In Phase I (financed in 2024 alongside other co-investors), funding covered the acquisition and urbanization of <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/05\/land-scarcity-in-spain-a-key-obstacle-to-housing-access\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=the_land&amp;utm_content=en_proyecto_cortijo_merino\" target=\"_blank\" rel=\"noreferrer noopener\">the land<\/a> until key milestones were reached: building permit granted, urbanization significantly advanced, and the senior bank developer loan entering the project.<\/p><h2 class=\"wp-block-heading\">A Particularly Strong Current Position<\/h2><p>As of today, the project shows solid fundamentals:<\/p><ul class=\"wp-block-list\"><li><strong>Building permit granted<\/strong><\/li><li>Urbanization completed by more than <strong>90% (certified)<\/strong><\/li><li><strong>54% of pre-sales formalized<\/strong>, with 89 homes already reserved<\/li><li>Senior developer loan approved by a <strong>top-tier banking institution<\/strong><\/li><\/ul><p>The senior developer loan will be signed prior to Urbanitae investors granting the subordinated loan\u2014strengthening the deal\u2019s financial structure.<\/p><h2 class=\"wp-block-heading\">A Strategic Area of M\u00e1laga<\/h2><p>The project will deliver <strong>165 multi-family homes<\/strong>, ranging from <strong>1 to 4 bedrooms<\/strong>, including a fitted kitchen, a parking space, and a storage room. The residential complex will feature large terraces, swimming pools, green areas, and children\u2019s playgrounds. It will be developed on a 7,722 m\u00b2 plot with close to 17,000 m\u00b2 of buildable area.<\/p><p>Cortijo Merino sits within M\u00e1laga\u2019s productive axis, in a dynamic environment with direct connections to the University of M\u00e1laga, the Andalusia Technology Park (PTA), and several of the city\u2019s main business parks. Alternatively, the agreement allows repayment through the delivery of the homes, once the senior financing has been fully repaid.<\/p><h2 class=\"wp-block-heading\">Loan Guarantees<\/h2><p>The project includes a broad and diversified guarantee package:<\/p><ul class=\"wp-block-list\"><li>First-ranking pledge over the borrower\u2019s shares<\/li><li>First-ranking pledge over the borrower\u2019s bank accounts<\/li><li>First-ranking pledge over economic rights derived from future dividends from a second development currently underway<\/li><li>Joint and several corporate guarantee granted by the
