project in central Porto<\/h2>\n<p> <\/p>\n<p>The project consists of granting a loan to partially finance the construction costs and general expenses of a development comprising:<\/p>\n<p> <\/p>\n<ul href=\"https:\/\/blog.urbanitae.com\/en\/2024\/11\/15\/new-project-invest-in-tourist-apartments-in-porto\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=tourist_apartments&amp;utm_content=en_proyecto_torrinha_gardens\" target=\"_blank\" rel=\"noreferrer noopener\">tourist apartments<\/a><\/strong><\/li>\n \n<li><strong>1 ground-floor commercial unit<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>The development is located on <strong>Rua da Torrinha<\/strong>, in a central and established area of Porto, very close to emblematic areas such as Cedofeita and Jardim da Cordoaria.<\/p>\n<p> <\/p>\n<p>The project has a total built area of <strong>3,197 sqm<\/strong>, with one- and two-bedroom units averaging approximately 85 sqm, all of them with a balcony and\/or garden.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Construction already under way<\/h2>\n<p> <\/p>\n<p>One of the distinguishing features of <a href=\"https:\/\/urbanitae.com\/en\/project\/P000465\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=torrinha_gardens_1&amp;utm_content=en_proyecto_torrinha_gardens\" target=\"_blank\" rel=\"noreferrer noopener\">Torrinha Gardens<\/a> is that <strong>construction is already under way<\/strong>, having started in October 2025.<\/p>\n<p> <\/p>\n<p>To date, the project has been financed through:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>The sponsor\u2019s own equity<\/strong><\/li>\n \n<li><strong>Income from presales<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>In addition, the project already has a <strong>first-ranking bank loan in place<\/strong>, which will be drawn once <strong>50% presales have been reached (14 units)<\/strong>.<\/p>\n<p> <\/p>\n<p>This will be precisely the event that enables the <strong>exit for Urbanitae investors<\/strong>, as the bank financing will be used to repay the loan.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">One of Portugal\u2019s most dynamic markets<\/h2>\n<p> <\/p>\n<p>Porto is the country\u2019s second most important city and one of its main economic, cultural and tourist centres.<\/p>\n<p> <\/p>\n<p>The asset is located in a prime area within the municipality:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>A few minutes from Porto\u2019s Baixa<\/li>\n \n<li>Close to areas such as Cedofeita<\/li>\n \n<li>Excellent access to transport, services and universities<\/li>\n<\/ul>\n<p> <\/p>\n<p>This is a consolidated urban environment with strong appeal both for residents and for the tourist market, which reinforces the project\u2019s positioning.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Operation and asset management<\/h2>\n<p> <\/p>\n<p>The sponsor plans to develop the apartments with an approach focused on maximising profitability.<\/p>\n<p> <\/p>\n<p>The asset will be operated by LovelyStay, one of <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/09\/08\/we-analyzed-more-than-150-projects-in-portugal-last-year\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=portugal&amp;utm_content=en_proyecto_torrinha_gardens\" target=\"_blank\" rel=\"noreferrer noopener\">Portugal<\/a>\u2019s leading companies in the management of short-, medium- and long-stay rentals.<\/p>\n<p> <\/p>\n<p>The aim is to optimise the asset\u2019s operation and its positioning in the market, also supported by a market study carried out by Savills validating the proposed sales prices.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Transaction structure<\/h2>\n<p> <\/p>\n<p>The investment is structured as a <strong>fixed-rate loan<\/strong> with a total amount of \u20ac2,000,000, divided into two tranches. The first one, <strong>Tranche A<\/strong>, is the subject of the <a href=\"https:\/\/urbanitae.com\/en\/project\/P000465\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=torrinha_gardens_2&amp;utm_content=en_proyecto_torrinha_gardens\" target=\"_blank\" rel=\"noreferrer noopener\">Torrinha Gardens<\/a> project:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Amount:<\/strong> up to \u20ac1,000,000<\/li>\n \n<li><strong>Interest rate:<\/strong> 10.0% simple annual interest<\/li>\n \n<li><strong>Term:<\/strong> 12 months<\/li>\n \n<li><strong>Possible extension:<\/strong> 6 additional months<\/li>\n \n<li><strong>Minimum interest:<\/strong> equivalent to 8 months<\/li>\n<\/ul>\n<p> <\/p>\n<p>Interest and principal will be paid at maturity.<\/p>\n<p> <\/p>\n<p>The project\u2019s total loan amounts to <strong>up to \u20ac2,000,000<\/strong>, structured in two tranches.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Loan security package<\/h2>\n<p> <\/p>\n<p>The project has a security structure that includes:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Second-ranking mortgage<\/strong> over the asset<\/li>\n \n<li>Commitment that <strong>bank debt will not be drawn until Urbanitae has been repaid<\/strong><\/li>\n \n<li><strong>Pledge over the shares<\/strong> of the project company<\/li>\n \n<li><strong>Irrevocable power of sale<\/strong> over the asset<\/li>\n<\/ul>\n<p> <\/p>\n<p>This structure ensures that bank financing will not coexist with the Urbanitae loan on the asset.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exit strategy in 12 months<\/h2>\n<p> <\/p>\n<p>The project exit is expected to take place through the <strong>drawdown of the bank loan already in place<\/strong>, once the required level of presales (50%) has been reached.<\/p>\n<p> <\/p>\n<p>At that point, the bank financing will be used to <strong>fully repay Urbanitae investors<\/strong>.<\/p>\n<p> <\/p>\n<p>The estimated term of the project is <strong>12
