Villa Solana ser\u00e1 nuestro <strong>proyecto n\u00famero 74 en la provincia<\/strong>, donde ya hemos financiado m\u00e1s de <strong>190 millones de euros<\/strong>. En Benahav\u00eds, uno de los municipios m\u00e1s representativos de ese mercado, ser\u00e1 nuestra <strong>decimotercera operaci\u00f3n<\/strong>, con m\u00e1s de <strong>30 millones de euros financiados<\/strong> hasta la fecha.<\/p>\n\n<ul class=\"wp-block-list\">\n<li>\ud83d\udcc5 <strong>Apertura a inversi\u00f3n:<\/strong> martes 30 de junio a las 12:00 h (UTC+2)<\/li>\n\n<li>\ud83c\udf99 <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_WvxefcMcR7qleYLIA3bGEA\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Webinar<\/strong><\/a><strong> del proyecto:<\/strong> lunes 29 de junio a las 16:00 h (UTC+2)<\/li>\n<\/ul>\n\n<h2 class=\"wp-block-heading\">Una villa en El Herrojo, La Quinta<\/h2>\n\n<p>El activo objeto del <a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000491\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=proyecto_1&amp;utm_content=es_proyecto_villa_solana\" target=\"_blank\" rel=\"noreferrer noopener\">proyecto<\/a> es una vivienda unifamiliar aislada con una superficie construida aproximada de <strong>645 m\u00b2<\/strong>, sobre una parcela de <strong>1.608 m\u00b2<\/strong>.<\/p>\n\n<p>La villa se distribuye en una planta sobre rasante y un nivel de semis\u00f3tano, y cuenta con <strong>5 dormitorios, 6 ba\u00f1os, piscina y garaje<\/strong>. Adem\u00e1s, se sit\u00faa en una posici\u00f3n elevada con vistas al mar, uno de los atributos m\u00e1s valorados en el mercado residencial prime de la Costa del Sol.<\/p>\n\n<p>La estrategia del proyecto consiste en llevar a cabo una <strong>reforma integral<\/strong> para reposicionar el activo dentro del <a href=\"https:\/\/blog.urbanitae.com\/2026\/06\/11\/residencial-prime-en-espana-menos-volumen-mas-calidad\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=segmento_villas_lujo&amp;utm_content=es_proyecto_villa_solana\" target=\"_blank\" rel=\"noreferrer noopener\">segmento de villas de lujo<\/a> de Benahav\u00eds. La vivienda fue construida en 2004 y el gestor adquiri\u00f3 el activo en mayo de 2025 con fondos propios, habiendo comprometido hasta la fecha un capital total de aproximadamente <strong>2 millones de euros<\/strong>.<\/p>\n\n<h2 class=\"wp-block-heading\">Benahav\u00eds: uno de los mercados prime de la Costa del Sol<\/h2>\n\n<p>La vivienda se ubica en <strong>El Herrojo<\/strong>, dentro del entorno de La Quinta, en Benahav\u00eds. Se trata de una de las zonas residenciales de lujo m\u00e1s consolidadas de la Costa del Sol, con f\u00e1cil acceso a Marbella y Puerto Ban\u00fas.<\/p>\n\n<p>Benahav\u00eds combina privacidad, entorno natural y proximidad a algunos de los destinos m\u00e1s exclusivos del sur de Espa\u00f1a. La Quinta es reconocida por su campo de golf, su seguridad, sus vistas al mar y a la monta\u00f1a y su oferta de villas independientes de alto nivel.<\/p>\n\n<p>Este tipo de ubicaci\u00f3n mantiene un fuerte atractivo para compradores de alto poder adquisitivo, tanto nacionales como internacionales, que buscan vivienda en uno de los mercados residenciales m\u00e1s distinguidos del Mediterr\u00e1neo.<\/p>\n\n<h2 class=\"wp-block-heading\">El gestor: Avenia Capital<\/h2>\n\n<p>El gestor del <a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000491\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=proyecto_2&amp;utm_content=es_proyecto_villa_solana\" target=\"_blank\" rel=\"noreferrer noopener\">proyecto<\/a> es <strong>Avenia Capital<\/strong>, promotora inmobiliaria con m\u00e1s de diez a\u00f1os de experiencia enfocada en el desarrollo de proyectos premium en la Costa del Sol.<\/p>\n\n<p>Sus socios fundadores acumulan una amplia trayectoria en el sector financiero e inmobiliario en el norte de Europa y en el sur de Espa\u00f1a, con m\u00e1s de <strong>4.000 millones de euros en gesti\u00f3n de activos<\/strong>.<\/p>\n\n<p>La compa\u00f1\u00eda est\u00e1 especializada en el desarrollo y reposicionamiento de activos residenciales en el entorno de Marbella y Benahav\u00eds. Ha terminado con \u00e9xito <strong>diez proyectos<\/strong>, incluyendo <a href=\"https:\/\/blog.urbanitae.com\/2025\/03\/25\/nuevo-proyecto-invierte-en-dos-villas-de-lujo-en-la-costa-del-sol\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=villas_lujo&amp;utm_content=es_proyecto_villa_solana\" target=\"_blank\" rel=\"noreferrer noopener\">villas de lujo<\/a>, complejos de apartamentos, casas adosadas y proyectos de desarrollo de suelo.<\/p>\n\n<p>Adem\u00e1s, cuenta con una red de socios de construcci\u00f3n y contratistas locales de confianza, un elemento especialmente relevante en operaciones de reforma y reposicionamiento de activos prime.