Le capital international est un acteur majeur de l&#8217;investissement immobilier en Espagne depuis des d\u00e9cennies, une tendance qui n&#8217;a fait que s&#8217;intensifier ces derni\u00e8res ann\u00e9es, tant au niveau individuel qu&#8217;\u00e0 grande \u00e9chelle. <\/p>\n\n<p>Au premier trimestre 2022, alors que les signes de reprise du march\u00e9 \u00e9taient d\u00e9j\u00e0 apparents, le secteur immobilier a surpris par ses chiffres de capitaux \u00e9trangers. Selon les donn\u00e9es de la soci\u00e9t\u00e9 de conseil en immobilier Cushman &amp; Wakefield, <a href=\"https:\/\/www.lavanguardia.com\/economia\/20220509\/8252034\/inversion-inmobiliaria-extranjeros-espana.html\"><strong>91 % des investissements immobiliers<\/strong> en Espagne proviennent d&#8217;investisseurs internationaux<\/a>, qui ont jou\u00e9 un r\u00f4le cl\u00e9 dans les principales op\u00e9rations du march\u00e9. <\/p>\n\n<p>Les rapports d&#8217;autres soci\u00e9t\u00e9s de conseil confirment \u00e9galement la projection internationale de plus en plus \u00e9vidente de l&#8217;Espagne dans le contexte de l&#8217;immobilier. Knight Frank, dans son rapport <em>The Wealth Report<\/em>, indique que l&#8217;Espagne est <a href=\"https:\/\/brainsre.news\/espana-sera-cuarto-pais-mundo-mas-inversion-inmobiliaria-recibira\/\" target=\"_blank\" rel=\"noreferrer noopener\">le quatri\u00e8me pays au monde \u00e0 attirer le plus d&#8217;investissements \u00e9trangers<\/a> en 2022, derri\u00e8re le Royaume-Uni, les \u00c9tats-Unis et l&#8217;Allemagne. <\/p>\n\n<p>D&#8217;une mani\u00e8re g\u00e9n\u00e9rale, le <em><a href=\"https:\/\/www.cbre.es\/insights\/reports\/cbre-real-estate-market-outlook-2022-espana\" target=\"_blank\" rel=\"noreferrer noopener\">&#8216;Real Estate Market Outlook 2022&#8217;<\/a><\/em> de CBRE pr\u00e9voyait d\u00e9j\u00e0 que l&#8217;arriv\u00e9e sur le march\u00e9 espagnol <em>d&#8217;acteurs <\/em>internationaux et d&#8217;autres agents d\u00e9sireux d&#8217;acqu\u00e9rir des actifs se poursuivrait tout au long de l&#8217;ann\u00e9e, conform\u00e9ment \u00e0 l&#8217;app\u00e9tit des investisseurs qui s&#8217;est d\u00e9velopp\u00e9 apr\u00e8s la pand\u00e9mie. Ainsi, l&#8217;injection de capitaux internationaux, notamment par le biais de <em>coentreprises<\/em>, devrait stimuler les secteurs de la logistique et du <em>living<\/em>, ainsi que des secteurs alternatifs tels que l&#8217;h\u00f4tellerie et<em> le <a href=\"https:\/\/blog.urbanitae.com\/2022\/03\/10\/la-inversion-inmobiliaria-se-fija-en-los-activos-senior-living\/?utm_source=blog&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0523&amp;utm_term=senior+living&amp;utm_content=inversion_extranjera\" target=\"_blank\" rel=\"noreferrer noopener\">senior living<\/a>.<\/em> En bref, tous ces facteurs ont renforc\u00e9 la position de l&#8217;Espagne en tant que <strong>destination tr\u00e8s attrayante<\/strong> <strong>pour les grands fonds et investisseurs immobiliers internationaux<\/strong>. <\/p>\n\n<h2 class=\"wp-block-heading\">Les zones les plus dynamiques<\/h2>\n\n<p>D&#8217;autre part, la culture, les plages et le soleil de notre pays, entre autres facteurs, ont \u00e9t\u00e9 consolid\u00e9s au fil des ans comme l&#8217;une des principales incitations \u00e0 l&#8217;investissement \u00e9tranger dans l&#8217;immobilier. Dans ce contexte, et selon les donn\u00e9es de l&#8217;Association espagnole des notaires, 2021 a \u00e9t\u00e9 une ann\u00e9e de chiffres records pour la demande \u00e9trang\u00e8re en mati\u00e8re de vente et d&#8217;achat de logements : <strong>16,5 % des transactions ont \u00e9t\u00e9 effectu\u00e9es par des acheteurs \u00e9trangers.