All of them share one common factor: <strong>final results above initial estimates<\/strong> or, at the very least, highly competitive compared with expectations. And all of them were managed by <strong><a href=\"https:\/\/urbanitae.com\/en\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=urbanitae&amp;utm_content=en_por_que_invertir_crowdfunding\" type=\"link\" id=\"https:\/\/urbanitae.com\/en\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=urbanitae&amp;utm_content=en_por_que_invertir_crowdfunding\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae<\/a><\/strong>, the leading platform in the sector.<\/p>\n\n\n\n<p>Let\u2019s take a look at each of them and understand not only what happened, but why it happened and what lessons <strong>real estate investors<\/strong> can draw from them.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pinares II (El Puerto de Santa Mar\u00eda, C\u00e1diz)<\/h2>\n\n\n\n<p>Funded in September 2020, at the height of the uncertainty caused by Covid-19, the Pinares II project was a real test both for the manager, <strong>Carpio Capital (Fenext)<\/strong>, and for the <strong>414 investors<\/strong> who contributed <strong>\u20ac502,500<\/strong>.<\/p>\n\n\n\n<p>It was the second phase of a <strong>new-build townhouse development<\/strong> in <a href=\"https:\/\/urbanitae.com\/en\/project\/P000089\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=el_puerto_de_santa_maria&amp;utm_content=en_por_que_invertir_crowdfunding\" type=\"link\" id=\"https:\/\/urbanitae.com\/en\/project\/P000089\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=el_puerto_de_santa_maria&amp;utm_content=en_por_que_invertir_crowdfunding\" target=\"_blank\" rel=\"noreferrer noopener\">El Puerto de Santa Mar\u00eda<\/a>. The first phase had been a success, which made it possible to launch this new stage comprising 16 units, 11 of which were already reserved at the time of the investment. This high level of <strong>presales<\/strong> was a decisive factor in reducing <strong>commercial risk<\/strong>.<\/p>\n\n\n\n<p>Initial forecasts pointed to a <strong>total return of 43%<\/strong>, an <strong>IRR of 20%<\/strong> and an estimated term of 24 months. However, the health crisis caused delays in execution, and the project ended up taking 27 months.<\/p>\n\n\n\n<p>Even so, the result was outstanding: a <strong>total return of 58%<\/strong> and an <strong>IRR of 23.1%<\/strong>. Funded in April 2021 with <strong>\u20ac1,300,000<\/strong> contributed by <strong>426 investors<\/strong>, it consisted of refurbishing a building in San Sebasti\u00e1n de los Reyes to convert it into 16 residential units.<\/p>\n\n\n\n<p>At the time of funding, the project had <strong>70% presales<\/strong>, providing a solid base of expected revenues.<\/p>\n\n\n\n<p>The estimates pointed to a <strong>total return of 21.9%<\/strong>, an <strong>IRR of 17.5%<\/strong> and a term of 15 months. The transaction brought together <strong>665 investors<\/strong> who contributed <strong>\u20ac1,850,000<\/strong> to transform a 630 sqm office building into a flexible space adapted to new market demands.<\/p>\n\n\n\n<p>Located in a <strong>unique area of Barcelona<\/strong> (frequented by personalities such as <strong>Neymar<\/strong> and international brands such as <strong>Dior<\/strong>), the project consisted of <strong>repositioning a traditional asset<\/strong> to turn it into a <strong>modern, versatile space<\/strong> aligned with the <strong>current needs of companies and brands<\/strong>.<\/p>\n\n\n\n<p>From estimate to reality, the project widely exceeded the initial forecasts: what began with an <strong>estimated return of 17%<\/strong>, an <strong>IRR of 12%<\/strong> and an <strong>expected term of 15 months<\/strong>, ended up closing with a <strong>return of 21.3%<\/strong>, an <strong>IRR of 29%<\/strong> and in just <strong>9 months<\/strong>, improving not only the profit obtained, but also significantly reducing the execution time.<\/p>\n\n\n\n<p>The project not only exceeded the <strong>expected return<\/strong>, but practically cut the <strong>term in half<\/strong>, achieving a <strong>faster exit<\/strong> than expected and multiplying the <strong>IRR<\/strong> thanks to the <strong>speed of
