Participants included \u00c1lvaro Alonso, Head of Living at Cushman &amp; Wakefield; Daniel Toribio, CEO of Vivia; Miguel Silmi, Managing Director of Homes by Gestilar; Ana Mart\u00ednez de Lizarrondo, Spain Director at Urban Campus; Ang\u00e9lica Tarrasa, Segment Buildings Marketing Manager at Schneider Electric; Patricia Rodr\u00edguez, Certification Manager at BREEAM Spain; Aurelio Rodr\u00edguez, Business Director at Argis; Diego Escario, architect at Cano y Escario Arquitectura; and Jorge Gin\u00e9s, Managing Director of Asprima.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Demand no longer responds to traditional models<\/h2>\n\n\n\n<p>The starting point was clear: Spain is building fewer homes than it needs. While annual housing production stands at around 80,000\u201390,000 units, the creation of new households is progressing at a much faster pace, generating an accumulated <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/07\/23\/housing-deficit-in-spain-the-imf-calls-for-faster-construction\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0526&#038;utm_term=deficit&#038;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/en\/2025\/07\/23\/housing-deficit-in-spain-the-imf-calls-for-faster-construction\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=deficit&amp;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" target=\"_blank\" rel=\"noreferrer noopener\">deficit<\/a> that several analyses estimate at hundreds of thousands of homes.<\/p>\n\n\n\n<p>But the problem is not only quantitative. They offer more compact units, shared services, professional management, and a residential experience better adapted to users who increasingly behave like customers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The regulatory bottleneck<\/h2>\n\n\n\n<p>One of the most repeated points during the breakfast was the difficulty of adapting urban planning regulations to this new reality. Many master plans were designed decades ago, in a social and economic context very different from today\u2019s. Rigidity in changing permitted uses, differences between municipalities, and the discretionary interpretation of certain <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/18\/urban-land-transformation-the-cnmcs-new-focus-to-boost-housing-access\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0526&#038;utm_term=urban_planning_criteria&#038;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/18\/urban-land-transformation-the-cnmcs-new-focus-to-boost-housing-access\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=urban_planning_criteria&amp;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" target=\"_blank\" rel=\"noreferrer noopener\">urban planning criteria<\/a> create uncertainty for developers, operators, and investors.<\/p>\n\n\n\n<p>Jorge Gin\u00e9s, Managing Director of Asprima, summarized it with a particularly illustrative statement: \u201cWe need urban planning to be liquid and flexible. It cannot be deterministic, and structural changes cannot become a burden.\u201d<\/p>\n\n\n\n<p>As highlighted during the discussion, the result is <strong>a market in which each project tends to become a unique case<\/strong>. This makes scalability more difficult, increases costs, and reduces the sector\u2019s ability to industrialize solutions. At a time when housing requires scale, agility, and efficiency, the lack of regulatory consistency becomes a major barrier.<\/p>\n\n\n\n<p>The role of local administrations was also emphasized. Many municipalities lack the technical, human, and technological resources needed to process permits and changes of use at the speed demanded by the market. This directly affects project viability and, ultimately, housing availability.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Profitability: less price growth, more efficiency<\/h2>\n\n\n\n<p>The profitability of new residential models was another major topic of discussion. In a context of elevated costs and rents that are beginning to hit affordability limits in certain markets, the sector can no longer rely solely on rising prices.<\/p>\n\n\n\n<p>Juan M\u00ednguez emphasized this point, noting that \u201cthe secret to <a href=\"https:\/\/mkt.urbanitae.com\/Urbanitae_statistics_and_results_en.html?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=profitability&amp;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" type=\"link\" id=\"https:\/\/mkt.urbanitae.com\/Urbanitae_statistics_and_results_en.html?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=profitability&amp;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" target=\"_blank\" rel=\"noreferrer noopener\">profitability<\/a> lies more in scale, in managing a volume of units that allows for efficiency, than in continuing to raise rents.\u201d In his view, there is still some room for rent growth in certain markets, but it is becoming increasingly limited: \u201cIn terms of rents, it is difficult to continue increasing them; the key lies in the cost base, in acquiring assets well and repositioning them efficiently.\u201d<\/p>\n\n\n\n<p>This perspective connects with a broader transformation in the sector. However, this capacity also requires analysis and discipline. As M\u00ednguez reminded attendees, \u201c<strong><a href=\"https:\/\/urbanitae.com\/en\/projects\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=each_transaction&amp;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" type=\"link\" id=\"https:\/\/urbanitae.com\/en\/projects\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=each_transaction&amp;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" target=\"_blank\" rel=\"noreferrer noopener\">each transaction<\/a> must be analyzed on its own merits<\/strong>.\u201d<\/p>\n\n\n\n<p>From our perspective, this is one of the keys to the new cycle. It is not about financing any project, but about identifying transactions with solid real estate fundamentals, adequate guarantees, solvent developers, and balanced risk structures. In debt financing, this means analyzing the location, the asset, the urban planning situation, costs, timelines, exit strategy, and the quality of guarantees.<\/p>\n\n\n\n<p>M\u00ednguez also highlighted an important distinction: an alternative lender may assume certain risks that banks do not always take, but not every type of risk. \u201cI can take timing risk,\u201d he noted, \u201cbut not binary risk, a one-or-zero risk.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A challenge that requires collaboration<\/h2>\n\n\n\n<p>The breakfast left one clear conclusion: the Spanish residential market has demand, capital, and investor interest, but it needs to resolve structural bottlenecks in order to transform that potential into actual housing supply.<\/p>\n\n\n\n<p>The <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/05\/land-scarcity-in-spain-a-key-obstacle-to-housing-access\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0526&#038;utm_term=lack_of_land&#038;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/05\/land-scarcity-in-spain-a-key-obstacle-to-housing-access\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=lack_of_land&amp;utm_content=en_desayuno_editorial_oi_nuevas_formulas\" target=\"_blank\" rel=\"noreferrer noopener\">lack of land<\/a>, labor shortages, regulatory rigidity, construction costs, and slow administrative processes are limiting housing production.
