Due to the interest shown by investors, the manager has authorized us to expand the transaction by an additional \u20ac1.5 million. This <\/b><b><u><a href=\"https:\/\/urbanitae.com\/en\/project\/P000450\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=second_phase&amp;utm_content=en_proyecto_essence_ii\" target=\"_blank\" rel=\"noopener noreferrer\">second phase<\/a><\/u><\/b><b> of the project will open for investment on Thursday, 26 February at 12:00 (UTC+1). You can view the project <\/b><b><u><a href=\"https:\/\/youtu.be\/1RaLVgtbTGE\" target=\"_blank\" rel=\"noopener noreferrer\">webinar<\/a><\/u><\/b><b> here.<\/b><\/p><hr \/><p>We\u2019re launching a new investment opportunity on the Costa Blanca, the <strong>Essence project<\/strong>, in L\u2019Alf\u00e0s del Pi, a residential development in one of the most attractive areas of the Marina Baixa.<\/p><p>This is a capital gains-focused project with a <strong>\u20ac2,000,000 ticket<\/strong>, an <strong>estimated term of 32\u201336 months and a 17% preferred IRR<\/strong> for Urbanitae investors.<\/p><p>The project includes the acquisition of two unencumbered urban plots, with a combined surface area of more than 13,000 m\u00b2, to <strong>develop 123 homes<\/strong> across nine multi-family blocks.<\/p><ul class=\"wp-block-list\"><li><strong>Investment opening:<\/strong> Friday <strong>20 February 2026<\/strong> at <strong>12:00 (UTC+1)<\/strong><\/li><li><strong>Info <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_N7ze5uRTRwKK6xaufP1mCQ\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a>:<\/strong> Wednesday <strong>18 February 2026<\/strong> at <strong>12:00 (UTC+1)<\/strong><\/li><\/ul><h2 class=\"wp-block-heading\">Building permit in force<\/h2><p>The development is mainly composed of 2-bedroom homes, with some 1- and 3-bedroom units. Most will feature a <strong>private garden or solarium<\/strong>, and some will offer the option of a private pool or jacuzzi.<\/p><p>Communal areas will include a swimming pool, green spaces, and a children\u2019s area, creating a product that aligns strongly with second-home demand in the region.<\/p><p><a href=\"https:\/\/urbanitae.com\/en\/proyecto\/P000447\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=essence_1&amp;utm_content=en_proyecto_essence\" target=\"_blank\" rel=\"noreferrer noopener\">The Essence<\/a> project has a <strong>building permit<\/strong>, which was granted in <strong>November 2025<\/strong>, enabling construction to begin without pending urban-planning risk.<\/p><p>On the commercial side, the project was also launched in November and already has <strong>22 units reserved (18% of the total)<\/strong>, with clearly international demand.<\/p><h2 class=\"wp-block-heading\">Strong residential demand<\/h2><p>The asset is located in L\u2019Alf\u00e0s del Pi, above the AP-7, 7 km from Benidorm, 50 km from <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13771290\/02\/26\/alicante-acelera-la-construccion-de-vivienda-los-visados-crecen-un-32-y-marca-el-mejor-registro-desde-2008.html\" target=\"_blank\" rel=\"noreferrer noopener\">Alicante<\/a>, and 5 km from the beach and the Serra Gelada Natural Park.<\/p><p>It is a municipality with a consolidated residential base and a strong international component: more than <strong>50% of the population is <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/10\/24\/the-profile-of-the-foreign-real-estate-investor-in-spain\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=foreign&amp;utm_content=en_proyecto_essence\" target=\"_blank\" rel=\"noreferrer noopener\">foreign<\/a>-born<\/strong>, mainly from the United Kingdom, Germany, Romania, Russia, Italy, and France.<\/p><p>In addition, it shows a high per-capita income within Marina Baixa and an economy strongly supported by tourism and second-home residency.<\/p><h2 class=\"wp-block-heading\">Preferred equity structure<\/h2><p>The transaction is structured as an equity project with a capital gains strategy. Urbanitae investors will contribute <strong>\u20ac2,000,000<\/strong> via a capital increase.<\/p><p>The developer will co-invest <strong>\u20ac875,000<\/strong> of its own capital, ensuring alignment of interests. Construction financing will be executed through alternative financing, with proposals already received from two specialized institutions.<\/p><p>A distribution structure is established with a <strong>17% IRR preferred return for Urbanitae investors<\/strong>. Only once that threshold is reached:<\/p><ul class=\"wp-block-list\"><li>The developer will recover its capital and an equivalent return.<\/li><li>If additional profits are generated, the excess will be split 50% to the developer and the remainder according to the investors\u2019 equity percentage.<\/li><\/ul><p>This structure protects investor capital and prioritizes investor returns ahead of the
