Savez-vous ce que chacun d&rsquo;entre eux signifie ?<\/p>\n<p> <\/p>\n<p>Le ratio pr\u00eat\/co\u00fbt (loan-to-cost ou LTC) et le ratio pr\u00eat\/valeur (loan-to-value ou LTV) sont deux indicateurs courants dans le monde du financement immobilier. Ces deux ratios mesurent le risque d&rsquo;un pr\u00eat et sont, dans une large mesure, compl\u00e9mentaires. Nous allons voir pourquoi.<\/p>\n<p> <\/p>\n<p><strong>Le LTC compare la valeur du financement &#8211; c&rsquo;est-\u00e0-dire du pr\u00eat &#8211; au co\u00fbt de construction d&rsquo;un projet immobilier.<\/strong> En d&rsquo;autres termes, le SLD est utilis\u00e9 pour calculer le montant qu&rsquo;un bailleur de fonds &#8211; par exemple, une plateforme de crowdfunding &#8211; est pr\u00eat \u00e0 pr\u00eater \u00e0 un promoteur par rapport au co\u00fbt de construction du projet.<\/p>\n<p> <\/p>\n<p>Le LTV est une mesure similaire. Mais au lieu de comparer le pr\u00eat et le co\u00fbt, il compare le pr\u00eat \u00e0 la valeur du projet une fois construit. Comme nous l&rsquo;avons vu dans un autre article, <strong>le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/05\/07\/quest-ce-que-le-rapport-pret-valeur\/\" target=\"_blank\" rel=\"noreferrer noopener\">ratio pr\u00eat\/valeur<\/a> est l&rsquo;un des indicateurs les plus utilis\u00e9s pour mesurer le risque, par exemple, d&rsquo;un pr\u00eat hypoth\u00e9caire\u2026<\/strong> ou d&rsquo;un <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/01\/20\/8-a-quoi-ressemblent-les-projets-de-dette-crowdlending\/\" target=\"_blank\" rel=\"noreferrer noopener\">projet de crowdlending immobilier<\/a>.<\/p>\n<p> <\/p>\n<p>Comme nous le savons, les risques pour l&rsquo;investisseur dans un projet de dette sont essentiellement de deux ordres :<\/p>\n<p> <\/p>\n<ul>\n<li><strong>Le manque de liquidit\u00e9 :<\/strong> lorsque nous investissons via une plateforme de crowdfunding immobilier, il y a g\u00e9n\u00e9ralement une p\u00e9riode d&rsquo;investissement fixe. Pendant cette p\u00e9riode, il n&rsquo;est pas possible de r\u00e9cup\u00e9rer l&rsquo;argent, on dit alors que l&rsquo;investissement n&rsquo;est pas liquide. Le risque ici est que les fonds soient n\u00e9cessaires avant la fin de la p\u00e9riode fix\u00e9e.<\/li>\n<\/ul>\n<p> <\/p>\n<ul>\n<li><strong>Risque de d\u00e9faillance :<\/strong> le succ\u00e8s de l&rsquo;investissement dans le crowdlending immobilier ne d\u00e9pend pas du succ\u00e8s sp\u00e9cifique du projet financ\u00e9. En d&rsquo;autres termes, lorsque l&rsquo;on pr\u00eate de l&rsquo;argent, l&rsquo;essentiel est de s&rsquo;assurer que l&#8217;emprunteur sera en mesure de nous rembourser. La dur\u00e9e \u00e9tant fixe, l&rsquo;objectif est que cette capacit\u00e9 de remboursement existe d\u00e9j\u00e0 ou ne soit pas subordonn\u00e9e \u00e0 l&rsquo;ach\u00e8vement du projet (par exemple, \u00e0 la vente de toutes les maisons).<\/li>\n<\/ul>\n<p> <\/p>\n<p>Il se peut que l&rsquo;argent que le promoteur esp\u00e8re obtenir pour rembourser le pr\u00eat d\u00e9pende du succ\u00e8s d&rsquo;autres projets ou de la valeur de certains actifs utilis\u00e9s comme garantie. Un ralentissement du march\u00e9 immobilier ou une incertitude \u00e9conomique pourrait affecter ces autres actifs et r\u00e9duire ainsi la capacit\u00e9 de remboursement du promoteur.<\/p>\n<p> <\/p>\n<p>Le ratio pr\u00eat\/co\u00fbt et le ratio pr\u00eat\/valeur sont tous deux principalement li\u00e9s au risque de d\u00e9faillance. Un ratio pr\u00eat\/valeur plus faible indique que le pr\u00eat couvre une plus petite proportion du co\u00fbt total du projet, ce qui implique que l&#8217;emprunteur a un plus grand int\u00e9r\u00eat dans le projet et, potentiellement, un plus grand engagement financier. <strong>Si le LTC est plus \u00e9lev\u00e9, le promoteur est plus endett\u00e9 et l&rsquo;investisseur risque de perdre plus d&rsquo;argent si les choses tournent mal.<\/strong><\/p>\n<p> <\/p>\n<p>Par ailleurs, un LTC moins \u00e9lev\u00e9e offre une plus grande protection aux investisseurs en cas de d\u00e9faillance du pr\u00eat. Si le projet n&rsquo;aboutit pas et qu&rsquo;une saisie a lieu, les investisseurs dont le LTC est moins \u00e9lev\u00e9 ont plus de chances de r\u00e9cup\u00e9rer leur investissement, car la valeur du bien immobilier couvrira une plus grande partie du pr\u00eat.<\/p>\n<p> <\/p>\n<p>Bien qu&rsquo;Urbanitae finance sept <a href=\"https:\/\/urbanitae.com\/proyectos\" target=\"_blank\" rel=\"noreferrer noopener\">projets<\/a> sur dix en fonds propres, nous disposons d&rsquo;une exp\u00e9rience raisonnable en mati\u00e8re de crowdlending. Nous avons d\u00e9j\u00e0 financ\u00e9 26 projets d&#8217;emprunt, pour un total de plus de 32 millions d&rsquo;euros.
