Cet indicateur mesure le niveau de risque d\u2019une op\u00e9ration en comparant le montant du pr\u00eat \u00e0 la valeur de l\u2019actif qui le garantit.<\/p><p data-start=\"277\" data-end=\"473\">En termes simples, le LTV indique quel pourcentage de la valeur d\u2019un bien immobilier est financ\u00e9 par de la dette. Plus ce pourcentage est \u00e9lev\u00e9, plus le risque assum\u00e9 par le pr\u00eateur est important.<\/p><p data-start=\"475\" data-end=\"503\">La formule est la suivante :<\/p><p data-start=\"505\" data-end=\"566\"><strong data-start=\"505\" data-end=\"566\">LTV = (Montant du pr\u00eat \/ Valeur du bien immobilier) x 100<\/strong><\/p><p data-start=\"568\" data-end=\"689\">Par exemple, si un logement vaut <strong data-start=\"601\" data-end=\"614\">100 000 \u20ac<\/strong> et que la banque accorde un pr\u00eat de <strong data-start=\"651\" data-end=\"663\">80 000 \u20ac<\/strong>, le LTV sera de <strong data-start=\"680\" data-end=\"688\">80 %<\/strong>.<\/p><h2 data-section-id=\"v0i3rd\" data-start=\"691\" data-end=\"743\">Quel LTV est habituel pour un pr\u00eat hypoth\u00e9caire ?<\/h2><p data-start=\"745\" data-end=\"919\">En Espagne, il est le plus courant que les banques financent jusqu\u2019\u00e0 <strong data-start=\"814\" data-end=\"847\">80 % de la valeur d\u2019expertise<\/strong> d\u2019une r\u00e9sidence principale, ce qui implique un LTV maximum de <strong data-start=\"910\" data-end=\"918\">80 %<\/strong>.<\/p><ul data-start=\"921\" data-end=\"1056\"><li data-section-id=\"1pl0mdm\" data-start=\"921\" data-end=\"965\"><p data-start=\"923\" data-end=\"965\"><strong data-start=\"923\" data-end=\"947\">LTV inf\u00e9rieur \u00e0 60 %<\/strong> \u2192 Risque faible<\/p><\/li><li data-section-id=\"1xobqu6\" data-start=\"966\" data-end=\"1012\"><p data-start=\"968\" data-end=\"1012\"><strong data-start=\"968\" data-end=\"994\">LTV entre 60 % et 80 %<\/strong> \u2192 Risque mod\u00e9r\u00e9<\/p><\/li><li data-section-id=\"w196yx\" data-start=\"1013\" data-end=\"1056\"><p data-start=\"1015\" data-end=\"1056\"><strong data-start=\"1015\" data-end=\"1039\">LTV sup\u00e9rieur \u00e0 80 %<\/strong> \u2192 Risque \u00e9lev\u00e9<\/p><\/li><\/ul><p data-start=\"1058\" data-end=\"1174\">Plus le LTV est faible, plus le coussin de s\u00e9curit\u00e9 face \u00e0 une \u00e9ventuelle baisse de la valeur du bien est important.<\/p><h2 data-section-id=\"1exemf3\" data-start=\"1176\" data-end=\"1233\">Le Loan-to-Value (LTV) dans le crowdlending immobilier<\/h2><p data-start=\"1235\" data-end=\"1443\">Dans le <strong data-start=\"1243\" data-end=\"1270\">crowdlending immobilier<\/strong>, le LTV est un indicateur cl\u00e9 pour \u00e9valuer la protection de l\u2019investisseur. Un LTV faible implique que la valeur des garanties d\u00e9passe largement le montant du pr\u00eat accord\u00e9.<\/p><p data-start=\"1445\" data-end=\"1869\">Comme nous l\u2019avons expliqu\u00e9 dans les projets de crowdlending immobilier, il est fondamental de disposer d\u2019un bon niveau de garanties. Lorsqu\u2019Urbanitae accorde un pr\u00eat \u00e0 un promoteur, la capacit\u00e9 de ce dernier \u00e0 le rembourser est examin\u00e9e de tr\u00e8s pr\u00e8s. Des garanties sont \u00e9galement apport\u00e9es afin que, si le promoteur ne peut pas payer, elles puissent \u00eatre mobilis\u00e9es. Ainsi, les investisseurs ne restent pas sans protection.<\/p><p data-start=\"1871\" data-end=\"2110\">Il n\u2019existe pas de formule unique pour calculer le LTV \u00e0 partir de la valeur des garanties, car le LTV se calcule en divisant le pr\u00eat par la valeur du bien, et les garanties ne correspondent pas toujours \u00e0 la valeur totale de la propri\u00e9t\u00e9.