<\/strong> Cependant, les transactions sont tr\u00e8s concentr\u00e9es g\u00e9ographiquement, <strong>90 % d&#8217;entre elles \u00e9tant r\u00e9parties sur seulement 9 des 50 provinces espagnoles. <\/strong><\/p>\n\n<p><a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/11796304\/06\/22\/Los-compradores-de-vivienda-extranjeros-eligen-la-Comunidad-Valenciana.html\" target=\"_blank\" rel=\"noreferrer noopener\">La <strong>Communaut\u00e9 valencienne<\/strong> est la r\u00e9gion o\u00f9 la concentration d&#8217;acheteurs \u00e9trangers est la plus \u00e9lev\u00e9e<\/a>, avec 29 019 personnes et 26 % des parts de march\u00e9. Elle est suivie par <strong>l&#8217;Andalousie<\/strong>, avec 22 625 acheteurs et une part de 20%, et la <strong>Catalogne<\/strong>, avec 17 493 acheteurs et 16%. Alors que les \u00e9trangers non r\u00e9sidents optent pour les provinces c\u00f4ti\u00e8res telles que Malaga et Alicante, les r\u00e9sidents continuent de pr\u00e9f\u00e9rer Madrid et Barcelone comme villes de pr\u00e9dilection. <\/p>\n\n<p>En ce qui concerne le profil des investisseurs, il est important de noter que <strong>les \u00e9trangers non-r\u00e9sidents sont ceux qui investissent le plus par m\u00e8tre carr\u00e9<\/strong>. Ils ont ainsi pay\u00e9 2 481 euros par m\u00e8tre carr\u00e9 au second semestre 2021. Les r\u00e9sidents \u00e9trangers ont vers\u00e9 1 567 euros, contre 1 503 euros pour les nationaux, toujours selon les donn\u00e9es du Conseil g\u00e9n\u00e9ral des notaires. Comme d&#8217;habitude, <strong>les Britanniques, les Allemands et les Am\u00e9ricains<\/strong> restent en t\u00eate des ventes par nationalit\u00e9, les Marocains et les Roumains affichant \u00e9galement une croissance particuli\u00e8re.<\/p>\n\n<h2 class=\"wp-block-heading\">L&#8217;Espagne, parmi les pays qui attirent le plus d&#8217;investissements dans la proptech<\/h2>\n\n<p>L&#8217;attrait de l&#8217;Espagne en tant que p\u00f4le d&#8217;attraction des capitaux internationaux s&#8217;accro\u00eet, du moins en ce qui concerne l&#8217;immobilier. Un facteur qui r\u00e9affirme une fois de plus la position de l&#8217;Espagne sur la sc\u00e8ne internationale est le <strong>volume de son march\u00e9 <em><a href=\"https:\/\/blog.urbanitae.com\/2022\/12\/29\/como-le-ha-ido-al-proptech-en-2022\/?utm_source=blog&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0523&amp;utm_term=proptech&amp;utm_content=inversion_extranjera\" target=\"_blank\" rel=\"noreferrer noopener\">proptech<\/a><\/em><\/strong>. Selon le barom\u00e8tre 2022 <em>PropTech Global Trends<\/em>, l&#8217;Espagne devrait lever environ <a href=\"https:\/\/www.ejeprime.com\/mercado\/espana-el-quinto-pais-del-mundo-que-captara-mas-inversion-en-proptech-en-2023.html\" target=\"_blank\" rel=\"noreferrer noopener\">990 millions de dollars en 2023<\/a> dans des <em>startups<\/em> op\u00e9rant dans l&#8217;immobilier. <\/p>\n\n<p>Ce volume de transactions <a href=\"https:\/\/www.ejeprime.com\/mercado\/espana-el-quinto-pais-del-mundo-que-captara-mas-inversion-en-proptech-en-2023.html\" target=\"_blank\" rel=\"noreferrer noopener\">permettrait \u00e0 <strong>l&#8217;Espagne de se hisser \u00e0 la cinqui\u00e8me place du march\u00e9 mondial de la <em>proptech<\/em><\/strong><\/a><strong>,<\/strong> derri\u00e8re des pays tels que les \u00c9tats-Unis, le Royaume-Uni et l&#8217;Inde.
