It\u2019s a large-scale development \u2014 <strong>132 homes with parking and storage units<\/strong> \u2014 in one of the most economically dynamic cities in northern Spain.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Opening to investment<\/strong>: <strong>Friday, 27 February at 12:00 (UTC+2)<\/strong><\/li>\n \n<li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_G486YKRFQdmJU17QndD07Q\" target=\"_blank\" rel=\"noreferrer noopener\">Webinar<\/a> with the developer<\/strong>: <strong>Wednesday, 25 February at 17:00 (UTC+1)<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>In the webinar, you\u2019ll be able to explore the operation in detail and ask your questions directly to the management team.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A 132-home residential development<\/h2>\n<p> <\/p>\n<p>The <strong><a href=\"https:\/\/urbanitae.com\/en\/project\/P000451\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=residencial_contrueces_1&amp;utm_content=en_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial Contrueces<\/a><\/strong> Project consists of an equity contribution for the development of a multi-family residential project made up of:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>112 free-market homes<\/strong><\/li>\n \n<li><strong>20 homes under Controlled-Price Housing (VPC)<\/strong><\/li>\n \n<li>Linked parking spaces and storage rooms<\/li>\n \n<li>Shared amenities with green areas, a pool, and sports courts<\/li>\n \n<li>4 free-market buildings and 1 building under regional protected housing<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Location and connectivity<\/h2>\n<p> <\/p>\n<p>The site is located in Contrueces, a mainly residential area on the outskirts of Gij\u00f3n, with all services within a 5-minute walk \u2014 schools, a health center, supermarkets, and local shops \u2014 plus excellent transport links: 10 minutes by car to the city center, quick access to the motorway, and close to Gij\u00f3n-Jovellanos station.<\/p>\n<p> <\/p>\n<p>Gij\u00f3n is one of Asturias\u2019 economic engines, with a residential market showing solid demand and a steady share of new-build housing of around 13% of transactions in recent years.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Planning status and project progress<\/h2>\n<p> <\/p>\n<p>Currently, the acquisition of the asset is linked to the final approval of the Detailed Study (<strong>Estudio de Detalle<\/strong>), expected by the end of <strong>February 2026<\/strong>.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>The urbanization works are already completed.<\/li>\n \n<li>The basic design is in its final phase to submit the building permit application, expected in <strong>June <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/02\/16\/5-real-estate-investor-profiles-and-how-to-invest-in-each-case\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=2026&amp;utm_content=en_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">2026<\/a><\/strong>.<\/li>\n \n<li>Sales are expected to start in the first month after investors enter.<\/li>\n<\/ul>\n<p> <\/p>\n<p>On the financing side, the project has confirmed interest from <strong>Caja Rural de <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/11904285\/08\/22\/Asturias-rehabilitara-148-viviendas-sociales-con-32-millones-de-euros-de-los-fondos-europeos.html\" target=\"_blank\" rel=\"noreferrer noopener\">Asturias<\/a><\/strong> for development financing (approximately <strong>\u20ac19 million<\/strong>).<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Investment structure<\/h2>\n<p> <\/p>\n<p>This is an <strong>equity<\/strong> deal, where Urbanitae <a href=\"https:\/\/blog.urbanitae.com\/en\/2026\/02\/20\/where-to-invest-in-2026-the-best-investments-for-your-profile\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=investors&amp;utm_content=en_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">investors<\/a> become shareholders in the project.
