Logistics has been gaining weight within the real estate market for years, but its relevance is no longer explained solely by the growth of e-commerce. The transformation of supply chains<\/a>, the regionalisation of part of production and the need to reduce disruptions have turned logistics assets into increasingly important infrastructure for business activity<\/strong><\/a>.<\/p>\n\n\n\n

In this context, a warehouse is no longer valued only by its square metres. Location remains fundamental, but connectivity, energy capacity, efficiency and ease of incorporating automated processes also matter. Demand is increasingly moving towards spaces capable of responding to complex operations and adapting to different users.<\/p>\n\n\n\n

From efficiency to resilience<\/h2>\n\n\n\n

For decades, global supply chains were designed with one main objective: to produce and distribute at the lowest possible cost. Recent years have revealed the limits of that model. The pandemic, geopolitical tensions, problems along shipping routes and energy volatility have forced many companies to review how they manage suppliers, inventories and distribution centres.<\/p>\n\n\n\n

Efficiency remains important, but it is no longer the only criterion. Resilience<\/strong> also matters, understood as the ability to maintain activity when disruptions occur.<\/p>\n\n\n\n

This shift is driving strategies<\/a> such as supplier diversification, bringing part of production closer to end markets, or maintaining higher safety stocks. All of this requires space. That is why logistics platforms have ceased to be simple support facilities and have become relevant pieces within many companies\u2019 strategies.<\/p>\n\n\n\n

Logistics take-up maintains momentum<\/h2>\n\n\n\n

Data for the first quarter of 2026 points to solid demand in Spain<\/a>. According to BNP Paribas Real Estate, logistics take-up reached just over 320,000 square metres during the first three months of the year<\/a>, 28% more than in the same period of 2025.<\/p>\n\n\n\n

In total, 26 transactions were closed, with an average area of more than 12,000 square metres. However, this average is influenced by several large transactions, such as a 54,000-square-metre turnkey platform in Azuqueca de Henares and the leasing of more than 51,800 square metres in Illescas.<\/p>\n\n\n\n

Both transactions reflect the strength of the central peninsular logistics axis, where proximity to Madrid, access to the main transport routes and the availability of large plots continue to attract national-scale operators.<\/p>\n\n\n\n

The takeaway, therefore, is not that all demand is growing uniformly, but that large users continue to look for modern, well-connected assets prepared for increasingly sophisticated operations<\/strong>.<\/p>\n\n\n\n

The shortage of quality product supports rents<\/h2>\n\n\n\n

The logistics stock has continued to grow, but new space is being absorbed by the market. According to the data included in the report, availability stands at around 9%, despite stock having grown by nearly 6% over the past twelve months.<\/p>\n\n\n\n

In addition, part of the available space is concentrated in newly built platforms located in areas such as Getafe, Vallecas, Villaverde, Alcal\u00e1 de Henares and Illescas. This does not mean there is sufficient supply for every user. In certain locations and for assets with specific characteristics, quality product remains limited.<\/p>\n\n\n\n

Average rent stands at around \u20ac5.50 per square metre per month, while prime<\/em> rent \u2014 corresponding to the best assets in the most sought-after locations \u2014 reaches approximately \u20ac7.50.<\/p>\n\n\n\n

Rental evolution does not depend only on availability. Construction costs, building quality, energy efficiency, electrical capacity and ease of adapting the asset to new operators also play a role.<\/p>\n\n\n\n

Demand is diversifying beyond e-commerce<\/h2>\n\n\n\n

E-commerce continues to be one of the sector\u2019s drivers, but it is no longer the only one. The technology industry, renewable energy, electric vehicles and aerospace activity are generating new needs for storage, assembly and distribution.<\/p>\n\n\n\n

These sectors demand buildings with requirements different from those of a conventional warehouse. These may include:<\/p>\n\n\n\n
