9 mondial du crowdfunding immobilier sont \u00e9galement optimistes, et selon ce rapport, les 30 milliards de dollars pourraient \u00eatre d\u00e9pass\u00e9s aux \u00c9tats-Unis, 12 milliards d&#8217;euros dans l&#8217;Union europ\u00e9enne et 11 milliards d&#8217;euros dans le reste du monde. En ce qui concerne l&#8217;Espagne, notre PDG, Diego Bestard, affirmait dans une r\u00e9cente interview publi\u00e9e dans El Economista que le potentiel de croissance du financement participatif est \u00e9norme. &#8220;Dans d&#8217;autres pays de notre environnement, le financement alternatif repr\u00e9sente entre 40 et 60% du total dans l&#8217;immobilier. En Espagne, environ 10 milliards d&#8217;euros de cr\u00e9dit promoteur sont accord\u00e9s chaque ann\u00e9e. En tenant compte de ces chiffres, nous pourrions dire que nous avons un \u00e9cart de 4 \u00e0 5 milliards d&#8217;euros qui pourrait \u00eatre canalis\u00e9 \u00e0 travers le financement participatif.
