This will be the developer\u2019s <strong>20th project<\/strong> on Urbanitae, a track record that includes transactions such as Madrid Sur, Torres del Mediterr\u00e1neo, Puerta del \u00c1ngel, La Chopera, Palos de la Frontera and Ondarreta, among others.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>\ud83d\udcc5 <strong>Investment opening:<\/strong> Tuesday, June 23, at 12:00 noon (UTC+2)<\/li>\n \n<li>\ud83c\udf99 <strong>Webinar:<\/strong> there will be no specific webinar for this project, as it is a new transaction with a recurring developer on Urbanitae.<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Three Developments in Madrid and M\u00f3stoles<\/h2>\n<p> <\/p>\n<p>The <a id=\"https:\/\/urbanitae.com\/en\/project\/P000485\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=project_1&amp;utm_content=en_proyecto_paseo_olivos\" href=\"https:\/\/urbanitae.com\/en\/project\/P000485\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=project_1&amp;utm_content=en_proyecto_paseo_olivos\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">project<\/a> consists of three independent developments:<\/p>\n<p> <\/p>\n<p>The first, <strong>Torres de Lucero<\/strong>, is located at <strong>Paseo de los Olivos 90<\/strong>, in the Puerta del \u00c1ngel neighbourhood of Madrid. The premises will be transformed into <strong>33 storage units<\/strong>, 9 of which have already been reserved. The developer has signed an earnest money agreement with the sellers and works may begin once the financing has been signed, as the licence is processed through a responsible declaration.<\/p>\n<p> <\/p>\n<p>The second development, <strong>Joaqu\u00edn Turina<\/strong>, is located in the Buenavista neighbourhood, in the Carabanchel district, southwest of Madrid. The premises will also be transformed into <strong>33 storage units<\/strong>, 7 of which have already been reserved. As in Torres de Lucero, works may begin once financing has been obtained, as the licence is processed through a responsible declaration.<\/p>\n<p> <\/p>\n<p>The third development is located at <strong>calle Salcillo 7<\/strong>, in M\u00f3stoles. In this case, the project consists of transforming commercial premises into <strong>two apartments<\/strong>. Unlike the other two assets, these premises have already been acquired by the developer and part of the loan will be used to carry out the works.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A Project Focused on Storage Units and Compact Housing<\/h2>\n<p> <\/p>\n<p>The investment thesis is based on a business line in which Grupanxon has been active for years: the transformation of commercial premises into products with demand in consolidated urban environments, <a id=\"https:\/\/blog.urbanitae.com\/en\/2024\/04\/18\/storage-units-urbanitaes-success-with-grupanxon-in-madrid\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=storage_units&amp;utm_content=en_proyecto_paseo_olivos\" href=\"https:\/\/blog.urbanitae.com\/en\/2024\/04\/18\/storage-units-urbanitaes-success-with-grupanxon-in-madrid\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=storage_units&amp;utm_content=en_proyecto_paseo_olivos\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">such as storage units, parking spaces and housing<\/a>.<\/p>\n<p> <\/p>\n<p>In this case, investors\u2019 exit will take place through the sale of the resulting storage units and apartments. In addition, <strong><a id=\"https:\/\/mkt.urbanitae.com\/success_stories_en.html?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=projects_successfully_repaid&amp;utm_content=en_proyecto_paseo_olivos\" href=\"https:\/\/mkt.urbanitae.com\/success_stories_en.html?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=projects_successfully_repaid&amp;utm_content=en_proyecto_paseo_olivos\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">14 projects have already been successfully repaid<\/a><\/strong> to investors, improving the return on investment in all of them.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Total Return of 16.5% Over 18 Months<\/h2>\n<p> <\/p>\n<p>The transaction is structured as debt, through a fixed-rate loan, with the following main characteristics:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Amount:<\/strong> \u20ac725,000<\/li>\n \n<li><strong>Interest rate:<\/strong> 11% simple annual interest<\/li>\n \n<li><strong>Total return:<\/strong> 16.5%<\/li>\n \n<li><strong>Term:<\/strong> 18 months<\/li>\n \n<li><strong>Possible extension:<\/strong> an additional 6 months<\/li>\n \n<li><strong>Interest payment:<\/strong> at maturity<\/li>\n \n<li><strong>Early repayment:<\/strong> permitted at any time, with a minimum return equivalent to 18 months of interest<\/li>\n<\/ul>\n<p> <\/p>\n<p>The loan funds will be used to finance the acquisition of two of the commercial premises and the development of the 66 storage units and two apartments included in the project.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Loan Guarantees<\/h2>\n<p> <\/p>\n<p>The loan includes a guarantee package made up of:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Promise of a first-ranking mortgage<\/strong> over the property located at Paseo de los Olivos 90, Madrid, where 33 storage units will be developed.<\/li>\n \n<li><strong>Promise of a first-ranking mortgage<\/strong> over the property located at calle Joaqu\u00edn Turina 34, Madrid, where 33 storage units will be developed.<\/li>\n \n<li><strong>Promise of a first-ranking mortgage<\/strong> over the property located at calle Salcillo 7, M\u00f3stoles, where two apartments will be developed.<\/li>\n \n<li><strong>Pledge over the shares<\/strong> of the developer SPV.<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exit Strategy<\/h2>\n<p> <\/p>\n<p>The loan is expected to be repaid through the <strong><a id=\"https:\/\/blog.urbanitae.com\/en\/2025\/11\/28\/new-project-investment-in-storage-units-at-11-annual-with-grupanxon\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=sale_storage_units&amp;utm_content=en_proyecto_paseo_olivos\" href=\"https:\/\/blog.urbanitae.com\/en\/2025\/11\/28\/new-project-investment-in-storage-units-at-11-annual-with-grupanxon\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=sale_storage_units&amp;utm_content=en_proyecto_paseo_olivos\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">sale of the storage units<\/a> and apartments<\/strong> developed across the three assets.<\/p>\n<p> <\/p>\n<p>The developer already has reservations for part of the storage units: <strong>9 units reserved<\/strong> in Torres de Lucero and <strong>7 units reserved<\/strong> in Joaqu\u00edn Turina. In addition, it will not be necessary to sell all the storage units in order to repay the loan, which provides flexibility to the exit strategy.<\/p>\n<p> <\/p>\n<p>There is also the possibility of renting the apartments for a period of time, if convenient within the business
