This is the <strong>second tranche of a loan structured in three phases<\/strong>, aimed at building a luxury villa and a private sports complex in one of the most exclusive residential areas in the province of <a href=\"https:\/\/www.cbre.es\/insights\/articles\/malaga-lidera-la-inversion-inmobiliaria-en-andalucia\" target=\"_blank\" rel=\"noreferrer noopener\">M\u00e1laga<\/a>.<\/p><p>This new tranche opens for funding <strong>on Monday, February 9 at 16:00 (UTC+1)<\/strong>, allowing investors to join a project that is already underway, with construction progress above 40% and the license granted.<\/p><h2 class=\"wp-block-heading\">A project progressing as planned<\/h2><p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000446\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=hills_14_2&amp;utm_content=en_proyecto_hills_14_ii\" target=\"_blank\" rel=\"noreferrer noopener\">Hills 14<\/a> consists of a <strong>high-end single-family home<\/strong>, called The Hills 14, located in the El Herrojo urbanization in Benahav\u00eds. The property is being built on a 2,374 m\u00b2 plot and will have a total built area of approximately 2,250 m\u00b2, distributed over three levels.<\/p><p>The asset is designed to meet the most demanding standards of the prime segment: outdoor and indoor pools, spacious landscaped areas, garage, sea views, and a lower level dedicated to leisure and wellness, including a wine cellar, cinema, gym, spa, and games room. In addition, the project includes a private sports club, developed on a second adjacent plot of 10,982 m\u00b2, with tennis and padel courts, mini football, volleyball, and a CrossFit area\u2014creating a truly unique, hard-to-replicate asset in the area.<\/p><p>Works began in December 2024 and, as of today, show <strong>certified progress above 40%<\/strong>, significantly reducing the execution risk typical of the earliest stages of a new-build project.<\/p><h2 class=\"wp-block-heading\">What does Tranche B involve?<\/h2><p>This article refers to Tranche B of the loan, initially formalized in June 2025 with a <a href=\"http:\/\/youtube.com\/watch?v=FvP5Q_xK6Ss&amp;feature=youtu.be&amp;utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=tranche_a&amp;utm_content=en_proyecto_hills_14_ii\" target=\"_blank\" rel=\"noopener\">Tranche A<\/a> already financed on the platform. Tranche B aims to <strong>continue construction works and cover certain general project costs<\/strong>.<\/p><p>Key features of this tranche include:<\/p><ul class=\"wp-block-list\"><li><strong>Tranche B amount<\/strong>: \u20ac2,600,000<\/li><li><strong>Fixed interest rate<\/strong>: 9.50% simple annual interest<\/li><li><strong>Term<\/strong>: 18 months, with a possible 9-month extension<\/li><li><strong>Estimated total return<\/strong>: 14.25%<\/li><li><strong>Minimum guaranteed return<\/strong>: equivalent to 15 months of interest<\/li><\/ul><p>Interest and principal are paid at maturity. Full early repayment is allowed at any time, provided the agreed minimum return is respected.<\/p><h2 class=\"wp-block-heading\">Loan structure and security<\/h2><p>The operation is structured as debt, through the granting of a fixed-rate loan to the special purpose vehicle (SPV) that owns the asset. The total loan for the project reaches up to \u20ac8.16 million, structured in three tranches.<\/p><p>For Tranche B, the contract includes a <strong>set of robust security packages<\/strong>, typical of this kind of operation on Urbanitae:<\/p><ul class=\"wp-block-list\"><li>First-ranking mortgage over both project plots, with mortgage liability of 150%.<\/li><li>First-ranking pledge over the shares of the SPV.<\/li><li>First-ranking pledge over the SPV\u2019s bank accounts.<\/li><li><strong>Irrevocable power of sale<\/strong> in favor of investors for 75% of the appraisal value, activatable in case of default.<\/li><li>Independent oversight via a <strong>project monitor<\/strong>, who validates construction certifications, tracks timelines, and authorizes monthly
