It comprises two floors \u2013 ground floor and first floor \u2013 with a total area of approximately 2,045 sqm.<\/p>\n<p> <\/p>\n<p>The refurbishment will be carried out under a <em>declaraci\u00f3n responsable<\/em> already submitted to the Seville City Council, meaning that <strong>construction works are imminent<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Nervi\u00f3n: a well-established and well-connected location<\/h2>\n<p> <\/p>\n<p>Nervi\u00f3n is one of Seville\u2019s main districts, with a strong residential base and a high level of services. Since its establishment in 2021, <strong>the company has allocated around \u20ac50 million to real estate projects<\/strong>, focusing on buildings located in city centers across major Spanish cities. Its activity centers on residential and office assets linked to solutions such as coworking, coliving, and short- and mid-term rental apartments.<\/p>\n<p> <\/p>\n<p>The <strong>asset manager is Kolac Capital<\/strong>, a firm founded in 2016 and specialized in investment and management of real estate assets, including serviced apartments, hotels, residential properties, retail units, and <a id=\"https:\/\/blog.urbanitae.com\/en\/2026\/04\/23\/office-investment-from-the-impact-of-remote-work-to-a-more-selective-and-strategic-market\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=office_buildings&amp;utm_content=en_proyecto_nervion\" href=\"https:\/\/blog.urbanitae.com\/en\/2026\/04\/23\/office-investment-from-the-impact-of-remote-work-to-a-more-selective-and-strategic-market\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=office_buildings&amp;utm_content=en_proyecto_nervion\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">office buildings<\/a>. Kolac Capital has deep knowledge of the Seville market and will act as the delegated developer for the project.<\/p>\n<p> <\/p>\n<p>The asset will be operated by <strong>SharingCo<\/strong>, a platform specializing in flexible living and working solutions such as serviced apartments, coliving, and coworking. Founded in 2021, it manages and develops assets in cities such as Madrid, M\u00e1laga, Seville, and Valencia. It currently operates around <strong>225 units<\/strong>, with occupancy levels above <strong>90%<\/strong>, and has an additional <strong>194 units<\/strong> under development or in the pipeline.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Transaction structure<\/h2>\n<p> <\/p>\n<p>The transaction is structured as a capital increase. The total capital required amounts to \u20ac4,650,000. Of this:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Urbanitae will contribute \u20ac2,325,000<\/strong>, representing 50% of the capital<\/li>\n \n<li><strong>The partner will