<\/p><p data-start=\"2112\" data-end=\"2599\">Cependant, il est possible d\u2019estimer le LTV \u00e0 partir de la valeur des garanties et de la valeur du bien. Pour cela, il faut additionner la valeur des garanties \u00e0 la valeur du bien, puis diviser le pr\u00eat par cette valeur totale. Par exemple, si la valeur du bien est de <strong data-start=\"2380\" data-end=\"2397\">200 000 euros<\/strong> et qu\u2019une garantie suppl\u00e9mentaire de <strong data-start=\"2435\" data-end=\"2451\">50 000 euros<\/strong> est apport\u00e9e, la valeur totale sera de <strong data-start=\"2491\" data-end=\"2508\">250 000 euros<\/strong>. Si le pr\u00eat est de <strong data-start=\"2528\" data-end=\"2545\">150 000 euros<\/strong>, le LTV sera de <strong data-start=\"2562\" data-end=\"2570\">60 %<\/strong> ((150 000 \/ 250 000) x 100).<\/p><p data-start=\"2601\" data-end=\"3032\">Le cas du projet <strong data-start=\"2618\" data-end=\"2629\">C\u00edvitas<\/strong>, le plus grand projet de crowdlending immobilier financ\u00e9 en Espagne, est quelque peu diff\u00e9rent. Dans ce cas, les investisseurs d\u2019Urbanitae se sont r\u00e9unis pour accorder un pr\u00eat de <strong data-start=\"2809\" data-end=\"2831\">5 millions d\u2019euros<\/strong> \u00e0 C\u00edvitas. Ce pr\u00eat est garanti par quatre projets immobiliers de C\u00edvitas : ce sont les garanties. Ensemble, ces quatre projets g\u00e9n\u00e9reront un <strong data-start=\"2973\" data-end=\"3031\">flux de tr\u00e9sorerie disponible de 12,2 millions d\u2019euros<\/strong>.<\/p><p data-start=\"3034\" data-end=\"3279\">Ainsi, les garanties (<strong data-start=\"3056\" data-end=\"3081\">12,2 millions d\u2019euros<\/strong>) repr\u00e9sentent plus de <strong data-start=\"3104\" data-end=\"3113\">240 %<\/strong> de la valeur du pr\u00eat. Dans le projet C\u00edvitas, le loan-to-value a \u00e9t\u00e9 calcul\u00e9 en divisant le pr\u00eat par cette valeur des garanties : le r\u00e9sultat est un <strong data-start=\"3263\" data-end=\"3278\">LTV de 41 %<\/strong>.<\/p><h2 data-section-id=\"1sey0xe\" data-start=\"3281\" data-end=\"3342\">Diff\u00e9rence entre Loan-to-Value (LTV) et Loan-to-Cost (LTC)<\/h2><p data-start=\"3344\" data-end=\"3438\">Bien qu\u2019ils soient souvent confondus, le <strong data-start=\"3385\" data-end=\"3392\">LTV<\/strong> et le <strong data-start=\"3399\" data-end=\"3406\">LTC<\/strong> ne mesurent pas la m\u00eame chose :<\/p><p data-start=\"3440\" data-end=\"3544\">Le <strong data-start=\"3443\" data-end=\"3450\">LTV<\/strong> compare le pr\u00eat \u00e0 la valeur de l\u2019actif.<br data-start=\"3490\" data-end=\"3493\" \/>Le <strong data-start=\"3496\" data-end=\"3503\">LTC<\/strong> compare le pr\u00eat au co\u00fbt total du projet.<\/p><p data-start=\"3546\" data-end=\"3710\">Dans les promotions immobili\u00e8res, le LTC est particuli\u00e8rement pertinent car il permet d\u2019analyser le niveau d\u2019endettement par rapport au budget total de l\u2019op\u00e9ration.<\/p><h2 data-section-id=\"8dtpi\" data-start=\"3712\" data-end=\"3725\">Conclusion<\/h2><p data-start=\"3727\" data-end=\"4053\">Le <strong data-start=\"3730\" data-end=\"3753\">Loan-to-Value (LTV)<\/strong> est l\u2019un des principaux indicateurs de risque dans tout financement immobilier. Comprendre comment il se calcule et quels niveaux sont raisonnables permet de prendre des d\u00e9cisions plus \u00e9clair\u00e9es, aussi bien pour les pr\u00eats hypoth\u00e9caires traditionnels que pour les projets d\u2019investissement immobilier.<\/p><h2 data-section-id=\"lbkew8\" data-start=\"4055\" data-end=\"4078\">Questions fr\u00e9quentes<\/h2><p data-start=\"4080\" data-end=\"4233\"><strong data-start=\"4080\" data-end=\"4122\">Vaut-il mieux un LTV \u00e9lev\u00e9 ou faible ?<\/strong><br data-start=\"4122\" data-end=\"4125\" \/>Un LTV faible r\u00e9duit le risque de l\u2019op\u00e9ration et implique g\u00e9n\u00e9ralement de meilleures conditions financi\u00e8res.<\/p><p data-start=\"4235\" data-end=\"4426\"><strong data-start=\"4235\" data-end=\"4286\">Le LTV a-t-il un impact sur le taux d\u2019int\u00e9r\u00eat ?<\/strong><br data-start=\"4286\" data-end=\"4289\" \/>Oui.
