They remain fundamental markets thanks to their connectivity, cloud ecosystems and proximity to major clients, but constraints around power, land and development capacity are shifting a growing share of the new pipeline towards other locations.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This shift also coincides with a sharp increase in <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/12\/09\/real-estate-investment-trends-for-2026\/\" target=\"_blank\" rel=\"noreferrer noopener\">demand for computing capacity<\/a> driven by artificial intelligence and cloud services. Europe wants to expand its digital infrastructure, and <a href=\"https:\/\/digital-strategy.ec.europa.eu\/en\/library\/proposal-cloud-and-ai-development-act-cada\" target=\"_blank\" rel=\"noreferrer noopener\">the European Commission has proposed accelerating the deployment of data centres<\/a> as part of its <em>Cloud and AI Development Act<\/em>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this new map, <strong>Spain is gaining weight<\/strong>, but the opportunity no longer depends solely on attracting investment. The real challenge is having the power, land, permits and connection timelines needed to turn announced projects into truly operational capacity. This is also one of the main messages of Cushman &amp; Wakefield\u2019s <em><a href=\"https:\/\/www.cushmanwakefield.com\/en\/spain\/insights\/global-data-center-market-comparison\" target=\"_blank\" rel=\"noreferrer noopener\">Global Data Center Market Comparison 2026<\/a><\/em>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The major hubs still lead, but account for less growth<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Europe is not replacing its traditional markets. It is broadening the map.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cushman &amp; Wakefield\u2019s report for the first half of 2026 clearly shows this transition. The five major FLAPD markets still <a href=\"https:\/\/www.cushmanwakefield.com\/en\/insights\/emea-data-centre-update\" target=\"_blank\" rel=\"noreferrer noopener\">account for <strong>43% of operational data centre capacity in EMEA<\/strong><\/a>, but their share falls to <strong>32% of the future pipeline<\/strong>, compared with 39% six months earlier.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The region already exceeds 12.1 GW of operational capacity and has a further 18.3 GW committed between centres under construction and planned projects. If all that pipeline were to materialise, existing capacity could more than double. The key condition lies precisely in that \u201cif\u201d.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The sector is therefore entering what Cushman calls a phase of <strong>\u201cmanaged growth\u201d<\/strong>. Demand remains high, but investors are paying increasing attention to whether the planned scale can actually translate into profitability, cash generation and effective ability to deliver the project.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Power is beginning to redraw Europe\u2019s map<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In data centres, the critical asset is not just land. It is the ability to secure sufficient electrical power and connect it on time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Traditional markets continue to attract demand, but they face growing restrictions around power grids, land scarcity and permitting. As a result, part of the new capacity is being directed towards cities capable of offering large plots, power and more viable development timelines.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This circumstance favours certain areas of southern Europe and Scandinavia. Spain starts with some advantages: good international connectivity, relative land availability and a high penetration of renewable generation. However, Cushman warns that Spanish growth will be conditioned precisely by <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/08\/12\/data-centres-the-new-strategic-infrastructure-of-european-real-estate\/\" target=\"_blank\" rel=\"noreferrer noopener\">access to power and regulatory agility<\/a><\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Therefore, the number of announced megawatts does not automatically translate into new data centres. Truly developable capacity depends on there being sufficient grid connection, permits and financing.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Madrid gains scale within EMEA<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.cushmanwakefield.com\/en\/spain\/news\/2026\/06\/madrid-ranks-among-the-top-five-data-center-markets-in-emea\" target=\"_blank\" rel=\"noreferrer noopener\">Madrid is currently Spain\u2019s main market<\/a>. Cushman &amp; Wakefield ranks it fifth among its primary EMEA markets in the <em>Global Data Center Market Comparison 2026<\/em>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The capital has a <strong>total market capacity of 538 MW<\/strong> \u2014 a figure that includes more than capacity already in operation \u2014 and could reach 1,105 MW by 2030, according to the consultancy\u2019s forecasts. Spain also records approximate year-on-year growth of 9% in operational capacity and close to 16% in total market size.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Madrid\u2019s appeal combines demand for cloud and artificial intelligence services, fibre infrastructure and connections to the major international data routes. Spain\u2019s position has also been strengthened by the development of new submarine cables and other connectivity infrastructure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But Spanish growth is beginning to become clearly polycentric. Cushman\u2019s own report also places <strong>Zaragoza and Barcelona among the markets with appeal for new developments<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Arag\u00f3n becomes one of the focal points of the new cycle<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Zaragoza and Arag\u00f3n are probably the clearest example of how the sector\u2019s geography is changing.