third financing tranche of a residential project in Marbella.<\/p>\n<p> <\/p>\n<p>This is the continuation of an operation already familiar to Urbanitae investors, which began with Jacaranda and was later expanded with Jacaranda II.<\/p>\n<p> <\/p>\n<p>On this occasion, the new tranche will make it possible to complete the construction of two <a href=\"https:\/\/www.linkedin.com\/posts\/urbanitae-en_urbanitae-ie-university-activity-7439995061129523200-pVHa?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=luxury&amp;utm_content=en_proyecto_jacaranda_iii\" target=\"_blank\" rel=\"noreferrer noopener\">luxury<\/a> villas in Nueva Andaluc\u00eda.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">One of the most exclusive areas on the Costa del Sol<\/h2>\n<p> <\/p>\n<p>The <a \n<li>Spaces such as a gym, games room or leisure areas<\/li>\n<\/ul>\n<p> <\/p>\n<p>The development is located in one of Marbella\u2019s most sought-after areas, very close to golf courses, exclusive residential zones, and with strong appeal to international buyers.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Construction more than 45% complete<\/h2>\n<p> <\/p>\n<p>Jacaranda is a project that has already passed several key stages:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong><a target=\"_blank\" rel=\"noreferrer noopener\">Tranche B<\/a> (July 2025):<\/strong> continuation of construction<\/li>\n<\/ul>\n<p> <\/p>\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000457\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=project_2&amp;utm_content=en_proyecto_jacaranda_iii\" target=\"_blank\" rel=\"noreferrer noopener\">project<\/a> currently shows a <strong>degree of progress of more than 46%<\/strong>, with completion of the works expected in the <strong>fourth quarter of 2026<\/strong>.<\/p>\n<p> <\/p>\n<p>The new <strong>Tranche C<\/strong> will be used to finance the remaining works through to project completion, including upgrades in finishes and home fittings.<\/p>\n<p> <\/p>\n<p>The Jacaranda III project is managed by <strong>Influence Property<\/strong>, a firm specialising in real estate development and design.<\/p>\n<p> <\/p>\n<p>The team has experience in residential development in the United Kingdom, Spain and Italy; asset repositioning projects; and hotel and leisure investment across Europe.<\/p>\n<p> <\/p>\n<p>In Spain, they have developed transactions in prime locations such as La Zagaleta (Benahav\u00eds), as well as projects in Madrid and other European cities.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">9.75% annual return<\/h2>\n<p> <\/p>\n<p>The investment is structured as a <strong>fixed-rate loan<\/strong>. The project\u2019s total loan amounts to up to \u20ac3,805,000, structured in three tranches:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Tranche A:<\/strong> \u20ac1,050,000 (formalised in December 2024)<\/li>\n \n<li><strong>Tranche B:<\/strong> up to \u20ac1,190,000 (formalised in July 2025)<\/li>\n \n<li><strong>Tranche C:<\/strong> up to <strong>\u20ac1,565,000<\/strong> (the subject of this <a href=\"https:\/\/urbanitae.com\/en\/project\/P000457\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=project_3&amp;utm_content=en_proyecto_jacaranda_iii\" target=\"_blank\" rel=\"noreferrer noopener\">project<\/a>)<\/li>\n<\/ul>\n<p> <\/p>\n<p>Features of <strong>Tranche C<\/strong>:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Interest rate:<\/strong> 9.75% simple annual interest<\/li>\n \n<li><strong>Term:<\/strong> 8 months<\/li>\n \n<li><strong>Estimated total return:<\/strong> 6.50%<\/li>\n \n<li><strong>Minimum interest:<\/strong> equivalent to 8 months<\/li>\n<\/ul>\n<p> <\/p>\n<p>Interest and principal will be paid at maturity.<\/p>\n<p> <\/p>\n<p>The loan will be disbursed through <strong>monthly construction certificates<\/strong>, supervised by an independent project monitor.<\/p>\n<p> <\/p>\n<h3 class=\"wp-block-heading\">Loan security package<\/h3>\n<p> <\/p>\n<p>The project has a security structure that includes:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>First-ranking mortgage<\/strong> over the project assets<\/li>\n \n<li><strong>Pledge over the shares<\/strong> of the development company<\/li>\n \n<li><strong>Pledge over the bank accounts<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exit strategy<\/h2>\n<p> <\/p>\n<p>The exit for investors is expected to take place through the <strong>sale of one of the villas<\/strong>, the proceeds of which will be used to repay the loan.<\/p>\n<p> <\/p>\n<p>Marketing will begin in the coming months, supported by real estate agencies specialising in the Costa del Sol market.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Return in December 2026<\/h2>\n<p> <\/p>\n<p>The estimated term of Tranche C is <strong>8 months<\/strong>, with a possible 6-month extension.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>April 2026:<\/strong> disbursement of the tranche and continuation of construction<\/li>\n \n<li><strong>Fourth quarter of 2026:<\/strong> completion of the villas<\/li>\n \n<li><strong>December 2026:<\/strong> sale of one of the homes and repayment to
