The Urbanitae loan will have a first-ranking mortgage over the units not included in the swap.<\/p>\n<p> <\/p>\n<p>Sabadell, with more than 225,000 inhabitants, is one of <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13759178\/02\/26\/la-inversion-inmobiliaria-llega-a-2100-millones-en-cataluna-pese-a-la-falta-de-vivienda.html\" target=\"_blank\" rel=\"noreferrer noopener\">Catalonia\u2019s<\/a> main urban hubs and has maintained steady population growth, driven in part by its proximity to Barcelona and strong connections to the metropolitan area. The development is located less than 2 km from the city center and about 40 minutes by car from Barcelona.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">22% return in 24 months<\/h2>\n<p> <\/p>\n<p>The transaction is structured as fixed-rate debt. The total loan amount is up to \u20ac2,435,000, split into two tranches. <strong>In this opening, tranche A will be financed<\/strong>:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Tranche A amount<\/strong>: \u20ac1,105,000<\/li>\n \n<li><strong>Fixed annual simple interest rate<\/strong>: 11.0%<\/li>\n \n<li><strong>Term<\/strong>: 24 months<\/li>\n \n<li><strong>Possible extension<\/strong>: 6 additional months<\/li>\n \n<li><strong>Minimum guaranteed interest<\/strong>: equivalent to 18 months<\/li>\n \n<li><strong>Interest and principal payment<\/strong>: at maturity<\/li>\n<\/ul>\n<p> <\/p>\n<p>Full early repayment is allowed at any time, with a minimum of 18 months of interest.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Loan guarantees<\/h2>\n<p> <\/p>\n<p>The <a
