Les donn\u00e9es d&rsquo;id\u00e9aliste indiquent qu&rsquo;aujourd&rsquo;hui, l&rsquo;achat d&rsquo;un logement \u00e0 louer est plus rentable qu&rsquo;il y a 10 ans. Le rendement brut de l&rsquo;immobilier dans notre pays s&rsquo;\u00e9l\u00e8ve \u00e0 7,1 %, contre 5,3 % il y a dix ans.<\/p>\n<p>Comme nous l&rsquo;avons mentionn\u00e9, l&rsquo;augmentation de la rentabilit\u00e9 a \u00e9t\u00e9 g\u00e9n\u00e9ralis\u00e9e : <b>elle s&rsquo;est produite dans la plupart des capitales de province<\/b>. La hausse la plus notable a eu lieu \u00e0 <b>Murcie<\/b>. On est pass\u00e9 de 5,4 % au troisi\u00e8me trimestre 2012 \u00e0 8,8 % pour la m\u00eame p\u00e9riode de cette ann\u00e9e. Id\u00e9aliste souligne \u00e9galement les hausses \u00e0 Huelva (de 4,8 % \u00e0 7,7 %) ; Lugo (de 3,3 % \u00e0 6,2 %) ; Almer\u00eda (de 4,3 % \u00e0 7,1 %) et Cuenca (de 4,6 % \u00e0 7,4 %).<\/p>\n<p>Les grandes exceptions se trouvent \u00e0 <b>Madrid et Palma de Majorque<\/b>, deux capitales o\u00f9 la rentabilit\u00e9 de l&rsquo;investissement immobilier a diminu\u00e9. C&rsquo;est surprenant \u00e9tant donn\u00e9 qu&rsquo;il s&rsquo;agit de deux march\u00e9s locatifs particuli\u00e8rement tendus. \u00c0 Palma, le taux de rentabilit\u00e9 est pass\u00e9 de 4,8 % \u00e0 4,4 % ; \u00e0 Madrid, il est pass\u00e9 de 5 % \u00e0 4,9 %. Dans les autres grandes capitales, la croissance de cette derni\u00e8re d\u00e9cennie a \u00e9t\u00e9 plus mod\u00e9r\u00e9e. Par ailleurs, \u00e0 Malaga, le taux est pass\u00e9 de 4,8 % \u00e0 5,7 % ; \u00e0 Bilbao, de 4,3 % \u00e0 5 % et \u00e0 Barcelone, de 4,5 % \u00e0 5,2 %.<\/p>\n<h2>\u00c9volution de la rentabilit\u00e9 depuis 2017<\/h2>\n<p>Malgr\u00e9 cette augmentation g\u00e9n\u00e9ralis\u00e9e, si nous regardons les cinq derni\u00e8res ann\u00e9es, les villes ayant perdu de la rentabilit\u00e9 sont plus nombreuses. C&rsquo;est le cas de Las Palmas de Gran Canaria, o\u00f9 la rentabilit\u00e9 \u00e9tait de 2,6 % en 2017, et de Palma de Majorque, avec 5,6 % cette m\u00eame ann\u00e9e. Ces deux villes ont perdu 1,2 point. Suivent Madrid (de 5,8 % \u00e0 4,9 %), Saint-S\u00e9bastien (de 4,1 % \u00e0 3,7 %) ou G\u00e9rone (de 5,9 % \u00e0 5,6 %). En revanche, d&rsquo;autres villes comme Murcie (de 6,7 % \u00e0 8,8 %), Cuenca (de 5,5 % \u00e0 7,4 %) ou Barcelone (de 4,7 % \u00e0 5,2 %) ont augment\u00e9 leurs rendements au cours des cinq derni\u00e8res ann\u00e9es.<\/p>\n<p>Les donn\u00e9es d&rsquo;id\u00e9aliste correspondent \u00e0 celles du portail immobilier Fotocasa, qui indiquait qu&rsquo;au milieu de l&rsquo;ann\u00e9e 2022, la rentabilit\u00e9 de l&rsquo;immobilier \u00e9tait de 6,9 %. Avec ces chiffres, l&rsquo;achat d&rsquo;un logement en juin 2022 \u00e9tait un point plus rentable qu&rsquo;il y a cinq ans et 2,4 points de plus qu&rsquo;il y a dix ans.
