We\u2019ll also host an <strong>informational <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_vJt1ZySjT9yyjIKAb4ak8g\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> on Wednesday 28 January at 12:00 (UTC+1)<\/strong> with Juan M\u00ednguez and Joaqu\u00edn Ur\u00edbarri, Director and VP of Urbanitae\u2019s debt team, where we\u2019ll explain the deal in detail and answer all your questions.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">10% annual return<\/h2>\n<p> <\/p>\n<p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000443\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=project_alegre_1&amp;utm_content=en_proyecto_alegre\" target=\"_blank\" rel=\"noreferrer noopener\">Project Alegre<\/a> consists of granting a mortgage-backed loan for the <strong>refinancing of an existing loan, completion of the works, and a partial recapitalization of the developer for two luxury villas located in the municipality of Sant Josep de Sa Talaia (Ibiza)<\/strong>\u2014one of the island\u2019s most exclusive residential areas.<\/p>\n<p> <\/p>\n<p>These are two assets at an advanced stage of construction, with an <strong>estimated progress of approximately 60% and 70%<\/strong>, respectively, which significantly reduces execution risk and improves visibility on the project timeline.<\/p>\n<p> <\/p>\n<p>The investment has an <strong>estimated term of 18 months<\/strong>, with a <strong>fixed interest rate of 10% per annum<\/strong> and a <strong>total return of 15%<\/strong>, calculated for the full term. The loan also includes two possible 6-month extensions if needed\u2014in the second extension the interest rate would increase from 10% to 10.5%\u2014with a minimum guaranteed return equivalent to 9 months of interest.<\/p>\n<p> <\/p>\n<p><strong>Investor exit is expected through the sale of one or both villas<\/strong>, supported by a multi-channel marketing strategy with international agencies specialized in <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2025\/08\/29\/857993-ibiza-refugio-de-inversion-el-valor-de-las-propiedades-premium-crece-un-14-anual\" target=\"_blank\" rel=\"noreferrer noopener\">Ibiza\u2019s<\/a> prime market.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Two prime villas in Sant Josep de Sa Talaia<\/h2>\n<p> <\/p>\n<p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000443\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=project_alegre_2&amp;utm_content=en_proyecto_alegre\" target=\"_blank\" rel=\"noreferrer noopener\">Project Alegre<\/a> is backed by two high-end single-family homes:<\/p>\n<p> <\/p>\n<h3 class=\"wp-block-heading\">Villa Infinity \u2013 Vista Alegre<\/h3>\n<p> <\/p>\n<p>Located in the prestigious private community of Vista Alegre, this villa features 702 m\u00b2 of interior space and 380 m\u00b2 of terraces on a 1,000 m\u00b2 plot. The structure is already complete and the <strong>estimated timeframe to finish the works is 4 to 6 months<\/strong>. Its elevated setting offers open views of the Mediterranean and Formentera, in a low-density environment with strong international demand.<\/p>\n<p> <\/p>\n<h3 class=\"wp-block-heading\">Villa Caleta \u2013 Sa Caleta<\/h3>\n<p> <\/p>\n<p>Set on a large rural plot of 50,000 m\u00b2, this villa has 410 m\u00b2 of interior space and 250 m\u00b2 of terraces, with unobstructed views over the island\u2019s southern natural surroundings, including the Ses Salines Natural Park. Construction progress is above 70%, with a similar expected completion timeline.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Financial structure and guarantees<\/h2>\n<p> <\/p>\n<p>The project is structured entirely as debt, with a loan granted by Urbanitae investors to the borrowing company. The transaction includes a <strong>strong package of guarantees<\/strong>, designed to protect investors:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>First-ranking mortgage<\/strong> over both assets, with a mortgage liability of 125%.<\/li>\n \n<li><strong>First-ranking pledge over the shares<\/strong> of the owning company.<\/li>\n \n<li><strong>First-ranking pledge over the SPV\u2019s bank accounts<\/strong>.<\/li>\n \n<li><strong>100% cash sweep<\/strong> from the sale of either villa, allocated to repay the loan.<\/li>\n \n<li><strong>Sales mandate<\/strong> enabling the divestment of the assets if certain time milestones are reached or in case of contractual breach.<\/li>\n \n<li>Ongoing technical monitoring through an <strong>independent Project
