Nous ouvrirons la possibilit\u00e9 de financement le <strong>vendredi 20 octobre \u00e0 12 heures<\/strong>.<\/p><p>Le <strong><a href=\"https:\/\/urbanitae.com\/proyecto\/P000235?utm_source=blog+fr&amp;utm_medium=referral&amp;utm_campaign=urbanitae_1023&amp;utm_term=proyecto+Residencial+Arquerias&amp;utm_content=post_proyecto_residencial_arquerias\" target=\"_blank\" rel=\"noopener\" data-wplink-edit=\"true\">projet Residencial Arquer\u00edas<\/a><\/strong> consiste en le d\u00e9veloppement d&rsquo;une nouvelle promotion r\u00e9sidentielle comprenant <strong>89 logements sociaux de 3 chambres \u00e0 Arcosur<\/strong>, un quartier r\u00e9sidentiel situ\u00e9 en p\u00e9riph\u00e9rie de Zaragoza. Il s&rsquo;agit d&rsquo;une zone en expansion offrant tous les services n\u00e9cessaires, et elle se trouve \u00e0 seulement <strong>10 minutes en voiture du centre-ville et de l&rsquo;a\u00e9roport de Zaragoza<\/strong>.<\/p><p>Pour ce projet, nous collaborons avec un nouveau promoteur, <strong>COANFI<\/strong>, qui dispose de 20 ans d&rsquo;exp\u00e9rience.<\/p><h2>71% de l&rsquo;ensemble du projet vendu<\/h2><p>Le <strong>projet Residencial Arquer\u00edas<\/strong> est divis\u00e9 en deux phases, comprenant un total de 174 logements. L&rsquo;entr\u00e9e des investisseurs d&rsquo;Urbanitae est limit\u00e9e \u00e0 la <strong>phase I du d\u00e9veloppement<\/strong>, de sorte que la liquidation du projet ne sera pas li\u00e9e au d\u00e9veloppement de la phase II.<\/p><p>Ce projet sera structur\u00e9 par la dette, les investisseurs d&rsquo;Urbanitae accordant un <strong>pr\u00eat \u00e0 taux fixe<\/strong> au d\u00e9veloppeur du projet. Ce financement servira \u00e0 recapitaliser une partie des fonds fournis par le gestionnaire du projet. Les co\u00fbts d&rsquo;ex\u00e9cution des travaux seront financ\u00e9s par un pr\u00eat hypoth\u00e9caire sign\u00e9 avec une banque de premier niveau. En outre, il est important de mentionner que la vente de l&rsquo;ensemble du parc immobilier ne sera pas n\u00e9cessaire pour le remboursement du pr\u00eat.<\/p><p><a href=\"https:\/\/www.coanfi.com\/\" target=\"_blank\" rel=\"noopener\">Coanfi<\/a> est d\u00e9j\u00e0 propri\u00e9taire du terrain sur lequel le projet sera d\u00e9velopp\u00e9, qui dispose \u00e9galement d&rsquo;un<strong> permis de construire et d&rsquo;un pr\u00eat de promoteur sign\u00e9<\/strong> avec une banque de premier ordre.<\/p><p><strong>Les travaux de d\u00e9veloppement ont commenc\u00e9 en avril de cette ann\u00e9e<\/strong>, ce qui r\u00e9duit les d\u00e9lais du projet. De plus, un remboursement anticip\u00e9 total sera autoris\u00e9 \u00e0 partir du mois 18, avec des fen\u00eatres de remboursement mensuelles jusqu&rsquo;au mois 24 (ou le mois 27 en cas de prolongation).<\/p><p>Le projet a une dur\u00e9e estim\u00e9e de 24 mois. Au <strong>quatri\u00e8me trimestre 2023<\/strong>, l&rsquo;octroi du pr\u00eat des investisseurs d&rsquo;Urbanitae est pr\u00e9vu. Entre le quatri\u00e8me trimestre 2023 et le deuxi\u00e8me trimestre 2025, les travaux de r\u00e9alisation du projet devraient se poursuivre. La <strong>fin de la construction<\/strong>, ainsi que l&rsquo;obtention du permis d&rsquo;occupation et la livraison des logements, est pr\u00e9vue entre le deuxi\u00e8me et le troisi\u00e8me trimestre de 2025. Enfin, le remboursement du pr\u00eat est pr\u00e9vu au quatri\u00e8me trimestre de 2025.<\/p><p>Il est important de noter que dans tout projet immobilier, les d\u00e9lais peuvent varier \u00e0 la hausse comme \u00e0 la baisse.
