With more than 290,000 inhabitants, its residential market maintains solid demand driven by both local professionals and young families.<\/p>\n\n\n\n<p>In recent years, residential prices in the city have shown positive momentum, with annual increases of between 8% and 13%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Manager with More Than 20 Years of Experience<\/h2>\n\n\n\n<p>The project is managed by <strong>Ledicia Real Estate<\/strong>, a Galician real estate group founded by professionals with more than 20 years of experience in the real estate and financial sectors.<\/p>\n\n\n\n<p>The company operates across different areas of the real estate business\u2014management, investment, development, commercialization, and asset operation\u2014and has specialized in full building refurbishments, <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/05\/07\/buildings-in-spain-double-their-change-of-use-in-2024\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=change_use_projects&#038;utm_content=en_proyecto_bouzas\" target=\"_blank\" rel=\"noreferrer noopener\">change-of-use projects<\/a>, and land development in Galicia, especially in the city of Vigo.<\/p>\n\n\n\n<p><a href=\"http:\/\/urbanitae.com\/en\/project\/P000452\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=the_bouzas_project_1&amp;utm_content=en_proyecto_bouzas\" target=\"_blank\" rel=\"noreferrer noopener\">The Bouzas project<\/a> will be the <strong>third project financed on Urbanitae with this manager<\/strong>, following previous transactions in Galicia.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">11% Return in 12 Months<\/h2>\n\n\n\n<p>The investment is structured through a <strong>fixed-rate loan<\/strong> with the following features:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Loan amount:<\/strong> \u20ac955,000<\/li>\n\n\n\n<li><strong>Interest rate:<\/strong> 11% simple annual interest<\/li>\n\n\n\n<li><strong>Estimated total return:<\/strong> 11%<\/li>\n\n\n\n<li><strong>Term:<\/strong> 12 months<\/li>\n\n\n\n<li><strong>Possible extension:<\/strong> 6 additional months<\/li>\n<\/ul>\n\n\n\n<p>Interest and principal will be paid at loan maturity, accruing from the moment the contract is formalized.<\/p>\n\n\n\n<p>Early repayment will be allowed at any time, with a minimum return equivalent to <strong>6 months of interest (5.5% interest)<\/strong>.<\/p>\n\n\n\n<p>The loan includes a set of guarantees designed to strengthen the security of the transaction:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>First-ranking mortgage<\/strong> over the residential land (\u201cS\u00f3lido 1\u201d).<\/li>\n\n\n\n<li><strong>Pledge over the shares<\/strong> of the borrowing company.<\/li>\n\n\n\n<li><strong>Pledge over the bank accounts<\/strong> of the project SPV.<\/li>\n\n\n\n<li><strong>Pledge over the VAT account<\/strong>, with a cash sweep mechanism.<\/li>\n\n\n\n<li><strong>Pledge over credit rights<\/strong> derived from dividends from other group developments until full debt repayment is covered.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Exit Strategy<\/h2>\n\n\n\n<p>The planned exit strategy for investors is <strong>bank refinancing<\/strong>.<\/p>\n\n\n\n<p>Once the building permit is obtained and the level of presales required by the bank is reached, a financial institution will grant the developer loan that will allow the refinancing of the debt contributed by <a href=\"https:\/\/mkt.urbanitae.com\/urbanitae_quienes_somos.html?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=urbanitae&amp;utm_content=en_proyecto_bouzas\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae<\/a> investors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Return in 12 Months<\/h2>\n\n\n\n<p>The estimated term of this transaction is <strong>12 months<\/strong>, with a possible 6-month extension.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>March 2026<\/strong>.