<\/p>\n\n<h2 class=\"wp-block-heading\">Reforma, interiorismo y comercializaci\u00f3n<\/h2>\n\n<p>La licencia de obras para reforma interior ya ha sido presentada ante el Ayuntamiento de Benahav\u00eds y se encuentra en tramitaci\u00f3n, con aprobaci\u00f3n prevista en el pr\u00f3ximo mes. Esto permitir\u00eda comenzar los trabajos durante los meses de verano.<\/p>\n\n<p>Los trabajos de reforma, incluyendo interiorismo y amueblamiento de la villa, tendr\u00e1n una duraci\u00f3n estimada de entre <strong>16 y 18 meses<\/strong>, plazo que ha sido validado por la due diligence t\u00e9cnica.<\/p>\n\n<p>La comercializaci\u00f3n del activo la llevar\u00e1 a cabo un agente inmobiliario de reconocido prestigio en la Costa del Sol, con experiencia previa trabajando con el promotor. La estrategia comercial contempla salir al mercado con las obras de reforma ya avanzadas. La villa contar\u00e1 con acabados de altas calidades e interiorismo integrado, con el objetivo de maximizar el precio y reducir el tiempo de exposici\u00f3n.<\/p>\n\n<h2 class=\"wp-block-heading\">Rentabilidad total del 21% en 24 meses<\/h2>\n\n<p>La <a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000491\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=operacion&amp;utm_content=es_proyecto_villa_solana\" target=\"_blank\" rel=\"noreferrer noopener\">operaci\u00f3n<\/a> se estructura v\u00eda deuda, mediante un pr\u00e9stamo a tipo fijo, cuya cuant\u00eda total asciende a <strong>2.240.000 euros<\/strong>, financiado \u00edntegramente por inversores de Urbanitae y estructurado en dos tramos:<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Tramo A:<\/strong> hasta 1.150.000 euros, correspondiente a esta apertura.<\/li>\n\n<li><strong>Tramo B:<\/strong> hasta 1.090.000 euros.<\/li>\n<\/ul>\n\n<p>Las principales caracter\u00edsticas del tramo A son:<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Importe:<\/strong> 1.150.000 euros<\/li>\n\n<li><strong>Tipo de inter\u00e9s:<\/strong> 10,5% anual simple<\/li>\n\n<li><strong>Rentabilidad total:<\/strong> 21,0%<\/li>\n\n<li><strong>Plazo:<\/strong> 24 meses<\/li>\n\n<li><strong>Posible extensi\u00f3n:<\/strong> 6 meses adicionales en el mes 24<\/li>\n\n<li><strong>Retorno m\u00ednimo:<\/strong> equivalente a 18 meses de intereses<\/li>\n\n<li><strong>Pago de principal e intereses:<\/strong> a vencimiento<\/li>\n<\/ul>\n\n<p>La parte del pr\u00e9stamo destinada a financiar costes de construcci\u00f3n se ir\u00e1 disponiendo mediante certificaciones mensuales, sujetas al informe favorable del <strong>Project Monitor<\/strong>.<\/p>\n\n<h2 class=\"wp-block-heading\">Garant\u00edas del pr\u00e9stamo<\/h2>\n\n<p>El pr\u00e9stamo cuenta con un paquete de garant\u00edas formado por:<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Hipoteca de primer rango<\/strong> sobre la finca objeto de financiaci\u00f3n, con responsabilidad hipotecaria del 140%.<\/li>\n\n<li><strong>Prenda de primer rango<\/strong> sobre las acciones de la SPV prestataria.<\/li>\n\n<li><strong>Prenda de primer rango<\/strong> sobre las cuentas bancarias de la SPV prestataria.<\/li>\n\n<li><strong>Mandato irrevocable de venta<\/strong> a favor de los inversores de Urbanitae, que se activar\u00e1 en el mes 24 si no se produce la extensi\u00f3n, en el mes 30 si se produce la extensi\u00f3n o ante la materializaci\u00f3n de cualquier incumplimiento del pr\u00e9stamo.<\/li>\n<\/ul>\n\n<p>Como en todos los <a href=\"https:\/\/blog.urbanitae.com\/2023\/12\/10\/son-mas-seguros-los-proyectos-de-equity-o-los-de-deuda\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=proyectos_de_deuda&amp;utm_content=es_proyecto_villa_solana\" target=\"_blank\" rel=\"noreferrer noopener\">proyectos de deuda<\/a>, se incorpora la figura del <strong>Project Monitor<\/strong>, que revisar\u00e1 las certificaciones de obra, el avance de la construcci\u00f3n, posibles desviaciones en plazo y coste, y aprobar\u00e1 los desembolsos mensuales del pr\u00e9stamo.<\/p>\n\n<h2 class=\"wp-block-heading\">Estrategia de salida<\/h2>\n\n<p>La salida esperada de los inversores se producir\u00e1 mediante la <strong>venta de la villa<\/strong> una vez completada la reforma y reposicionado el activo.<\/p>\n\n<p>La tesis se apoya en la calidad de la ubicaci\u00f3n, el atractivo del producto final, la experiencia del gestor en operaciones similares y la comercializaci\u00f3n a trav\u00e9s de un agente inmobiliario l\u00edder en la Costa del Sol. Adem\u00e1s, la operaci\u00f3n ha sido contrastada mediante due diligence t\u00e9cnica y comercial, que valida tanto los plazos de ejecuci\u00f3n como los precios planteados por el
