We review some of the ideas that emerged from The District 2026.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The District closed its first edition in Madrid on 24 September with <strong>17,589 executives, <a href=\"https:\/\/theobjective.com\/economia\/2026-09-25\/the-district-directivos-polos-inversion\/\" target=\"_blank\" rel=\"noreferrer noopener\">21% more than the previous year<\/a>, and more than 450 international experts<\/strong> gathered over three days at IFEMA. The event offered a fairly clear snapshot of the moment European real estate is going through: greater selectivity, a cost of capital that requires sharper decision-making and a growing weight of asset management and transformation in generating returns.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These conclusions were also very present in the four round tables in which Urbanitae participated, with <strong>Juan M\u00ednguez, Diego Bestard, Luis Maura and Jos\u00e9 Mar\u00eda G\u00f3mez-Acebo<\/strong>. Four different conversations \u2014 debt, new financing models, hospitality and private capital \u2014 that ended up connecting on several points: there is no longer a single source of capital or one valid recipe for every asset, the operator is becoming increasingly important and returns depend more and more on executing the business plan well.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">1. Alternative financing and banking are parts of the same market<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Urbanitae\u2019s first participation focused on the evolution of the real estate debt market. Juan M\u00ednguez, Head of Debt at Urbanitae, shared the panel with representatives from Banco Sabadell, Libeen and Baker Tilly.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">One of the central ideas was that <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/05\/08\/flexible-financing-for-a-residential-market-that-needs-more-supply-and-new-models\/\" target=\"_blank\" rel=\"noreferrer noopener\">presenting bank financing and alternative financing as opposing models is becoming increasingly unhelpful<\/a>. <strong>Each source of capital fits better with certain risks and moments in the transaction<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cAlternative financing enters at very specific moments in the life of an asset, enabling value creation to take place,\u201d explained M\u00ednguez. In many cases, precisely, the exit from that financing can occur through bank refinancing once the project has reached a more mature phase and reduced its risk.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Price, therefore, is only one part of the equation. Alternative financing may be more expensive, but it can also make it possible to execute an acquisition, finance a phase that is not yet bankable or reduce the initial equity requirements. Added to this are two attributes that appeared repeatedly in the conversation: <strong>flexibility and speed of execution<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The perspective of the other participants reinforced that thesis. Jenny Su\u00e1rez, from Banco Sabadell, summed up the current challenge especially clearly: \u201cLiquidity is there; the challenge is finding the right project for the right risk.\u201d Alex Wendt, from Baker Tilly, added another relevant idea: <strong>the best way to finance a project is not always the cheapest<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2. More sources of capital make the market more complete<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Two days later, Diego Bestard, CEO of Urbanitae, picked up part of that conversation from a broader perspective in a panel dedicated to new financing models.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">His starting point was deliberately pragmatic: if a transaction can access bank financing on good terms, it makes sense to use it. The emergence of new financiers does not mean replacing banks, but rather <strong>completing a capital structure that in Spain and Portugal was extraordinarily concentrated in them for decades<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The change can be seen in the appearance of more layers: equity, preferred equity, bridge loans, alternative debt or bank financing can all play a role at different stages of the same investment. For Bestard, this development brings the Iberian market closer to other more mature real estate markets and makes it less dependent on a single source of financing.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">He also questioned a common association between alternative financing and higher risk:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">\u201cWe do not necessarily take on more risk; we take on different types of risk.\u201d<\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\">An alternative financier may, for example, be comfortable with a transaction that falls outside the regulatory criteria of a bank while, at the same time, working with conservative levels of leverage.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Diego Berm\u00fadez, from Deloitte, addressed it from the developer\u2019s perspective: <strong>\u201cThe cheapest loan is not always the most valuable capital solution.\u201d<\/strong> In addition to price, he pointed to factors such as certainty of execution, flexibility, scale and how the financier\u2019s decision-making bodies work.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The result is a market with more options, but also one that is more demanding when it comes to choosing which option makes sense for each transaction.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">3. Hospitality: understanding the guest, but also the final buyer<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The change is not limited to financial structures. The panel featuring <strong>Luis Maura, Investment Director at Urbanitae<\/strong>, analysed how hospitality models are evolving in response to demand that is becoming increasingly difficult to categorise.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The boundaries between leisure and work have become blurred. A traveller may travel for professional reasons, stay for several weeks, work remotely and combine the stay with leisure. This behaviour is expanding the space for formats such as <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/07\/22\/iberia-consolidates-its-position-as-a-hotel-investment-hotspot-in-europe\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>flex living, mid stay and long stay<\/strong><\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For Urbanitae, this evolution brings the flexibility of the asset and, above all, the quality of the operator to the forefront. Luis Maura recalled the case of a flex living investment in Torremolinos where, once in operation, roughly half of the guests respond to purely holiday demand and the other half to profiles such as remote workers or digital nomads with longer stays.