All homes will include a private garden and individual swimming pool.<\/p>\n<p> <\/p>\n<p>The project already has a <strong>building permit granted<\/strong> by Pozuelo de Alarc\u00f3n Town Hall for a fully urbanised residential plot. In addition, demolition works have already been completed and foundation works have begun, meaning the development is fully underway and urbanistically validated.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Location: Pozuelo de Alarc\u00f3n, one of Madrid\u2019s most sought-after residential areas<\/h2>\n<p> <\/p>\n<p>The <a id=\"https:\/\/urbanitae.com\/en\/project\/P000479\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=asset&amp;utm_content=en_proyecto_vertice\" href=\"https:\/\/urbanitae.com\/en\/project\/P000479\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=asset&amp;utm_content=en_proyecto_vertice\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">asset<\/a> is located in Pozuelo de Alarc\u00f3n, recognised as one of the municipalities with the highest per capita income in Spain and one of the most desirable residential locations for high-income families.<\/p>\n<p> <\/p>\n<p>More specifically, it is situated in the <strong>Zona Estaci\u00f3n<\/strong> area, a residential environment known for its strong connectivity, with immediate access to the A-6 and M-40 motorways, and close proximity to the Aravaca and Pozuelo commuter rail stations.<\/p>\n<p> <\/p>\n<p>The area also benefits from prestigious international schools, leading retail areas and a very limited supply of new-build homes, reinforcing the attractiveness of the asset and the strength of demand.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">The sponsor: Grupo Frangla<\/h2>\n<p> <\/p>\n<p>The project sponsor is <strong>Grupo Frangla<\/strong>, a boutique developer specialising in high-end residential developments priced below \u20ac2 million.<\/p>\n<p> <\/p>\n<p>The group covers the entire development cycle and has its own construction company, <strong>Boceto<\/strong>, responsible for the execution of the works. This vertical integration allows for greater control over costs, timelines and construction quality.<\/p>\n<p> <\/p>\n<p>The estimated construction period, obtaining first occupancy licences and final project completion is expected within a maximum term of <strong>16 months<\/strong>, under a loan with a financial term of <strong>20 months<\/strong>, plus a possible 6-month extension.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A project already underway with advanced pre-sales<\/h2>\n<p> <\/p>\n<p>The sponsor has already invested approximately <strong>\u20ac625,000<\/strong> in the acquisition of the plot. In this opening, <strong>Tranche A<\/strong> will be financed under the following terms:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Tranche A amount:<\/strong> up to Commitment Letter<\/strong> guaranteeing additional capital contributions if required.<\/li>\n \n<li><strong>100% cash-sweep mechanism<\/strong> over the purchase proceeds received upon signing the deeds of sale, allocated primarily to repay loan principal and accrued interest.<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exit strategy<\/h2>\n<p> <\/p>\n<p>The repayment of the loan
