In an international environment marked by uncertainty, Spain has once again positioned itself among the most attractive markets for capital. Spain combines several structural drivers that continue to underpin investment: population growth, changing housing needs, resilient consumption in certain segments, and a tourism industry that remains exceptional.<\/p>\n\n\n\n<p>That does not mean that \u201canything goes.\u201d Quite the opposite: the market is becoming <strong>more selective<\/strong>. Capital is seeking assets with clear demand, adaptability, and value-creation potential. Demand centered on assets with strong <strong>ESG<\/strong> credentials (environmental, social, and governance standards), prime locations, and repositioning potential, particularly in secondary areas with room for improvement.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Hotels, alternatives, and industrial: more selective, less uniform<\/h2>\n\n\n\n<p>The <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/06\/10\/madrid-and-barcelona-boost-hotel-investment\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0526&#038;utm_term=hospitality_sector&#038;utm_content=en_inversion_inmobiliaria_q1\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/en\/2024\/06\/10\/madrid-and-barcelona-boost-hotel-investment\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0526&amp;utm_term=hospitality_sector&amp;utm_content=en_inversion_inmobiliaria_q1\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>hospitality<\/strong> sector<\/a> remains important, although its performance was somewhat more moderate than other segments. Two major categories stand out here. On the one hand, <strong>healthcare<\/strong> assets \u2013 such as senior living facilities and healthcare centers \u2013 driven by population aging. Nevertheless, investor interest remains strong in specific niches such as <strong>nearshoring<\/strong> (relocating production closer to end markets), <strong>last-mile logistics<\/strong> (distribution close to consumers), and energy-efficient assets.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Where the focus appears to be in 2026<\/h2>\n\n\n\n<p>If the start of 2026 makes one thing clear, it is that opportunities remain abundant, but increasingly concentrated in very specific sectors and asset types.<\/p>\n\n\n\n<p>In <strong>living<\/strong>, the dominance of multifamily and BTR confirms that rental residential remains one of capital\u2019s main targets. In <strong>retail<\/strong>, attention is focused on assets capable of sustaining activity and repositioning. In <strong>offices<\/strong>, the market rewards quality, ESG credentials, and adaptability.
