href=\"https:\/\/urbanitae.com\/en\/project\/P000453\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=geminis_ii_1&amp;utm_content=en_proyecto_geminis_ii\" rooms<\/strong>.<\/p>\n<p> <\/p>\n<p>The building will be distributed across <strong>ground floor plus three above-ground floors and two basement levels<\/strong>, with a total gross buildable area of approximately <strong>3,415 sqm<\/strong>.<\/p>\n<p> <\/p>\n<p>The homes will offer <strong>1, 2, and 3 bedrooms<\/strong>, in an area with limited supply of new-build housing and solid residential demand.<\/p>\n<p> <\/p>\n<p>The asset is located <strong>less than 300 meters from the metro<\/strong>, providing direct access to central <a href=\"https:\/\/blog.urbanitae.com\/2025\/12\/22\/madrid-uno-de-los-destinos-mas-atractivos-para-la-inversion-inmobiliaria\/\" target=\"_blank\" rel=\"noreferrer noopener\">Madrid<\/a> and Adolfo Su\u00e1rez Madrid-Barajas Airport.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Just 20 minutes from central Madrid<\/h2>\n<p> <\/p>\n<p>The project is located in the Barajas district, in the northeast of Madrid.<\/p>\n<p> <\/p>\n<p>With a population of close to <strong>50,000 inhabitants<\/strong>, the district combines established residential neighborhoods with large green areas and a strong public transport network.<\/p>\n<p> <\/p>\n<p>Its immediate proximity to <strong>Adolfo Su\u00e1rez Madrid-Barajas Airport<\/strong> and major road infrastructure makes it a strategic area within the city\u2019s urban and economic structure.<\/p>\n<p> <\/p>\n<p>In addition, the district is around <strong>12 kilometers from <a href=\"https:\/\/observatorioinmobiliario.es\/noticias\/inversion-inmobiliaria\/madrid-concentra-en-febrero-un-tercio-de-la-inversi%C3%B3n-en-activos-terciarios-en-espa%C3%B1a\/\" target=\"_blank\" rel=\"noreferrer noopener\">Madrid city center<\/a><\/strong>, allowing access to the center in approximately 20 minutes by car or less than 30 minutes by public transport.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A technical particularity that has already been resolved<\/h2>\n<p> <\/p>\n<p>The plot has one distinctive feature: <strong>Madrid Metro Line 8 runs underneath the site<\/strong>.<\/p>\n<p> <\/p>\n<p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000453\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=the_project&amp;utm_content=en_proyecto_geminis_ii\" class=\"wp-block-list\">\n<li>The metro line is located <strong>12 meters below ground level<\/strong>.<\/li>\n \n<li>It will remain <strong>6 meters below the building\u2019s -2 basement floor<\/strong>.<\/li>\n \n<li>The soil conditions are favorable from a geotechnical point of view.<\/li>\n<\/ul>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>Line 8 is one of the most modern lines in the network, and its route beneath Barajas was designed with future surface urban developments in mind.<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A developer with more than 25 years of experience<\/h2>\n<p> <\/p>\n<p>The project manager behind the transaction is <strong>Behike Capital<\/strong>, a developer specialized in new-build multifamily housing.<\/p>\n<p> <\/p>\n<p>With <strong>more than 25 years of experience<\/strong>, the team has developed and delivered <strong>more than 1,500 homes<\/strong>.<\/p>\n<p> <\/p>\n<p>It currently has <strong>six projects under development<\/strong> totaling more than 250 homes in cities such as Madrid, Mallorca, Bilbao, and Granada.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">9.875% return over 12 months<\/h2>\n<p> <\/p>\n<p>The project\u2019s total financing is structured as a <strong>mortgage-backed loan divided into two tranches<\/strong>.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Total loan amount<\/strong>: up to \u20ac3,435,000<\/li>\n \n<li><strong>Tranche A<\/strong>: \u20ac2,110,000 (formalized in September 2025)<\/li>\n \n<li><strong>Tranche B<\/strong>: \u20ac1,325,000 (the subject of this new investment opportunity)<\/li>\n<\/ul>\n<p> <\/p>\n<p><strong>Tranche B<\/strong> has the following terms:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Interest rate<\/strong>: 9.875% simple annual interest<\/li>\n \n<li><strong>Term<\/strong>: 12 months<\/li>\n \n<li><strong>Possible extension<\/strong>: 6 additional months<\/li>\n \n<li><strong>Minimum interest<\/strong>: equivalent to 6 months<\/li>\n \n<li>Interest and principal will be repaid at maturity.<\/li>\n<\/ul>\n<p> <\/p>\n<p>The loan is secured by a <strong>first-rank mortgage over the project\u2019s underlying asset<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">What Tranche B will be used for<\/h2>\n<p> <\/p>\n<p>The land acquisition was structured in <strong>two payments equivalent to 50% of the purchase price each<\/strong>.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>The <strong>first payment<\/strong> was made in September 2025, partially financed through Tranche A.<\/li>\n<\/ul>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Tranche B<\/strong> will finance approximately <strong>53% of the deferred payment for the land acquisition<\/strong>, as well as part of the associated acquisition costs.<\/li>\n<\/ul>\n<p> <\/p>\n<p>The developer has already invested <strong>approximately \u20ac2.5 million of equity<\/strong> into the project.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Exit strategy<\/h2>\n<p> <\/p>\n<p>The repayment of the loan is expected to come through <strong>bank refinancing<\/strong>.<\/p>\n<p> <\/p>\n<p>Once the building permit has been obtained and the pre-sales level required by the financing bank has been reached, the developer loan will be granted, allowing Urbanitae\u2019s loan to be refinanced.<\/p>\n<p> <\/p>\n<p>The building permit was applied for in <strong>December 2025<\/strong> through an ECU (<strong>Urban Planning Collaborating Entity<\/strong>), and it is expected to be obtained between <strong>Q2 and Q3 2026<\/strong>.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section
