In the last five years, they have completed <strong>two similar villa developments<\/strong>, aimed mainly at international buyers.<\/p><h2 class=\"wp-block-heading\">21% return over 24 months<\/h2><p>The investment is structured as a <strong>fixed-rate mortgage loan<\/strong>. The total loan amounts to up to \u20ac2,040,000 and is divided into two tranches.<\/p><p>The characteristics of <strong>tranche A<\/strong>, which is now open for investment, are:<\/p><ul class=\"wp-block-list\"><li><strong>Amount<\/strong>: up to \u20ac990,000<\/li><li><strong>Interest rate<\/strong>: 10.5% simple annual interest<\/li><li><strong>Term<\/strong>: 24 months<\/li><li><strong>Possible extension<\/strong>: two 6-month extensions<\/li><\/ul><p>Interest and principal will be paid at maturity.<\/p><p>The portion of the loan allocated to construction financing will be drawn down through monthly construction certifications, supervised by an independent project monitor.<\/p><p>Early repayment will be allowed at any time, with a minimum return equivalent to 11 months of interest.<\/p><h2 class=\"wp-block-heading\">Loan guarantees<\/h2><p>The loan includes several guarantees to strengthen the security of the transaction:<\/p><ul class=\"wp-block-list\"><li><strong>First-ranking mortgage<\/strong> on the financed asset.<\/li><li><strong>Additional first-ranking mortgage<\/strong> on another asset contributed by the manager as collateral.<\/li><li><strong>Pledge over the shares<\/strong> of the borrowing company.<\/li><li><strong>Pledge over the project\u2019s bank accounts<\/strong>.<\/li><li><strong>Sales mandate over the asset<\/strong> in favor of investors in the event of default.<\/li><\/ul><h2 class=\"wp-block-heading\">Exit strategy<\/h2><p>The exit for investors is expected through <strong>the sale of the villa once construction is completed<\/strong>. The commercialization of the asset will be handled by the international agencies <strong>Engel &amp; V\u00f6lkers and Living Blue<\/strong>, both highly experienced in the international buyer segment in Mallorca.<\/p><p>As is common in this type of project, the sales process will begin once construction has reached an advanced stage.<\/p><p>The estimated timeline for the project is <strong>24 months<\/strong>, with the option of two 6-month extensions.<\/p><ul class=\"wp-block-list\"><li><strong>March 2026<\/strong>: loan granted and construction begins.<\/li><li><strong>First quarter of