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Their land availability, renewable capacity and potential for large campuses have attracted major projects from technology companies and infrastructure operators. Cushman ranks Zaragoza seventh among its primary EMEA markets in the 2026 global ranking.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Investor interest, however, coexists with one of the sector\u2019s main current debates: <strong>how to make the rapid growth of data centres compatible with grid capacity and a regulatory framework that is still evolving<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the end of September, <a href=\"https:\/\/www.expansion.com\/afondo\/2026\/09\/30\/6abd0085468aeb616f8b458e.html\" target=\"_blank\" rel=\"noreferrer noopener\">operators and investors gathered in Zaragoza called for greater regulatory stability<\/a> in response to the new requirements the Government is preparing for the sector. The debate particularly affects issues such as energy efficiency, electricity consumption and the match between demand and new renewable generation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This discussion clearly illustrates the new phase of the market. It is no longer enough for there to be <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/08\/19\/spain-to-exceed-e10-billion-in-real-estate-investment-what-is-attracting-capital\/\" target=\"_blank\" rel=\"noreferrer noopener\">capital willing to invest<\/a>: energy regulation can become a variable as important as land availability.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Barcelona and new markets broaden Spain\u2019s map<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Barcelona has a different profile. Its main strength lies in international and Mediterranean connectivity, although energy constraints in the metropolitan area determine where new capacity can be developed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Arag\u00f3n, Catalonia and Madrid are therefore forming hubs with different characteristics: Madrid provides scale and interconnection; Zaragoza, space and energy potential; Barcelona, connectivity and urban demand. The result is a Spanish market that is increasingly less concentrated in a single location.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Relevant projects are also beginning to appear outside these three hubs. In Monforte del Cid, Alicante, Valfortec is processing a data centre aimed at artificial intelligence workloads with planned capacity of up to 30 MW and an initially estimated investment of around 300 million euros. The project also incorporates renewable generation and energy storage. The transaction reflects the extent to which <strong>access to power is becoming part of the design of the asset itself<\/strong>, rather than simply a factor of its location.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">From pipeline to reality: execution will make the difference<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The growth of <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/09\/18\/alternative-assets-more-capital-greater-specialisation-and-the-operational-challenge\/\" target=\"_blank\" rel=\"noreferrer noopener\">data centres has become one of the major trends in alternative real estate<\/a> because these assets combine infrastructure, technology and real estate characteristics.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Their value does not depend solely on the building or the land. Available power, connectivity, <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/08\/06\/contracts-in-cre-how-the-tenant-and-operator-influence-investment-risk\/\" target=\"_blank\" rel=\"noreferrer noopener\">the operator, the clients<\/a>, energy efficiency and the ability to maintain continuous service also matter.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This explains why execution is becoming increasingly important. Cushman notes that, despite the strong growth of the pipeline, the proportion of capacity that can realistically be developed is decreasing because of grid restrictions, connection timelines and permits.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These constraints are accompanied by greater attention to territorial and environmental impact. Local opposition to new projects is increasing in some markets and can translate into delays, new legislative requirements or even moratoriums.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is why talking only about announced megawatts can offer a misleading picture of future growth.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Spain has an opportunity, but execution will decide<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Europe needs more computing capacity and is looking for new markets capable of absorbing it. Spain brings together several of the conditions demanded by the industry: connectivity, land, renewable generation and different hubs capable of hosting large-scale projects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But the larger the pipeline, the more evident it becomes that <strong>not all announced projects will end up being developed under the same conditions or at the same pace<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The new European geography of data centres will increasingly be decided less by where demand exists \u2014 which remains abundant \u2014 and more by where power, connection, permits and <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/09\/29\/the-district-2026-four-keys-to-understanding-the-new-real-estate-investment-cycle\/\" target=\"_blank\" rel=\"noreferrer noopener\">execution capacity<\/a> can be guaranteed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Spain has fully entered that race.
