{"id":33946,"date":"2023-12-18T09:49:27","date_gmt":"2023-12-18T08:49:27","guid":{"rendered":"https:\/\/blog.urbanitae.com\/?p=33946"},"modified":"2023-12-18T10:33:20","modified_gmt":"2023-12-18T09:33:20","slug":"living-le-refuge-de-linvestissement-immobilier-en-2023","status":"publish","type":"post","link":"https:\/\/blog.urbanitae.com\/fr\/2023\/12\/18\/living-le-refuge-de-linvestissement-immobilier-en-2023\/","title":{"rendered":"Living, le refuge de l&rsquo;investissement immobilier en 2023"},"content":{"rendered":"\n<p>\u00c0 la cl\u00f4ture d&rsquo;une ann\u00e9e marqu\u00e9e par une conjoncture de hausse des taux, l&rsquo;effet de l&rsquo;inflation, l&rsquo;entr\u00e9e en vigueur de la premi\u00e8re loi sur le logement et une baisse de l&rsquo;activit\u00e9 transactionnelle, le march\u00e9 immobilier continue de d\u00e9montrer sa r\u00e9silience face \u00e0 l&rsquo;incertitude.<\/p>\n\n\n\n<p>En l&rsquo;absence des donn\u00e9es finales, <strong><a href=\"https:\/\/www.cbre.es\/insights\/figures\/datos-de-inversion-inmobiliaria-figures-tercer-trimestre-espana-2023\" target=\"_blank\" rel=\"noreferrer noopener\">l&rsquo;investissement immobilier en Espagne<\/a> a connu une croissance de 6% au troisi\u00e8me trimestre<\/strong> par rapport aux trois mois pr\u00e9c\u00e9dents, atteignant un volume de 2,28 milliards d&rsquo;euros, selon CBRE. Bien que le cumul de janvier \u00e0 septembre ait diminu\u00e9 de 49% par rapport \u00e0 la m\u00eame p\u00e9riode en 2022, il est important de noter que l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente a \u00e9t\u00e9 record en termes d&rsquo;investissement immobilier, totalisant 14,7 milliards d&rsquo;euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le secteur r\u00e9sidentiel m\u00e8ne l&rsquo;investissement<\/h2>\n\n\n\n<p>Au cours de cette p\u00e9riode, le <strong>secteur r\u00e9sidentiel<\/strong>, regroupant l&rsquo;ensemble du <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/09\/05\/flex-living-le-futur-de-linvestissement-immobilier\/?utm_source=blog_fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_1223&amp;utm_term=flex+living&amp;utm_content=living_refuge_investissement\" target=\"_blank\" rel=\"noreferrer noopener\">secteur living<\/a> &#8211; location ou BTR, vente de biens immobiliers, r\u00e9sidences \u00e9tudiantes, coliving et r\u00e9sidences pour personnes \u00e2g\u00e9es &#8211; a \u00e9t\u00e9 <strong>le secteur ayant le meilleur comportement en termes de volume d&rsquo;investissement<\/strong>, repr\u00e9sentant 32% du total des transactions en Espagne, pour un montant total de 2,386 milliards d&rsquo;euros. Ce segment continue de consolider sa position en tant que centre d&rsquo;int\u00e9r\u00eat pour les investissements et figure parmi les actifs ayant connu la meilleure \u00e9volution cette ann\u00e9e.<\/p>\n\n\n\n<p>Selon JLL, le secteur r\u00e9sidentiel continue de susciter un fort app\u00e9tit parmi les investisseurs, avec un poids croissant dans l&rsquo;investissement immobilier en Espagne, qui a tripl\u00e9 au cours des quatre derni\u00e8res ann\u00e9es, passant de 8% en 2018 \u00e0 25% en 2022.<\/p>\n\n\n\n<p>Concernant sp\u00e9cifiquement le <strong>logement<\/strong>, le co\u00fbt financier plus \u00e9lev\u00e9 des hypoth\u00e8ques et le durcissement des conditions d&rsquo;acc\u00e8s au cr\u00e9dit ont entra\u00een\u00e9 une baisse de la demande au cours de l&rsquo;ann\u00e9e derni\u00e8re. Par cons\u00e9quent, on s&rsquo;attend \u00e0 ce que 2023 se cl\u00f4ture l\u00e9g\u00e8rement en dessous de 600 000 logements vendus, ce qui repr\u00e9sente une baisse des transactions entre 8% et 10%. Fotocasa anticipe que &lsquo;l&rsquo;augmentation du <a href=\"https:\/\/www.fotocasa.es\/fotocasa-life\/sector\/las-primeras-caidas-en-el-precio-de-la-vivienda-y-la-moderacion-en-el-volumen-de-compraventas-marcaran-el-mercado-en-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">prix des logements<\/a> neufs en 2024 ne sera pas une surprise compte tenu du stock au minimum.&rsquo; Cependant, elle indique que le march\u00e9 du logement d&rsquo;occasion montre &lsquo;des signes de mod\u00e9ration&rsquo;.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">La raret\u00e9 des nouveaux logements maintient le march\u00e9<\/h2>\n\n\n\n<p>En revanche, les <strong>grands promoteurs<\/strong> soulignent que la raret\u00e9 des logements neufs maintient le march\u00e9 malgr\u00e9 la hausse des taux. Ils notent \u00e9galement qu&rsquo;il existe toujours un fort int\u00e9r\u00eat pour les logements neufs, car ils offrent de meilleures caract\u00e9ristiques que les biens d&rsquo;occasion, et les niveaux d&rsquo;\u00e9pargne des familles restent \u00e9lev\u00e9s. Par cons\u00e9quent, ils estiment que <strong>les prix pourraient conna\u00eetre des hausses soutenues<\/strong>, en particulier dans les zones \u00e0 forte demande et \u00e0 faible stock dans les grandes villes comme Madrid ou Barcelone.<\/p>\n\n\n\n<p>Selon <a href=\"https:\/\/www.colliers.com\/es-es\/news\/informe-residencial-2023\" target=\"_blank\" rel=\"noreferrer noopener\">Colliers<\/a>, Madrid domine la demande de logements neufs (16,6%), suivie par Alicante (8,6%) et Barcelone (8,4%) ; tandis que Valence (6,7%) et Malaga (5,4%) occupent respectivement la quatri\u00e8me et la cinqui\u00e8me position. Sur le march\u00e9 de l&rsquo;occasion, Madrid enregistre \u00e9galement le plus grand nombre de transactions (11,6%), suivi par Barcelone (9,6%), Alicante (8,5%), Valence (6,3%) et Malaga (5,7%).<\/p>\n\n\n\n<p>La r\u00e9sidence secondaire, un grand attrait pour l&rsquo;investisseur international Par ailleurs, la r\u00e9sidence secondaire continue d&rsquo;attirer l&rsquo;investisseur international, de plus en plus diversifi\u00e9, car l&rsquo;Espagne est per\u00e7ue comme un endroit s\u00fbr pour investir. Alicante est la ville par excellence pour les acheteurs \u00e9trangers, repr\u00e9sentant 23,3% des achats de logements effectu\u00e9s dans la province, suivie de Malaga, avec une part de 11,3%, Barcelone (7,2%), Valence (7%) et Madrid (6,1%).
