Le cabinet de conseil Savills pr\u00e9voit une augmentation de<strong> <a href=\"https:\/\/www.savills.fr\/blog\/article\/349907\/france-commercial-fr\/cp-investissement-immobilier-europe-2023.aspx\" target=\"_blank\" rel=\"noreferrer noopener\">35% des investissements en 2024<\/a> <\/strong>par rapport aux estimations pour 2023. Ainsi, l&#8217;ann\u00e9e prochaine, il estime un volume de transactions d&#8217;une valeur de 220 milliards d&#8217;euros, contre les 163 milliards pr\u00e9vus pour cette ann\u00e9e.<\/p>\n\n\n\n<p>La soci\u00e9t\u00e9 estime que la <strong>reprise se produira \u00e0 partir du second semestre de 2023<\/strong>. Ils soulignent que les transactions r\u00e9alis\u00e9es dans des situations complexes offrent souvent des rendements int\u00e9ressants \u00e0 long terme.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sidentiel, la demande reste \u00e9lev\u00e9e<\/h2>\n\n\n\n<p>L&#8217;agence de notation S&amp;P pr\u00e9dit une p\u00e9riode de correction des prix dans le secteur <strong>r\u00e9sidentiel <\/strong>europ\u00e9en en raison de la hausse des taux d&#8217;int\u00e9r\u00eat dans la plupart des pays. Elle souligne \u00e9galement que la demande de logements sur le continent reste tr\u00e8s \u00e9lev\u00e9e, ce qui maintient la demande vivante. Cependant, les pr\u00e9visions et l&#8217;\u00e9volution potentielle varient d&#8217;un pays \u00e0 l&#8217;autre.<\/p>\n\n\n\n<p>Au <strong>Portugal<\/strong>, une part importante des transactions se concentre dans les biens immobiliers r\u00e9sidentiels de la capitale. <strong>Lisbonne<\/strong>, suivie de <strong>Porto <\/strong>et de <strong>l&#8217;Algarve<\/strong>, sont les trois r\u00e9gions les plus dynamiques. En raison des augmentations continues des taux d&#8217;int\u00e9r\u00eat et de l&#8217;offre limit\u00e9e, les transactions ont diminu\u00e9 de 19% au cours du premier semestre de 2023. Cependant, selon le cabinet de conseil Knight Frank, les perspectives pour 2024 sont optimistes au Portugal, notamment sur le march\u00e9 du luxe \u00e0 Lisbonne. La soci\u00e9t\u00e9 estime que les prix des r\u00e9sidences haut de gamme \u00e0 Lisbonne augmenteront de 2% en 2024, les pla\u00e7ant ainsi devant d&#8217;autres grandes capitales europ\u00e9ennes telles que Londres ou Berlin.<\/p>\n\n\n\n<p>Le r\u00e9sidentiel est \u00e9galement un segment cl\u00e9 en <strong>Italie<\/strong>. Les prix de l&#8217;immobilier ont augment\u00e9 de 6,5% en 2022, notamment dans les <strong>zones de vacances<\/strong> tr\u00e8s demand\u00e9es telles que la Sardaigne, la r\u00e9gion du lac de C\u00f4me ou Florence. Cela est principalement d\u00fb \u00e0 la demande \u00e9trang\u00e8re cherchant \u00e0 investir dans des zones touristiques. La location de vacances est largement r\u00e9pandue et, associ\u00e9e \u00e0 la p\u00e9nurie de logements, elle fait augmenter le prix moyen. De plus, avec les <strong>Jeux olympiques de 2024<\/strong> \u00e0 l&#8217;horizon, une demande accrue de logements est attendue. Par cons\u00e9quent, des projets urbains sont en cours de d\u00e9veloppement pour r\u00e9pondre \u00e0 cette demande, notamment le Village des Athl\u00e8tes dans les trois municipalit\u00e9s de la Seine-Saint-Denis, couvrant 50 hectares. Cette augmentation de l&#8217;offre dans la capitale fran\u00e7aise pourrait permettre l&#8217;acc\u00e8s aux investisseurs dans l&#8217;une des villes o\u00f9 la pression sur les prix est la plus \u00e9lev\u00e9e.<\/p>\n\n\n\n<p>En revanche, bien que l&#8217;Allemagne soit un march\u00e9 de r\u00e9f\u00e9rence pour l&#8217;investissement immobilier en Europe, les volumes d&#8217;investissement ont diminu\u00e9. D\u00e9j\u00e0 en 2021, la Deutsche Bank a averti que le<strong> cycle haussier du march\u00e9 immobilier allemand<\/strong>, qui a commenc\u00e9 en 2010, prendrait fin en 2024.