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But demand is only one part of the analysis. In a <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/07\/23\/how-value-is-created-in-a-cre-project-the-five-phases-of-a-value-add-strategy\/\" target=\"_blank\" rel=\"noreferrer noopener\">value-add strategy<\/a>, there is another question that conditions the investment from the outset:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><strong>\u201cThe first question we ask ourselves is who the final buyer will be.\u201d<\/strong><\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\">Thinking about the exit helps define the product, the operator and even the contractual structure. An asset likely to be aimed at a family office may require a different combination of stability and risk than one whose natural buyer is an institutional fund.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The conversation also focused on secondary cities. Urbanitae is seeing opportunities in markets such as Valladolid, Zaragoza, Alicante and A Coru\u00f1a, where there are still under-professionalised family-run hotels. In some cases, <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/09\/18\/alternative-assets-more-capital-greater-specialisation-and-the-operational-challenge\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>repositioning an asset, bringing in a good operator<\/strong><\/a> <strong>and correctly structuring its contract can create value without taking on all the risk of a development from scratch<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Miguel Casas, from Stoneweg Hospitality, also emphasised the growth of mid and long stay, where he believes demand is growing faster than supply. Eduard Adell, from Room00, brought another perspective: to anticipate the sector\u2019s evolution, it is not enough to ask how people travel, but <strong>who is travelling<\/strong>, with Gen Z and millennials driving new needs for flexibility, price and location.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4. Family offices are professionalising the way they invest<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Urbanitae\u2019s final participation addressed the role of private equity and family offices, with <strong>Jos\u00e9 Mar\u00eda G\u00f3mez-Acebo, CEO of <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/01\/15\/were-expanding-our-real-estate-co-investment-model-with-a-fund-management-company\/\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae Asset Management SGIIC<\/a><\/strong>, together with representatives from Soci\u00e9t\u00e9 G\u00e9n\u00e9rale and Harrison Street.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Here, the main change is not necessarily how much real estate families want to hold in their portfolios, but <strong>how they access it<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For years, it was common for a family office to delegate equities, bonds or funds to professional advisers, while managing its real estate investments directly. As G\u00f3mez-Acebo explained, that model has been changing: especially in development, families are increasingly turning to managers capable of carrying out the underwriting, supervising the transaction and engaging with the developer from a professional position.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The evolution can begin with deal-by-deal co-investments and move, as confidence in the manager increases, towards vehicles and funds that make it possible to build diversified exposure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But professionalising investment does not mean delegating judgement. In fact, one of Jos\u00e9 Mar\u00eda\u2019s clearest ideas was precisely the opposite:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><strong>\u201cThe business plan is essential, but the quality of the partner we work with is no less important.\u201d<\/strong><\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\">Urbanitae seeks long-term relationships with developers that have demonstrated execution capacity, but each new investment must pass its own analysis. \u201cIn real estate development, things always happen; the difference lies in how each developer resolves them,\u201d he summarised.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The same importance of the partner appeared in the contribution by Ignacio Lliso, from Harrison Street, who described family offices and private equity as <strong>\u201cmore complementary than competitors\u201d<\/strong>. Both can enter different phases of the same transaction, assume different risks and even successively become investors and buyers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">From buying the market to creating value<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The four panels ended up reaching, from different angles, a conclusion very similar to the one left by The District itself at the close of its fifth edition: in the new cycle, <strong>returns depend increasingly on the ability to manage, transform and execute<\/strong>, as opposed to strategies based mainly on leverage or yield compression.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In financing, that means choosing the right capital for each moment. In hospitality, understanding both new demand and the operator and future buyer. For family offices, professionalising analysis without giving up rigour. And, in every case, <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/02\/04\/7-key-factors-to-analyze-the-developer-before-investing-in-real-estate\/\" target=\"_blank\" rel=\"noreferrer noopener\">working with partners capable of executing the plan<\/a> when reality inevitably deviates from the Excel spreadsheet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That has probably been the main lesson of The District 2026 for Urbanitae. More than a single dominant trend, the market shows <strong>more alternatives, more specialisation and more possibilities to structure each investment differently<\/strong>. And the wider that range becomes, the more important analysis, selection and execution discipline become.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The District 2026 confirms a new real
