They currently show construction progress between 6% and 25%, with the structure already completed in two of them.<\/p><p><a href=\"https:\/\/observatorioinmobiliario.es\/noticias\/inversion-inmobiliaria\/la-inversi%C3%B3n-inmobiliaria-en-la-comunidad-valenciana-crece-un-68\/?utm_source=chatgpt.com\" target=\"_blank\" rel=\"noreferrer noopener\">Valencia<\/a> has become one of the most attractive urban destinations in the Mediterranean, with strong and diversified tourist demand throughout the year\u2014leisure, cultural, gastronomic and business tourism\u2014excellent national and international connectivity, and a growing professionalisation of the alternative accommodation market.<\/p><p>In addition, the project includes a specific market study on rents and exit values, with the information available in the project documentation.<\/p><h2 class=\"wp-block-heading\">10.25% annual loan<\/h2><p>This is a <strong>debt project<\/strong> in which Urbanitae investors will grant a fixed-rate <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/05\/26\/mortgage-backed-loan-what-it-is-and-why-its-key-in-real-estate-investing\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=mortgage_backed_loan&amp;utm_content=en_proyecto_la_seda\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage-backed loan<\/a> to the project\u2019s special purpose vehicle (SPV).<\/p><p>The loan will finance:<\/p><ul class=\"wp-block-list\"><li>The remaining construction costs until completion of the works<\/li><li>The repayment of an existing mortgage charge on one of the assets<\/li><li>The partial recapitalisation of equity funds already invested<\/li><\/ul><p>The interest rate is <strong>10.25% simple annual<\/strong>, with interest and principal paid at maturity, and a <strong>minimum return equivalent to 12 months of interest<\/strong> in the event of early repayment.<\/p><p>The investor exit is planned via the sale of the assets once construction is completed to an operator or investor, or alternatively through bank refinancing if the manager chooses to hold the buildings and operate them as income-producing rental assets.<\/p><h2 class=\"wp-block-heading\">Loan guarantees<\/h2><p>The loan includes a strengthened guarantees package:<\/p><ul class=\"wp-block-list\"><li>First-ranking mortgage over the three assets<\/li><li>First-ranking pledge over the borrower\u2019s shares and the owning companies\u2019 shares<\/li><li>Control pledge over the bank accounts<\/li><li>100% cash sweep of sale proceeds until full repayment<\/li><li>Passive sale mandate in favour of the lender<\/li><\/ul><p>In addition, as with all debt projects, an <strong>independent project monitor<\/strong> participates, supervising construction progress and approving certifications prior to each
