But there is another part of our impact that also deserves to be described in terms of <strong>housing supply<\/strong>. To date, we have provided financing to help drive the development of <strong>more than 1,400 homes with some form of public protection in Spain<\/strong>, a volume that represents <strong>more than 17%<\/strong> of all the homes whose construction we have helped activate since the start of our activity.<\/p>\n\n\n\n<p>In a market where <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/08\/24\/housing-shortage-a-global-problem-beyond-spain\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=the_lack_supply&#038;utm_content=en_financiamos_1400_vp\" target=\"_blank\" rel=\"noreferrer noopener\">the lack of supply<\/a> is structural, protected housing is a relevant part of the solution. And for that solution to arrive on time, something as basic as it is decisive is needed: <strong>financing<\/strong>. This is where models such as alternative financing can provide speed, flexibility, and execution capacity.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Andalusia accounts for half of the supply<\/h2>\n\n\n\n<p>The bulk of the publicly protected homes we have financed is concentrated in four autonomous communities: <strong><a href=\"https:\/\/sevilla.abc.es\/contenidopromocionado\/2026\/02\/17\/andalucia-apuesta-por-la-vivienda-protegida\/?ref=https%3A%2F%2Fsevilla.abc.es%2Fcontenidopromocionado%2F2026%2F02%2F17%2Fandalucia-apuesta-por-la-vivienda-protegida%2F\" target=\"_blank\" rel=\"noreferrer noopener\">Andalusia<\/a> (54%), the Community of Madrid (28%), Aragon (16%), and the Basque Country (2%)<\/strong>.<\/p>\n\n\n\n<p>This distribution largely reflects where three factors come together: structural demand for affordable housing, the need to replenish residential stock, and a developer environment with projects capable of moving forward through solid structures and strong management.<\/p>\n\n\n\n<p>Beyond the aggregate figure, we believe it is useful to provide specific examples that explain what it means to finance protected housing through a platform like Urbanitae.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Jardines del Ayra (Alcal\u00e1 de Guada\u00edra, Seville)<\/h3>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/12\/26\/new-project-vpo-housing-development-in-alcala-de-guadaira\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=residential_project_183_vpo_homes&#038;utm_content=en_financiamos_1400_vp\" target=\"_blank\" rel=\"noreferrer noopener\">A residential project of <strong>183 VPO homes<\/strong><\/a>, illustrating how financing can help drive large-scale developments in high-demand areas, with a product focused on accessible housing.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Green Village (Benalm\u00e1dena, M\u00e1laga)<\/h3>\n\n\n\n<p>In this case, it is a <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/06\/20\/new-project-frontline-golf-investment-in-benalmadena\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=secured_debt_transaction&#038;utm_content=en_financiamos_1400_vp\" target=\"_blank\" rel=\"noreferrer noopener\">secured debt transaction<\/a> in which the main asset (the plot) <strong>may be allocated to publicly protected price-limited housing (VPPL)<\/strong> in accordance with regional regulations, showing how certain land plots and developments can become levers for protected housing when the right planning and demand conditions are in place.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Ribera del Pinar (Navalcarnero, Madrid)<\/h3>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/10\/18\/new-affordable-housing-project-in-madrid\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=project_development_248_vppl_homes&#038;utm_content=en_financiamos_1400_vp\" target=\"_blank\" rel=\"noreferrer noopener\">A project linked to a development of <strong>248 VPPL homes<\/strong><\/a> under a cooperative scheme. It is also a particularly relevant example because <strong>it has already been repaid<\/strong>: it closed its cycle with a <strong>final IRR of 11.36%<\/strong>, within the expected framework.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Combining returns and impact<\/h2>\n\n\n\n<p>Protected housing is sometimes presented as a field in which only public policy can be discussed. Our experience shows that there is also room for something complementary: <strong>private capital channeled with rigor<\/strong>, capable of activating necessary projects and executing them with discipline.<\/p>\n\n\n\n<p>As we have seen over the years, it is possible to combine the promotion of more accessible housing with professionalized investment structures and clear return objectives for investors.<\/p>\n\n\n\n<p>This milestone takes place within a context of sustained growth: Urbanitae has financed projects worth more than <strong>\u20ac610 million<\/strong> and has contributed to the construction of <strong>more than 8,400 homes<\/strong> in Spain, Portugal, and Italy.<\/p>\n\n\n\n<p>The milestone of 1,400 publicly protected homes financed in Spain reinforces a strong
