Of this amount:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>\u20ac3,000,000<\/strong> will be financed by Urbanitae investors.<\/li>\n \n<li><strong>\u20ac2,000,000<\/strong> will be provided by external co-investors.<\/li>\n<\/ul>\n<p> <\/p>\n<p>The main characteristics of the Urbanitae loan are:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Amount:<\/strong> up to \u20ac3,000,000<\/li>\n \n<li><strong>Interest rate:<\/strong> 11.0% annual simple interest<\/li>\n \n<li><strong>Total return:<\/strong> 22%<\/li>\n \n<li><strong>Term:<\/strong> 24 months<\/li>\n \n<li><strong>Possible extension:<\/strong> an additional 12 months<\/li>\n \n<li><strong>Principal and interest payment:<\/strong> at maturity<\/li>\n<\/ul>\n<p> <\/p>\n<p>Loan drawdowns will be linked to construction progress and the achievement of pre-sales milestones.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Loan guarantees<\/h2>\n<p> <\/p>\n<p>The financing includes a package of guarantees comprising:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>First-ranking mortgage<\/strong> over the asset.<\/li>\n \n<li><strong>Pledge over the SPV\u2019s bank accounts<\/strong>.<\/li>\n \n<li><strong>Subordination of shareholder loans<\/strong>.<\/li>\n \n<li><strong>Sponsor commitment to contribute additional capital<\/strong> in the event of construction cost overruns.<\/li>\n<\/ul>\n<p> <\/p>\n<p>In addition, as with all Urbanitae debt transactions, the project will be supervised by an independent <strong>Project Monitor<\/strong>, responsible for reviewing construction progress, technical certifications and the proper release of funds throughout the execution phase.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exit strategy<\/h2>\n<p> <\/p>\n<p>The investors\u2019 exit will take place through the <strong>sale of the 24 residential units<\/strong>, together with the associated parking spaces and storage units.<\/p>\n<p> <\/p>\n<p>The project targets a market characterised by strong demand and limited supply of newly built premium residential product, particularly in central and well-connected locations in northern
