This operation has closed <strong>the full investment cycle<\/strong>: generating recurring income through rent, divesting the asset, and distributing the final profits to investors.<\/p>\n\n\n\n<p>The final result has been very positive, both in terms of profitability and execution, with an exit that occurred <strong>ahead of the initially planned timeline<\/strong>.<\/p>\n\n\n\n<p>Overall, the investment has generated a <strong>total return of 114.06%<\/strong>, translating into a <strong>cumulative return of 13.9%<\/strong> and an <strong>IRR of 14.71%<\/strong>, combining periodic dividends and the capital gain obtained from the sale of the asset.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">CRE Investment in the Golden Mile<\/h2>\n\n\n\n<p>Local Prime involved acquiring a <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/12\/12\/cre-at-urbanitae-how-weve-diversified-beyond-residential-real-estate\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=commercial&#038;utm_content=en_devolucion_proyecto_local_prime\" target=\"_blank\" rel=\"noreferrer noopener\">commercial<\/a> property in the heart of the Barrio de Salamanca, in the immediate vicinity of Jos\u00e9 Ortega y Gasset Street, one of the most exclusive shopping streets in Spain and a European luxury retail benchmark.<\/p>\n\n\n\n<p>The asset had a gross leasable area of 349 m\u00b2 and was <strong>leased to one of the most renowned luxury fashion brands in the world<\/strong>, with a consolidated presence in major international capitals. The store was part of the spaces used by the brand to develop its large flagship in southern Europe.<\/p>\n\n\n\n<p>The location, tenant solvency, and nature of the asset positioned the project in the <a href=\"https:\/\/www.eleconomista.es\/retail-consumo\/noticias\/12501881\/10\/23\/la-ocupacion-de-tiendas-prime-en-barcelona-retorna-al-nivel-precovid.html\" target=\"_blank\" rel=\"noreferrer noopener\">high-street prime<\/a> segment, where transactions are usually conducted at very tight yields and with high investor competition.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Project Structure and Strategy<\/h2>\n\n\n\n<p>The project was structured as an <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/09\/06\/what-types-of-equity-projects-are-there-in-urbanitae\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=equity&#038;utm_content=en_devolucion_proyecto_local_prime\" target=\"_blank\" rel=\"noreferrer noopener\">equity<\/a> operation focused on rental income<\/strong>.<\/p>\n\n\n\n<p>The contribution from more than 850 Urbanitae investors amounted to \u20ac2,373,000, within a sizeable operation <strong>without resorting to bank financing<\/strong>.<\/p>\n\n\n\n<p>The strategy combined two sources of return:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Recurring rental income<\/strong>, with a target dividend around 5% per year, indexed to inflation.<\/li>\n\n\n\n<li><strong>Asset divestment<\/strong> within a time window when market conditions were favorable.<\/li>\n<\/ul>\n\n\n\n<p>The project\u2019s initial term was <strong>up to 60 months<\/strong>, with the option to open a sale window from the third year.<\/p>\n\n\n\n<p>Project management was handled by <strong>Falcons Real Estate<\/strong>, a firm with extensive experience in real estate investments anchored in the real economy and specialized in prime assets of this type.<\/p>\n\n\n\n<p>Additionally, Urbanitae verified the main assumptions of the business plan\u2014purchase price, rental income, and exit value\u2014through external reports from Sociedad de Tasaci\u00f3n, reinforcing the analysis and transparency of the project.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Final IRR of 14.71%<\/h2>\n\n\n\n<p>The project had a <strong>first partial payout on January 2, 2025<\/strong>, returning 109% of the initial investment, including the full return of the issuance premium and a cash distribution to investors.<\/p>\n\n\n\n<p>Subsequently, the <strong>payout and final liquidation of the project<\/strong> was carried out, corresponding to the remaining amount pending distribution, including dividends generated in the final phase and the adjustment of applicable tax withholdings.<\/p>\n\n\n\n<p>As a result of this final liquidation, the gross amount distributed was equivalent to an <strong>additional 5.06% over the initial investment<\/strong>.<\/p>\n\n\n\n<p>The sum of both payouts results in a total return of 114.06%, <strong>with a cumulative return of 13.9% and an IRR of 14.71% over a weighted period of 12 months<\/strong> (23 calendar months).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">First Rental Project Fully Liquidated<\/h2>\n\n\n\n<p>Local Prime is a prime example of how <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/07\/02\/how-do-rental-projects-work-at-urbanitae\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=rental_projects&#038;utm_content=en_devolucion_proyecto_local_prime\" divestment<\/strong>, ahead of the maximum initial horizon, allowed capturing value in a favorable market moment, closing the project with solid results for investors.<\/p>\n\n\n\n<p>These operations illustrate the role of rental projects within a diversified portfolio: <strong>periodic income during the life of the project and potential capital gains upon exit<\/strong>, with a risk profile different from traditional residential development.<\/p>\n\n\n\n<p>We continue working to offer opportunities that allow our investors to participate in top-tier assets, with rigorous analysis, clear
