Luxury investment in Marbella with a 9.75% annual return"},"content":{"rendered":"\t\t<div data-elementor-type=\"wp-post\" data-elementor-id=\"83818\" class=\"elementor elementor-83818 elementor-83814\" data-elementor-post-type=\"post\">\n\t\t\t\t\t\t<section data-particle_enable=\"false\" data-particle-mobile-disabled=\"false\" class=\"elementor-section elementor-top-section elementor-element elementor-element-45cb5ac4 elementor-section-boxed elementor-section-height-default elementor-section-height-default\" data-id=\"45cb5ac4\" data-element_type=\"section\" data-e-type=\"section\">\n\t\t\t\t\t\t<div class=\"elementor-container elementor-column-gap-default\">\n\t\t\t\t\t<div class=\"elementor-column elementor-col-100 elementor-top-column elementor-element elementor-element-68d1a35b\" data-id=\"68d1a35b\" data-element_type=\"column\" data-e-type=\"column\">\n\t\t\t<div class=\"elementor-widget-wrap elementor-element-populated\">\n\t\t\t\t\t\t<div class=\"elementor-element elementor-element-68f2ef92 elementor-widget elementor-widget-text-editor\" data-id=\"68f2ef92\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\tNext <strong>Monday, March 30 at 4:00 p.m. (UTC+1)<\/strong>, we will open for investment <strong>Jacaranda III<\/strong>, the third financing tranche of a residential project in Marbella.\n\nThis is the continuation of an operation already familiar to Urbanitae investors, which began with Jacaranda and was later expanded with Jacaranda II.\n\nOn this occasion, the new tranche will make it possible to complete the construction of two <a href=\"https:\/\/www.linkedin.com\/posts\/urbanitae-en_urbanitae-ie-university-activity-7439995061129523200-pVHa\" target=\"_blank\" rel=\"noreferrer noopener\">luxury<\/a> villas in Nueva Andaluc\u00eda.\n<h2 class=\"wp-block-heading\">One of the most exclusive areas on the Costa del Sol<\/h2>\nThe <a href=\"https:\/\/urbanitae.com\/en\/project\/P000457\/\" target=\"_blank\" rel=\"noreferrer noopener\">project<\/a> involves the development of <strong>two high-end semi-detached villas<\/strong> in Nueva Andaluc\u00eda, within the residential setting of Las Brisas Frontline Golf.\n\nEach home will feature:\n<ul class=\"wp-block-list\">\n \t<li><strong>466 sqm built area<\/strong><\/li>\n \t<li>A <strong>972 sqm plot<\/strong><\/li>\n \t<li><strong>3 bedrooms and 5 bathrooms<\/strong><\/li>\n \t<li>Basement and two above-ground floors<\/li>\n \t<li>Garden with swimming pool, terraces and outdoor areas<\/li>\n \t<li>Spaces such as a gym, games room or leisure areas<\/li>\n<\/ul>\nThe development is located in one of Marbella\u2019s most sought-after areas, very close to golf courses, exclusive residential zones, and with strong appeal to international buyers.\n<h2 class=\"wp-block-heading\">Construction more than 45% complete<\/h2>\nJacaranda is a project that has already passed several key stages:\n<ul class=\"wp-block-list\">\n \t<li><strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/11\/18\/new-project-invest-in-luxury-villas-at-10-75-annual-return\/\">Tranche A<\/a> (December 2024):<\/strong> demolition of the existing house, subdivision of the plot and start of construction<\/li>\n \t<li><strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/07\/10\/new-project-10-25-annual-return-in-marbella\/\" target=\"_blank\" rel=\"noreferrer noopener\">Tranche B<\/a> (July 2025):<\/strong> continuation of construction<\/li>\n<\/ul>\nThe <a href=\"https:\/\/urbanitae.com\/en\/project\/P000457\/\" target=\"_blank\" rel=\"noreferrer noopener\">project<\/a> currently shows a <strong>degree of progress of more than 46%<\/strong>, with completion of the works expected in the <strong>fourth quarter of 2026<\/strong>.\n\nThe new <strong>Tranche C<\/strong> will be used to finance the remaining works through to project completion, including upgrades in finishes and home fittings.\n\nThe Jacaranda III project is managed by <strong>Influence Property<\/strong>, a firm specialising in real estate development and design.\n\nThe team has experience in residential development in the United Kingdom, Spain and Italy; asset repositioning projects; and hotel and leisure investment across Europe.\n\nIn Spain, they have developed transactions in prime locations such as La Zagaleta (Benahav\u00eds), as well as projects in Madrid and other European cities.\n<h2 class=\"wp-block-heading\">9.75% annual return<\/h2>\nThe investment is structured as a <strong>fixed-rate loan<\/strong>. The project\u2019s total loan amounts to up to \u20ac3,805,000, structured in three tranches:\n<ul class=\"wp-block-list\">\n \t<li><strong>Tranche A:<\/strong> \u20ac1,050,000 (formalised in December 2024)<\/li>\n \t<li><strong>Tranche B:<\/strong> up to \u20ac1,190,000 (formalised in July 2025)<\/li>\n \t<li><strong>Tranche C:<\/strong> up to <strong>\u20ac1,565,000<\/strong> (the subject of this <a href=\"https:\/\/urbanitae.com\/en\/project\/P000457\/\" target=\"_blank\" rel=\"noreferrer noopener\">project<\/a>)<\/li>\n<\/ul>\nFeatures of <strong>Tranche C<\/strong>:\n<ul class=\"wp-block-list\">\n \t<li><strong>Interest rate:<\/strong> 9.75% simple annual interest<\/li>\n \t<li><strong>Term:<\/strong> 8 months<\/li>\n \t<li><strong>Estimated total return:<\/strong> 6.50%<\/li>\n \t<li><strong>Minimum interest:<\/strong> equivalent to 8 months<\/li>\n<\/ul>\nInterest and principal will be paid at maturity.\n\nThe loan will be disbursed through <strong>monthly construction certificates<\/strong>, supervised by an independent project monitor.\n<h3 class=\"wp-block-heading\">Loan security package<\/h3>\nThe project has a security structure that includes:\n<ul class=\"wp-block-list\">\n \t<li><strong>First-ranking mortgage<\/strong> over the project assets<\/li>\n \t<li><strong>Pledge over the shares<\/strong> of the development company<\/li>\n \t<li><strong>Pledge over the bank accounts<\/strong><\/li>\n<\/ul>\n<h2 class=\"wp-block-heading\">Exit strategy<\/h2>\nThe exit for investors is expected to take place through the <strong>sale of one of the villas<\/strong>, the proceeds of which will be used to repay the loan.\n\nMarketing will begin in the coming months, supported by real estate agencies specialising in the Costa del Sol market.\n<h2 class=\"wp-block-heading\">Return in December 2026<\/h2>\nThe estimated term of Tranche C is <strong>8 months<\/strong>, with a possible 6-month extension.\n<ul class=\"wp-block-list\">\n \t<li><strong>April 2026:<\/strong> disbursement of the tranche and continuation of construction<\/li>\n \t<li><strong>Fourth quarter of 2026:<\/strong> completion of the villas<\/li>\n
