Diversify into office space in central Madrid"},"content":{"rendered":"\n<p>Next <strong>Friday, March 20 at 12:00 p.m. (UTC+1)<\/strong>, we will open for investment <strong>Oficinas Mazarredo<\/strong>, a <a href=\"https:\/\/mkt.urbanitae.com\/real_estate_investing_en.html?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=real_estate_investment&amp;utm_content=en_proyecto_oficinas_mazarredo\" target=\"_blank\" rel=\"noreferrer noopener\">real estate investment<\/a> opportunity based on the <strong>acquisition and repositioning of an office building in central Madrid<\/strong>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\ud83d\udcc5 <strong>Investment opens:<\/strong> Friday, March 20 at 12:00 p.m. (UTC+1)<\/li>\n\n\n\n<li>\ud83c\udf99 <strong>Project <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_pbBM-OWAT3G-uYJ_w82zyg\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a>:<\/strong> Wednesday, March 18 at 5:00 p.m. (UTC+1)<\/li>\n<\/ul>\n\n\n\n<p>Representatives from the asset manager and the Urbanitae team will take part in the webinar to explain all the details of the project and answer investors\u2019 questions.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">An office building in Arganzuela<\/h2>\n\n\n\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000458\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=oficinas_mazarredo_1&amp;utm_content=en_proyecto_oficinas_mazarredo\" target=\"_blank\" rel=\"noreferrer noopener\">Oficinas Mazarredo<\/a> project involves the <strong>acquisition of the company that owns an office building located at 7 Mazarredo Street<\/strong>, in the Arganzuela district, within the M-30 ring road.<\/p>\n\n\n\n<p>It is located next to Google\u2019s former campus and benefits from excellent public transport connections:<\/p>\n\n\n\n<p>Puerta del \u00c1ngel metro station (Line 6)<br>\u00d3pera metro station (Lines 2, 5 and branch line)<br>Pr\u00edncipe P\u00edo metro station (Lines 6, 10 and branch line)<\/p>\n\n\n\n<p>There are also numerous bus lines less than a five-minute walk away.<\/p>\n\n\n\n<p>The property is a <strong>standalone <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/12\/15\/office-investment-soars\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=office&#038;utm_content=en_proyecto_oficinas_mazarredo\" target=\"_blank\" rel=\"noreferrer noopener\">office<\/a> building<\/strong> with approximately <strong>3,967 sqm of built area<\/strong>, distributed across a basement, ground floor and three upper floors. The building was <strong>constructed in 1930 and fully refurbished in 2017<\/strong>, and has held an <strong>office\/commercial use licence since 2000<\/strong>.<\/p>\n\n\n\n<p>The asset is currently <strong>leased and generating income<\/strong>, although at rental levels below current market rates.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The project manager<\/h2>\n\n\n\n<p>The manager of this transaction is <strong>FREO Group<\/strong>, an international asset manager specialising in real estate investment, development and asset management.<\/p>\n\n\n\n<p>Founded in 1996 and active in Spain since 2015, the firm has extensive experience in <strong>value creation strategies through active asset management<\/strong>, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>renegotiation of lease agreements<\/li>\n\n\n\n<li>asset repositioning<\/li>\n\n\n\n<li>occupancy improvement<\/li>\n\n\n\n<li>execution of capex plans<\/li>\n<\/ul>\n\n\n\n<p>Its model is based on <strong>identifying assets with upside potential and optimising them through active management<\/strong> throughout their life cycle.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Value creation strategy<\/h2>\n\n\n\n<p>The strategy behind <a href=\"https:\/\/urbanitae.com\/en\/project\/P000458\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=oficinas_mazarredo_2&amp;utm_content=en_proyecto_oficinas_mazarredo\" target=\"_blank\" rel=\"noreferrer noopener\">Oficinas Mazarredo<\/a> is to <strong>reposition the asset in order to maximise its market value<\/strong>.<\/p>\n\n\n\n<p>The building is currently occupied by an international <strong>coworking operator<\/strong>, present in more than 450 locations worldwide and with a strong footprint in Spain.<\/p>\n\n\n\n<p>The current lease expires in <strong>June 2027<\/strong>, at which point the manager expects to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Renegotiate the lease with the current tenant<\/strong> at market levels, or<\/li>\n\n\n\n<li><strong>Sign a new lease agreement with a new tenant<\/strong><\/li>\n<\/ul>\n\n\n\n<p>During this process, <strong>maintenance works and upgrades<\/strong> will be carried out, including obtaining an <strong>ESG certification<\/strong>, in order to strengthen the asset\u2019s positioning in the office market.<\/p>\n\n\n\n<p>Once the building has been stabilised at market rents, the goal will be to <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/01\/22\/hines-acquires-residencia-marte-turnkey-our-pbsa-project-in-mostoles\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=sell_the_asset&#038;utm_content=en_proyecto_oficinas_mazarredo\" target=\"_blank\" rel=\"noreferrer noopener\">sell the asset<\/a> to an institutional investor<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Investment structure<\/h2>\n\n\n\n<p>The transaction will be structured through a <strong>capital increase in the project company<\/strong>.<\/p>\n\n\n\n<p>Urbanitae investors and co-investors will contribute equity alongside the manager to finance the transaction.<\/p>\n\n\n\n<p>The main features are:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Total investment capital:<\/strong> approximately \u20ac8.2 million<\/li>\n\n\n\n<li><strong>Urbanitae allocation:<\/strong> \u20ac3 million (expandable by an additional \u20ac2 million)<\/li>\n\n\n\n<li><strong>Manager contribution:<\/strong> 10% of total capital<\/li>\n<\/ul>\n\n\n\n<p>The manager also expects to arrange <strong>bank financing for the acquisition of the asset<\/strong>, for which indicative terms have already been received from a financial institution.<\/p>\n\n\n\n<p>In this video, we explain the key points of the transaction.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<iframe  id=\"_ytid_41898\"  width=\"800\" height=\"450\"  data-origwidth=\"800\" data-origheight=\"450\" src=\"https:\/\/www.youtube.com\/embed\/InGnyA0xiLo?enablejsapi=1&#038;autoplay=0&#038;cc_load_policy=0&#038;cc_lang_pref=&#038;iv_load_policy=1&#038;loop=0&#038;rel=0&#038;fs=1&#038;playsinline=0&#038;autohide=2&#038;theme=dark&#038;color=red&#038;controls=1&#038;disablekb=0&#038;\" class=\"__youtube_prefs__  epyt-is-override  no-lazyload\" title=\"YouTube player\"  allow=\"fullscreen;
