This will allow more investors to take part in a strategy focused on the acquisition, repositioning and subsequent sale of an office asset in central Madrid.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Continuation of an existing transaction<\/h2>\n<p> <\/p>\n<p><a id=\"https:\/\/urbanitae.com\/en\/project\/P000463\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=oficinas_mazarredo_ii_1&amp;utm_content=en_proyecto_oficinas_mazarredo_ii\" href=\"https:\/\/urbanitae.com\/en\/project\/P000463\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=oficinas_mazarredo_ii_1&amp;utm_content=en_proyecto_oficinas_mazarredo_ii\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">Oficinas Mazarredo II<\/a> does not represent a change in the investment thesis, but rather a <strong>ticket increase<\/strong> following the strong initial close of the deal. The project logic remains the same: acquire an office building with below-market rents, implement targeted improvements, stabilise the asset and ultimately sell it to an institutional investor.<\/p>\n<p> <\/p>\n<p>There is, however, one relevant adjustment to the structure compared to the initial plan. While the original approach contemplated acquiring the company that owns the asset, after legal and tax analysis it was decided to <strong>purchase the property directly<\/strong>. This allows the transaction to be structured through a <strong>new, clean SPV<\/strong>, simplifying the setup and reducing potential contingencies.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">An office building near the Royal Palace<\/h2>\n<p> <\/p>\n<p>The asset is located at 7 Mazarredo Street, in the Arganzuela district, within the M-30 ring road. It is a fully independent <a id=\"https:\/\/blog.urbanitae.com\/en\/2026\/03\/24\/office-investment-trends-and-opportunities-in-the-real-estate-market\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=office_1&amp;utm_content=en_proyecto_oficinas_mazarredo_ii\" href=\"https:\/\/blog.urbanitae.com\/en\/2026\/03\/24\/office-investment-trends-and-opportunities-in-the-real-estate-market\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=office_1&amp;utm_content=en_proyecto_oficinas_mazarredo_ii\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">office<\/a> building with a total built area of 3,967 sqm, distributed across a basement, ground floor and three upper floors.<\/p>\n<p> <\/p>\n<p>The property was built in 1930 and <strong>fully refurbished in 2017<\/strong>, and has held a tertiary\/office use licence since 2000.<\/p>\n<p> <\/p>\n<p>One of the key strengths of the project is its location. The building is very close to the Royal Palace, Almudena Cathedral and the former Google campus, in a central, established and well-connected area. Nearby transport links include Puerta del \u00c1ngel, \u00d3pera and Pr\u00edncipe P\u00edo stations, as well as numerous bus lines.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">The opportunity: below-market rents in a prime location<\/h2>\n<p> <\/p>\n<p>The asset is currently leased and generating income, but at a <strong>rent level below market<\/strong>. This is where the value creation opportunity lies.<\/p>\n<p> <\/p>\n<p>The current tenant\u2019s lease \u2013 one of the world\u2019s leading flexible workspace operators \u2013 expires in <strong>June 2027<\/strong>. From that point, the strategy contemplates two options:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>renegotiate the lease with the current tenant at market terms;<\/li>\n \n<li>or, alternatively, secure a new tenant at updated rent levels.<\/li>\n<\/ul>\n<p> <\/p>\n<p>In addition, the project includes certain <strong>CapEx initiatives<\/strong> and maintenance works, as well as obtaining an <strong>ESG certification<\/strong>, with the aim of improving the building\u2019s positioning and making it more attractive to both future tenants and potential buyers.<\/p>\n<p> <\/p>\n<p>Once the building is stabilised at market rents, the goal will be to <strong>proceed with the sale of the asset<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">FREO Group, a specialist value-add manager<\/h2>\n<p> <\/p>\n<p>The transaction is managed by <strong>FREO Group<\/strong>, an international firm specialising in real estate investment, development and asset management.<\/p>\n<p> <\/p>\n<p>Founded in 1996 and active in Spain since 2015, FREO has extensive experience in <strong>value-add strategies through <a id=\"https:\/\/blog.urbanitae.com\/en\/2024\/06\/28\/differences-between-active-and-passive-management\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=active_management&amp;utm_content=en_proyecto_oficinas_mazarredo_ii\" href=\"https:\/\/blog.urbanitae.com\/en\/2024\/06\/28\/differences-between-active-and-passive-management\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=active_management&amp;utm_content=en_proyecto_oficinas_mazarredo_ii\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">active management<\/a><\/strong>, including asset repositioning, occupancy improvement, lease renegotiation and efficient CapEx execution.<\/p>\n<p> <\/p>\n<p>This profile is particularly relevant for a transaction like Mazarredo, where the key is not only the intrinsic quality of the asset, but also the manager\u2019s ability to <strong>unlock hidden value in under-rented space<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Investment structure<\/h2>\n<p> <\/p>\n<p>The transaction will be structured through a <strong>capital increase<\/strong>.<\/p>\n<p> <\/p>\n<p>The total equity required for the deal amounts to <strong>\u20ac9,100,000<\/strong>, provided by the manager, Urbanitae investors and co-investors. Of this amount, Urbanitae will contribute <strong>\u20ac4,220,000<\/strong>, including the first tranche already successfully funded on the platform.<\/p>\n<p> <\/p>\n<p>The manager will contribute <strong>10% of the total equity<\/strong>, and the SPV also plans to secure <strong>bank financing<\/strong> for the acquisition, with indicative terms already in place for the mortgage
