The investment closed with a <strong>final return of 12.1%<\/strong> and an <strong>IRR of 11.6%<\/strong>, completing its cycle <strong>five months earlier than initially estimated<\/strong>, without needing to activate the contractual extension.<\/p>\n\n\n\n<p>This repayment, while slightly below the initially estimated CoC, reflects an orderly execution, solid time management, and an early exit that reduced the total risk assumed by investors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What was the El Plant\u00edo project?<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/09\/19\/new-project-invest-with-a-17-5-return-in-madrid\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=el_plantio&#038;utm_content=en_devolucion_el_palantio\" target=\"_blank\" rel=\"noreferrer noopener\">El Plant\u00edo<\/a> was a debt project designed to finance the <strong>acquisition, demolition, and development of a residential project of six single-family homes<\/strong> in one of the most established residential areas in northwest <a href=\"https:\/\/www.idealista.com\/news\/finanzas\/inversion\/2025\/10\/27\/868132-madrid-supera-a-paris-y-se-situa-como-la-segunda-ciudad-europea-mas-atractiva-para-la\" target=\"_blank\" rel=\"noreferrer noopener\">Madrid<\/a>.<\/p>\n\n\n\n<p>The transaction was structured as a <strong>loan secured by a mortgage<\/strong>, with an estimated term of <strong>21 months<\/strong>, intended to support the developer through the project\u2019s early stages: asset purchase, planning and permitting process, and obtaining the building permit\u2014an essential step for bringing in bank financing later on.<\/p>\n\n\n\n<p>From the outset, the project was built around a <strong>clear exit strategy<\/strong>: once the permit was obtained, the developer would be able to secure a bank development loan to <strong>repay Urbanitae\u2019s loan early<\/strong>, which is exactly what ultimately happened.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Partial amortization in April 2025<\/h2>\n\n\n\n<p>After the financing was successfully completed and the loan agreement was signed in early October <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/25\/housing-transactions-close-2024-with-a-10-increase-ine-analysis-and-2025-outlook\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=2024&#038;utm_content=en_devolucion_el_palantio\" target=\"_blank\" rel=\"noreferrer noopener\">2024<\/a>, the project progressed according to plan, with a strong focus on key urban-planning milestones.<\/p>\n\n\n\n<p>In the first months, <strong>demolition<\/strong> works were carried out, while the building permit process advanced in parallel through an urban-planning collaborating entity (ECU). Although this process faced some administrative delays, the project continued to move forward in an orderly way, with no material deviations from its initial approach.<\/p>\n\n\n\n<p>In April 2025, a <strong>partial loan amortization<\/strong> took place, linked to the sale of an asset serving as additional collateral. This allowed a significant portion of the investment to be repaid early and reduced overall risk exposure.<\/p>\n\n\n\n<p>The decisive milestone arrived in October 2025 with the <strong>granting of the building permit<\/strong>, which unlocked negotiations for the bank development loan.
