investors.<\/li><li><strong>Tranche C:<\/strong> up to \u20ac1,340,000, contributed by Urbanitae investors.<\/li><\/ul><p>This opening will finance Urbanitae\u2019s portion of <strong>Tranche A<\/strong>, with the following characteristics:<\/p><ul class=\"wp-block-list\"><li><strong>Amount:<\/strong> \u20ac2,340,000<\/li><li><strong>Interest rate:<\/strong> 10.50% simple annual interest<\/li><li><strong>Total return:<\/strong> 15.75%<\/li><li><strong>Term:<\/strong> 18 months<\/li><li><strong>Possible extensions:<\/strong> two 6-month extensions, at months 18 and 24<\/li><li><strong>Principal and interest payment:<\/strong> at maturity<\/li><\/ul><p>The second extension would increase the interest rate by 100 basis points, up to <strong>11.50% annually<\/strong>.<\/p><p>The portion of the loan allocated to construction financing will be drawn through monthly certifications, subject to approval by the <strong>Project Monitor<\/strong>.<\/p><h2 class=\"wp-block-heading\">Loan guarantees<\/h2><p>The loan benefits from a package of guarantees consisting of:<\/p><ul class=\"wp-block-list\"><li><strong>First-ranking mortgage<\/strong> over the financed property, with mortgage liability equal to 130% of the principal.<\/li><li><strong>First-ranking pledge<\/strong> over the shares of the development SPV.<\/li><li><strong>First-ranking pledge<\/strong> over the project\u2019s bank accounts, including the VAT account.<\/li><li><strong>Equity Commitment Letter<\/strong>, guaranteeing the developer\u2019s commitment to provide additional capital to cover any cost overruns not contemplated in the business plan.<\/li><li><strong>Irrevocable sales mandate<\/strong> in favour of Urbanitae investors, enforceable in the event of non-payment, material breach or failure to fully repay on the agreed or extended maturity date.<\/li><\/ul><p>The minimum sale price under the mandate will be equivalent to <strong>80% of the latest available valuation<\/strong>.<\/p><p>In addition, as with all debt projects, a <strong>Project Monitor<\/strong> will supervise construction certifications, monitor construction progress, identify potential time or cost deviations and approve loan disbursements.<\/p><h2 class=\"wp-block-heading\">Exit strategy<\/h2><p>The investors\u2019 exit is expected through the <strong>sale of the villa<\/strong>, whose target price is <strong>\u20ac25 million<\/strong>.<\/p><p>Marketing will be carried out through the developer\u2019s direct channels and a selection of Marbella\u2019s five leading agencies under an invitation-only exclusive sales model.<\/p><p>The project presents an <strong>LTV below 44%<\/strong> based on the latest available valuation \u2013 \u20ac22.24 million as of June 2026 \u2013 and approximately <strong>40%<\/strong> based on the target sale
