It is one of Italy\u2019s most renowned luxury tourism markets and a location with strong demand from international buyers and guests.<\/p>\n<p> <\/p>\n<p>This beachfront location gives the project a distinctive positioning within the premium hotel-residential segment.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Project sponsor<\/h2>\n<p> <\/p>\n<p>The <a id=\"https:\/\/urbanitae.com\/en\/project\/P000471\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=project_2&amp;utm_content=en_proyecto_arianna\" href=\"https:\/\/urbanitae.com\/en\/project\/P000471\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=project_2&amp;utm_content=en_proyecto_arianna\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">project<\/a> is managed by <strong>Setha Group<\/strong>, a real estate investment and development firm with over a decade of experience in identifying, acquiring, and developing <em>brownfield<\/em> sites in the UK and Italy.<\/p>\n<p> <\/p>\n<p>Its founder and CEO, Manuel Alsoni, has extensive experience in the sector, having led more than 20 projects, with an aggregate GDV (gross development value) exceeding \u00a31 billion and more than 1,000 units delivered across London, Southeast England, and major Italian markets.<\/p>\n<p> <\/p>\n<p>Setha Group acts as both developer and investor, allowing it to maintain direct control over design, execution, and costs. It also has active experience in the Versilia area, including a luxury villa refurbishment project currently under development at <strong>Via dell\u2019Acqua 166, Forte dei Marmi<\/strong>, also in partnership with Urbanitae.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A project with senior financing and committed capital<\/h2>\n<p> <\/p>\n<p>The sponsor commits approximately <strong>\u20ac3.01 million in equity<\/strong>, of which around <strong>\u20ac2.04 million<\/strong> has already been invested at the time of financial closing.<\/p>\n<p> <\/p>\n<p>The project also benefits from a senior loan from <strong>Solution Bank<\/strong> of <strong>\u20ac7.5 million<\/strong>, of which <strong>\u20ac5 million<\/strong> has already been granted, while <strong>\u20ac2.5 million<\/strong>, allocated to CapEx (capital expenditure for construction, equipment, and improvements), is in the final stage of approval.<\/p>\n<p> <\/p>\n<p>Total junior financing amounts to <strong>\u20ac8 million<\/strong>, of which:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>\u20ac3 million<\/strong> will be provided by Urbanitae investors<\/li>\n \n<li><strong>\u20ac5 million<\/strong> will be provided by external investors<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">What is a mezzanine loan?<\/h2>\n<p> <\/p>\n<p>Urbanitae\u2019s investment is structured as a <strong>fixed-rate mezzanine loan<\/strong>.<\/p>\n<p> <\/p>\n<p>Mezzanine debt is an intermediate layer of financing between senior debt and equity: it ranks behind the main <a id=\"https:\/\/blog.urbanitae.com\/en\/2026\/01\/09\/banks-tighten-credit-access-only-green-certified-assets-will-be-financeable\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=bank&amp;utm_content=en_proyecto_arianna\" href=\"https:\/\/blog.urbanitae.com\/en\/2026\/01\/09\/banks-tighten-credit-access-only-green-certified-assets-will-be-financeable\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=bank&amp;utm_content=en_proyecto_arianna\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">bank<\/a> loan but ahead of shareholders\u2019 equity. 26%<\/li>\n \n<li><strong>Term:<\/strong> 24 months<\/li>\n \n<li><strong>Possible extension:<\/strong> additional 12 months<\/li>\n \n<li><strong>Minimum interest:<\/strong> equivalent to 9 months<\/li>\n \n<li><strong>Interest and principal payment:<\/strong> at maturity<\/li>\n<\/ul>\n<p> <\/p>\n<p>The portion of the loan allocated to refurbishment works will be drawn through <strong>monthly certifications<\/strong>, subject to approval by the <strong>project monitor<\/strong>.<\/p>\n<p> <\/p>\n<p>Early full repayment is allowed at any time, with a minimum return equivalent to <strong>9 months of interest<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Loan guarantees<\/h2>\n<p> <\/p>\n<p>The loan benefits from a security package tailored to its mezzanine structure:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>First-ranking pledge over 100% of the SPV shares<\/strong><\/li>\n \n<li><strong>First-ranking pledge over the SPV\u2019s bank accounts<\/strong><\/li>\n \n<li><strong>Subordination of corporate and shareholder loans<\/strong> granted to the SPV<\/li>\n \n<li><strong>Sponsor commitment to inject additional equity<\/strong> in case of construction cost overruns<\/li>\n<\/ul>\n<p> <\/p>\n<p>Additionally, as in all debt projects, a <strong>project monitor<\/strong> will oversee construction certifications, progress, potential deviations in timeline or cost, and approve monthly drawdowns.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exit strategy<\/h2>\n<p> <\/p>\n<p>The exit for Urbanitae investors is expected through <strong>refinancing of the loan in 2028<\/strong>, supported by two main drivers:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>The <strong>sale of the two residential villas<\/strong><\/li>\n \n<li>The <strong>stabilization of the <a
