L&#8217;id\u00e9e de rentabilit\u00e9, ou de faire payer quelque chose, est tellement r\u00e9pandue que nous l&#8217;utilisons souvent dans la vie de tous les jours. Par exemple, pour d\u00e9cider s&#8217;il vaut la peine de lire cet article : J&#8217;esp\u00e8re que oui. Nous ne volerons pas beaucoup de votre temps. <\/p>\n<p><\/p>\n<p><\/p>\n<p>La premi\u00e8re chose \u00e0 clarifier est ce que l&#8217;on entend par retour sur investissement. <strong>Vous l\u2019avez peut-\u00eatre vu mentionn\u00e9 comme ROI (retour<\/strong> <strong><em>sur investissement<\/em><\/strong><strong>).<\/strong> C\u2019est l\u2019argent que vous gagnez, oui, mais plus pr\u00e9cis\u00e9ment, nous parlons du rendement ou des avantages qu\u2019un investissement g\u00e9n\u00e8re par rapport \u00e0 ses co\u00fbts. Il est \u00e9galement utile car il vous permet de le comparer avec d\u2019autres investissements. <\/p>\n<p><\/p>\n<p><\/p>\n<p><strong>Une autre variable dont vous avez peut-\u00eatre entendu parler est le TCAC.<\/strong> Elle est \u00e9troitement li\u00e9e au concept <a href=\"https:\/\/blog.urbanitae.com\/2022\/12\/28\/por-que-es-bueno-el-largo-plazo\/?utm_source=blog&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0223&amp;utm_term=inversion&amp;utm_content=matias_como_son_las_rentabilidades_en_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">d&#8217;int\u00e9r\u00eats compos\u00e9s<\/a>, dont nous avons d\u00e9j\u00e0 parl\u00e9. Le taux de croissance annuel compos\u00e9 (TCAC) tient compte du r\u00e9investissement. En d&#8217;autres termes, il indique le rendement qui serait obtenu si les b\u00e9n\u00e9fices r\u00e9alis\u00e9s chaque ann\u00e9e \u00e9taient r\u00e9investis dans le m\u00eame produit. <\/p>\n<p><\/p>\n<p><\/p>\n<p>Lorsque nous parlons de rentabilit\u00e9 dans le secteur immobilier, <strong>un autre anglicisme est g\u00e9n\u00e9ralement trait\u00e9, <\/strong><strong><em>le cash-on-cash<\/em><\/strong><strong>.<\/strong> Bien qu\u2019ils ne soient pas \u00e9quivalents, avec le CdC, nous nous r\u00e9f\u00e9rons \u00e0 la rentabilit\u00e9 totale ou finale d\u2019un projet: c\u2019est-\u00e0-dire le b\u00e9n\u00e9fice qu\u2019il a g\u00e9n\u00e9r\u00e9 une fois toutes ses phases termin\u00e9es. C&#8217;est, par exemple, le pourcentage que nous utilisons lorsque nous parlons de projets dans Urbanitae.<\/p>\n<p><\/p>\n<p><\/p>\n<p>Mais, comme nous le savons, le rendement du CdC, <em>en soi,<\/em> ne nous dit pas grand-chose s&#8217;il n&#8217;est pas accompagn\u00e9 de l&#8217;horizon temporel. Un producto que d\u00e9 un 50% de rentabilidad puede parecer muy atractivo. <strong>Le fait qu&#8217;il le soit ou non d\u00e9pend du temps n\u00e9cessaire pour obtenir ce rendement, c&#8217;est-\u00e0-dire de l&#8217;horizon temporel.<\/strong> Si c&#8217;est apr\u00e8s un an, c&#8217;est peut-\u00eatre trop beau pour \u00eatre vrai ; si c&#8217;est apr\u00e8s 10 ans, ce n&#8217;est pas mal, mais ce n&#8217;est pas la m\u00eame chose : cela \u00e9quivaudrait \u00e0 5 % par an, ce que beaucoup aimeraient, mais c&#8217;est moins impressionnant. <\/p>\n<p><\/p>\n<p><\/p>\n<p>C&#8217;est pourquoi il est essentiel de se r\u00e9f\u00e9rer au moment de l&#8217;investissement. La fa\u00e7on la plus courante est de r\u00e9f\u00e9rencer la rentabilit\u00e9 \u00e0 l\u2019ann\u00e9e civile. C&#8217;est l\u00e0 le v\u00e9ritable test d\u00e9cisif des investissements : le rendement &#8211; s&#8217;il y en a un &#8211; qu&#8217;ils procurent apr\u00e8s un an. Cet indicateur nous permet de mieux planifier notre strat\u00e9gie d&#8217;investissement et d&#8217;avoir une id\u00e9e, toujours approximative, de l&#8217;\u00e9volution de notre portefeuille d&#8217;investissement.<\/p>\n<p><\/p>\n<p><\/p>\n<h2>TRI, rentabilit\u00e9 avec lettres majuscules<\/h2>\n<p><\/p>\n<p><\/p>\n<p>Chez Urbanitae, vous verrez que nous utilisons souvent l&#8217;acronyme IRR pour faire r\u00e9f\u00e9rence \u00e0 l&#8217;\u00e9volution des <a href=\"https:\/\/urbanitae.com\/proyectos?utm_source=blog&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0223&amp;utm_term=crowdfunding+inmobiliario&amp;utm_content=matias_como_son_las_rentabilidades_en_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">projets<\/a> que nous avons rendus aux investisseurs. Le taux de rendement interne (TRI) est calcul\u00e9 \u00e0 l&#8217;aide d&#8217;une formule quelque peu complexe, que nous n&#8217;aborderons pas ici. Dans d&#8217;autres cas, le TRI augmente parce que le rendement total augmente, m\u00eame si l&#8217;\u00e9ch\u00e9ance finale est celle pr\u00e9vue \u00e0 l&#8217;origine.
