The deadline to complete the acquisition and pay the remaining amount is <strong>May 29, 2026<\/strong>.<\/p>\n<p> <\/p>\n<p>Upon signing the Urbanitae loan, the borrower will have invested more than <strong>\u20ac2.3 million of equity<\/strong> into the project.<\/p>\n<p> <\/p>\n<p>From an urban planning perspective, the project is awaiting final approval of the <strong>Urbanisation Project<\/strong>, which is expected once an agreement is reached with the Ministry of Transport and Sustainable Mobility regarding several motorway access points. Once approved, the <strong>Detailed Study<\/strong> and subsequently the <strong>Basic Project<\/strong> will be processed in order to obtain the building permit.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Transaction structure<\/h2>\n<p> <\/p>\n<p>The <a id=\"https:\/\/urbanitae.com\/en\/project\/P000478\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=transaction&amp;utm_content=en_proyecto_polarsol\" href=\"https:\/\/urbanitae.com\/en\/project\/P000478\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=transaction&amp;utm_content=en_proyecto_polarsol\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">transaction<\/a> is structured as debt, through a fixed-rate loan granted to <strong>URBANIA RESI DEVELOPMENTS I, S.A.<\/strong><\/p>\n<p> <\/p>\n<p>The total loan amounts to up to <strong>\u20ac11,875,000<\/strong>, financed by Urbanitae investors and external co-investors. Of this amount:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>\u20ac5,000,000<\/strong> will be financed by Urbanitae investors<\/li>\n \n<li><strong>\u20ac6,875,000<\/strong> will be financed by external co-investors<\/li>\n<\/ul>\n<p> <\/p>\n<p>The main features of the Urbanitae tranche are:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Amount:<\/strong> \u20ac5,000,000<\/li>\n \n<li><strong>Interest rate:<\/strong> 12.5% annual simple interest<\/li>\n \n<li><strong>Total return:<\/strong> 25.0%<\/li>\n \n<li><strong>Term:<\/strong> 24 months<\/li>\n \n<li><strong>Possible extension:<\/strong> additional 6 months<\/li>\n \n<li><strong>Minimum interest:<\/strong> equivalent to 15 months of interest<\/li>\n \n<li><strong>Interest and principal repayment:<\/strong> at maturity<\/li>\n<\/ul>\n<p> <\/p>\n<p>Full early repayment will be allowed at any time, subject to a guaranteed minimum return equivalent to <strong>15 months of interest<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Loan guarantees<\/h2>\n<p> <\/p>\n<p>The loan benefits from several key guarantees:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>First-ranking mortgage<\/strong> over the plot, with mortgage liability equal to 150% of the principal amount of the debt.<\/li>\n \n<li><strong>First-demand surety insurance policy<\/strong> signed with a top-tier insurance company, guaranteeing the borrower\u2019s payment obligations.<\/li>\n \n<li><strong>First-ranking pledge over the project\u2019s bank accounts<\/strong>, including the VAT account where recoverable VAT is refunded.<\/li>\n<\/ul>\n<p> <\/p>\n<p>In addition, the loan presents an <strong>LTV of 53.5%<\/strong> based on the appraised value of the land, excluding interest.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exit strategy<\/h2>\n<p> <\/p>\n<p>The investors\u2019 exit is expected through <strong>bank refinancing<\/strong>, once the building permit has been obtained and the pre-sales threshold required by the financing bank has been achieved.<\/p>\n<p> <\/p>\n<p>This strategy is common in projects where alternative financing covers an initial phase of the development \u2013 in this case, the acquisition of the land \u2013 until the project reaches the milestones necessary to access a developer
