billion worldwide in 2025<\/strong>, and it is expected that <strong>over the next 10 years this figure will exceed $900 billion<\/strong>.<br>Thanks to <strong>crowdfunding platforms<\/strong>, any investor (including small savers) can access real estate projects with low minimum amounts and potentially attractive returns.<br>Real estate investment reached <strong>\u20ac17 billion in 2025<\/strong>, 30% more than the previous year, according to data from the Association of Real Estate Consultancies (ACI).<br>However, like any financial investment, <strong>it has tax implications that are worth understanding and managing correctly<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What is real estate crowdfunding?<\/h2>\n\n\n\n<p><strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/04\/24\/why-start-investing-in-real-estate\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=real_estate_crowdfunding&#038;utm_content=en_crowdfunding_inmobiliario_impuestos\" taxation (especially when it involves <strong>interest or periodic returns<\/strong>) is as <strong>income from movable capital in the savings tax base of Spanish personal income tax (IRPF)<\/strong>.<br>This means that <strong>the profits you earn from your real estate crowdfunding investments are added to other savings income<\/strong> such as dividends, account interest, or deposits, and are taxed progressively.<\/p>\n\n\n\n<p>This assumes you are the investor as an individual. <strong>If you are a company (legal entity), the profits obtained are taxed under the general Corporate Income Tax rate<\/strong> (25% for SMEs).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Tax rates<\/h2>\n\n\n\n<p>The current brackets (for 2025) for the savings tax base in Spain are as target=\"_blank\" rel=\"noreferrer noopener\">taxed<\/a> in the savings tax base using the same brackets.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Can I offset losses?<\/h2>\n\n\n\n<p>Yes. If you had <strong>losses<\/strong> in any project, they can <strong>be offset against gains in the same year<\/strong>, reducing your total taxable base.
